Ive lived in ************************* complex for 3 years now. I keep to myself, dont make complaints, my neighbors are great, no one messes with anyones things/packages, etc. Everyone is courteous. I dont go to the ************** for a single thing, hardly ever have to put in Maintenance requests, never late on rent, etc. Ive been putting a stinky bag of trash outside my door for 3 years, if I have one, as I work 2nd shift, get off late at night. When I get up the next day, I take it. I never leave anything outside, my front door is kept clean. No problems. I wake up Tues morning to someone banging on my door & ringing the doorbell. I dont know who it is, so I dont answer, but this old woman is touching all over my door - I think shes trying to get in. Im watching her through the peephole trying to figure out who this is & what she could possibly be doing at my door. I watch her take a picture of my front door & then leave. I go on about my business, thinking maybe theres a lost package at my door or obvi she has the wrong apartment! I dont answer the door for someone I dont know, who doesnt announce themselves or that theyre coming over! So she comes back & does it again, this time staying out of the periphery of the peephole. I get my gun & wait for her to continue. She leaves. I open the door & this woman has grabbed the trash bags that were neatly beside my ************* them across my doormat & TIED THEM TO MY DOORKNOB. I call the front office, IT WAS THE PROPERTY MANAGER NAMED ******. I ask to have a chat with ********* brushes it off to lease **************** the most unprofessional, condescending, disgusting attitude Ive ever dealt with. No courtesy call, no email, no note, just straight to acting like a psycho ***** at my front door. Ive called corporate 4 times, no response, she will be visited soon & something will be done bc she got the wrong tenant this time girl. No apology, nothing. Theres still trash on my doormat waiting for herSouthwood Realty Company

Our regional manager has let her know that while we understand her frustration, the ** was addressing the concern regarding bags that were left in the breezeway outside of her unit. Leaving trash or bags in the breezeway is a direct violation of the lease and creates a significant issue not only for your home, but for neighboring units as well. Trash left outside of designated areas attracts pests and poses a health and safety risk for the entire building.After the manager initially placed a charge on your account for the violation, but had credited back as a courtesy after realizing it was a first-time violation. However, rather than leaving the bags unattended in a common area, the manager moved them directly in front of your unit and planned to reach out to you.Per your lease agreement, Section 7:Resident agrees to refrain from littering the grounds or common areas and to keep the sidewalks, entrances, porches, floors, exterior patios, balconies, and front and back yards free from trash, clutter, personal articles or any items that are unsightly, offensive, or inappropriate. Resident agrees that Resident may be fined $25 per violation for any trash improperly disposed of by Resident in any location outside of the designated area(s) at the property. All bulk waste is prohibited and Resident may be similarly fined $25.00 per violation for any bulk waste disposed of anywhere at the property.We appreciate your cooperation in keeping the community clean and safe. Please ensure that all trash is properly disposed of in the designated areas going forward to avoid further fines. 1 starRun, don't walk, away from renting at Seasons at ************************. I just paid ******* to break my lease (or rather flushed that money down the toilet) to get out of there. The parking is HORRIBLE. You will smell weed 24/7. You have people with dogs that NEVER pick up their p*** It is disgusting. Then you have a property manager that is rude, arrogant, acts like a dictator and picks and chooses who he will harass that live there. A dog is being kept in a cage with diapers on and hasn't been outside or seen the sunlight since July 2024, and they did nothing for this poor dog. I had to wait until I paid my money to break my lease to call Animal Control because I didn't want my tires slashed. There are "emotional" support dogs that are downright vicious. I seriously doubt background checks are done on people. If they are, they need to fire the company doing them. At a minimum, they need to give customer service classes to the Property Manager. He needs to learn how to talk to people and take care of situations, not let the criminals that live there get away with murder. So if you want to live at *********** Place (a/k/a Seasons at ************************) and smoke weed all day and not be able to find a parking spot and don't mind stepping in dog c*** all day. If you have a vicious "emotional support" dog that nowhere else will let you bring it, you can bring it there and not have to pay a dime or even clean up after it. If you're a criminal that can't pass a background check, that place is for you. You will fit in there perfectly. A guy that broke his lease said he lived in the projects growing up and swore he wouldn't do it again. They should send out anonymous surveys to residents and see how they really feel about that place. I can't believe I ever lived there. I have never lived in a place like that and won't ever do it again. Save your money and go rent somewhere else. You will thank me later.Review fromJ. S.

Ive lived at The Ridge for 4years, I was pleased with this community until Southwood Reality took over. Since they took over, the property is no longer taken care of like it once was. Trees are overgrown with branches hanging over the sidewalks, leaves havent been raked or leaf blown since they fell months ago, it is now February 1st and its a leafy, muddy, dirty mess on the sidewalks and parking spaces. The entrance of the property has been cleaned up beautifully in order to give people the impression that this is a well kept property. In September I contacted the front office asking them when the trees were going to be cut and letting them know that the landscapers hadnt been here for at least a month, I was told by ****** that they had to find new landscapers and they were starting that Friday and will start doing fall cleanup. I asked her where my money I was paying to keep the property maintained and asking for a refund for paying for something that wasnt getting done. Id like to know where my money went since it certainly wasnt going to the landscapers. I didnt receive a response to my question. Southwood Reality, since the money I pay for landscapers isnt being used, Id like a refund!!February 1st and there has been zero clean up of leaves which is now a muddy mess and the tree branches are so overgrown theyre just hanging over parking spots. I have a lot of pictures to back this up.Also, my son has cut his toes a few times from nails that are sticking up from the carpet. One of the maintenance guys came a day after I put the request in, he said that he would need to have the carpet guys come out to look at it, I waited 3weeks before I entered a comment on the portal asking when the carpet guys were coming and letting them know my son has cut his toes in these nails, no response. Maintenance came 2 weeks ago to change some lights, I asked the guy about the carpet, he said he would go to the office and ask; never heard back.Southwood Realty Company

I did receive a call from Southwood Reality to discuss my issues. The carpet issue was somewhat addressed, one of the maintenance guys took a hammer to the ******** our conversation, he did tell me they were working on the landscaping issues, however, these issues have been going on for two years now, so Im not sure why it took me writing to BBB for them to say they are going to address this issue & if they really will.When I brought up a refund for my money that hasnt been used for landscaping and maintaining the property, I was told that they dont separate the landscaping monies out and that rent is based off cost of living and the market. I have a hard time believing that they dont have a yearly/monthly budget for landscaping and dont know exactly how much that equals to per renter. Because there hasnt been landscapers to pay, I would like to know what they are doing with the money they have had budgeted for landscaping and I would like to be refunded for that amount or have that amount taken from my ongoing monthly rent payments. I have been living up to my rental agreement for 4 years now, they should be held accountable for the same.Review fromDonna H.

I am 79 and have lived all over the **. I create no disturbances, keep my apartment spotless and damage free. I have lived here over 3 years and have never had a late payment. The website for Southwood Realty is often glitchy, but usually works. On 12/2/24 I made my usual payment on time, same bank, and followed through until it showed me a zero balance. A few days later I get a threatening letter regarding the I received payment. I immediately spoke with the office and advised that there was a problem. I asked them to check and verify that I have NEVER been late and have always paid the same way/same bank. I agreed to resubmit it, but requested that due to my stellar payment record all these years that they remove the 100 charge. After being a paying resident for all these years, I was advised that they would not display exemplary customer service by granting a 1 time adjustment. Not only that, they would not let me pay with my usual bsnk draft, but required a credit card and them added another 4.95 charge for that. I have never seen such poor service. After all these years, I still have to endure cigarette smoke coming through my vents impacting my breathing and heart issues. No one is allowed to smoke in the apartments-only the balcony- but Im pretty sure that doesnt connect to the ducts. They cant seem to help you once you have a lease and they stop kissing you **** to sign you up. They can allow dogs that damage the apartment and create disturbances at all hours of the day snd night, but they cant be there for the tenant that always follows the rules and faithfully pays their ungodly high rent. I will make very sure that everyone knows that it is all about the money here- not the tenants.Southwood Realty Company

I have email chains, photos, audio and video recordings detailing how this Apartment Complex is one to avoid, given their disregard for their Residents' Safety, and blatant discrimination to myself, as a recent (May 23, 2024) Amputee, after I lost my right leg below the knee. This is NOT an *** compliant Apartment Complex. Palisades staff will not even help me get my mail, nor would they allow me to have both of my bathrooms in my 3 bedroom 2 bathroom Unit to have Handicap Grab Bars for bathing. In June, after my return home from the hospital after losing my right leg, there were 3 people on my Lease. Myself, my 77 y/o mother with a multitude of health problems herself, and my son, a Sergeant in the ******* who was willing to take a Compassionate Reassignment Contract in order to help me recover from my amputation.I will be adding photos and videos as evidence if SouthWoods Realty does not allow me to negotiate to break my lease and get out of this ************************* mother was also admitted to the Hospital on Saturday, September 28, 2024 with a severe UTI that had her going Septic. From bathing in this water. That original infection has caused my mother, who had End Stage 3 COPD, to contract pneumonia several times over the last almost 2 months. Her lung function is now almost non existent in the right lung, and her left lung is functioning at maybe ***** percent. She has now entered Stage 4 End Stage COPD, and her life expectancy is perhaps a few months, if that. Her Dementia has also increased, because of the neglectful "care" she received from a **************** Home in ******** (close to 2 hours away from my apartment), which she NEVER should have been sent to by the hospital. She should have been released to a Skilled Nursing Facility, closer to me, as I am her POA, and Healthcare Advocate.STAY AWAY FROM ANYTHING OWNED BY THEM.See my ****** Reviews on them. We have attempted to work with Ms. ****** on multiple issues. We have addressed the *** request and feel we are in compliance with the *** restrictions and guidelines. We offered Ms. ****** the opportunity to vacate without penalty when she submitted her request at which time she declined. I did not take the offer to vacate, as it would have hit my credit, and The Palisades at ********** would not shoulder the cost of moving to a different Unit. There is no current Eviction filed on me. You cannot Evict for withholding Rent over Maintenance Issues that have not been Addressed. If Palisades at ********** pays to have my Apartment and the Contents Remiadated for the Mold Issues, I will happily pay the past due rent.J. G.

Not happy with Southwood Realty. I have lived at the ***************** Apartments ****************************************** for 6 years and my renewal has come up and they are increasing my Rent by $100.00 a month. It has never been more than $50.00 a month. I have never been late on paying my rent and never cause any problems for the staff. I suspect they are trying to recoup losses from the recent hurricane here in **************, but they should have insurance for that. It's like they are trying to run off the good tenants and they have succeeded. I will not sign another lease with them again and will most likely be moving before this lease runs out. These apartments get older and older, and they charge rent like it's a brand-new complex.Southwood Realty Company

While the devastation from the recent hurricane was widespread throughout the region we can assure you rent rates are not affected by this event nor is the increase in rates an attempt to recoup damages. This morning I went out and found a green sticker on my car threatening to have my car booted or towed within 24 hours if I did not show a sticker on my license plate even though my license plate is registered and insured as it is every year.I sent two pictures one of each of my vehicles license plates proving that the decals were in fact on those vehicles.I just came home from the grocery store and found another sticker on my pickup truck on the passenger side this time which was not there earlier today when I was doing things in my truck so I know that they put it on in retaliation of my standing up for myself and not putting up with this place is management because it's constant around here with them treating the tenants like garbage and taking very little if any care to any of this property.This is a retaliatory move by one or more than one person in the office here on this property since that warning sticker was not on my truck this morning and showed up this afternoon which has sent me right over the side.Southwood Realty Company

Rented at this place for 9 years they came in and threatened me because I hadnt signed a new lease. This was before my year to year lease which was up in October. They made me sign a new lease or pay a month to month fee which was $300 more a month. After the threats, we signed and then then they charged me in arrears. Ha! After being told that wouldnt happen. We got out of there ASAP, Which everyone else I know is too. I left October 28th and was sent to collections on November 13th. A complete joke. I have pictures showing how they allowed the bird p*** in the breezeway to stay there for **************** How they lied about my new lease. We have reviewed the account and the original lease expired 10-2-2022 the renewal request was not made until 6-30-2023, the staff got approval to waive all previous MTM charges. As for the account being turned over to the collection agency this is standard procedures, it however does not reflect on the credit report for 30 days. Highly disappointed! Maintenance is a joke. Property is very run down and the maintenance men will even tell you they are short staffed, underpaid and told to not fix things just put a bandage on them to save $. Pay a monthly pest control and they come once every 6 months.Southwood Realty Company

We checked on this account and did not have any open service request so the manager reached out to ************** to see if there was anything she needed addressed. She did mention her frustration with car break-ins from a few months back, **** was going door to door which we try to prevent that but often times we are not aware of it. The pest treatment program was explained and her unit was treated last Tuesday. I think we have resolved any concerns she may have had. 1 starSouthwood Realty has made ************* go downhill. I have been living here for 5 years. Moved to a bigger place and was unhappily notified of changes on the day of move in. I have yet to get details of charges other than in an email. No documentation to support anything has been given. Managers are very confusing and do not provide any details. I am not getting a professional experience at all with these people. Think twice of moving here if you have to deal with anyone in that office and just anyone with Southwood. Shame to make people move after their lease since the apartment is nice and was super clean at move in but to deal with people that cannot provide professional detailed information is a big game changer.
