  I think the twin homes are built ok but paint ***** on the walls and landscapers they hire to plant bushes and shrubs just throw anything in the clay *** and downspouts are directed toward all the front area and everything gets waterlogged and struggle to survive! *** is very nice and made sure our heating issue was fixed !

  I chose this builder after checking google reviews and came to find out later that those reviews just weren't accurate. In fact, I have never been able to meet the people who wrote those reviews so it doesn't look like they actually live here.
  My experience in buying a home with Royal Homes of NC was not a good one. There were some promises that were made to me that were not kept, and my expectations for a positive experience with a professional builder were not met.
  Drive around our community, and you will see horrible landscaping in the common areas, yet the builder and association complain when we don't take good care of our properties. Drainage issues are obvious, and we have had streets covered with mud and yards that can't grow grass because the builder did not care enough to have his contracted landscaper drain the lots properly.
  I was excited to have an energy efficient home, but as it turns out Royal Homes of NC only installs one heating/air unit per home, not one for the bottom floor and another for the top floor as many other builders do. Subsequently, my home doesn't cool adequately in the summer, and because the unit has to run so often, the cost is higher than if we had two units. So much for saving money... This theme of ineffective cooling is one that has affected many of my neighbors.
  I cannot recommend that you buy a home with this builder - it is likely that you will be disappointed.

  Unfortunately, complaints like this are all too common. We remind home buyers often that the common areas and common area landscaping are the responsibility of the Developer and the HOA. Royal Homes is not responsible for either of these items. We checked the home file for this owner and found no reports of poor lawn drainage or landscaping concerns. The home closed 2 summers ago and the lawn looked okay as I checked it today. We do recommend hiring a service to fertilize, treat for weeds, aerate and overseed the lawns. It did not appear that his homeowner had done that. The A/C issue is a building code issue. NC code dictates the performance standards and sizing of A/C equipment. All of our homes are energy rated and units are sized by code. We do not have any record of this homeowner reporting poor A/C performance. All of our homeowners receive the cell phone number of the owner of the company so that they can contact me directly if they are having unresolved issues. I have not heard from this homeowner before this review was posted.
