    My family rented a ocean front beach home from Holden Beach Vacations on the week 09/17/2022 - 09/24/2022. The property Seas The Day 581 OBW Holden Beach N.C. The security deposit was $400.00. As of today 11/23/2022 we have not received our deposit. I contacted Holden Beach Vacations on 11/11/2022by email. inquiring about my deposit. Was told the manager was out of the office and looking into our file, it was noted urine was found on a mattress pad. I requested by email to speak to someone in charge and got no reply back. I again called on 11/17/2022 and spoke with someone and was told the manager was out sick and didn't know when she would return. On 11/22/2022 I received a phone call from Ms. Kerr stating she was in charge of the office. She said urine was found on a mattress pad and it had soaked thru to the mattress and all of the charges to clean this up was going to be $400.00. She sent me one picture of a urine stain. I questioned the quality of the mattress pads they were using. I informed her that the lady that was using that bed was pregnant and having trouble and had to leave on Friday the 23rd of Sept, a day before we were to depart. I would have taken care if I had been aware of this. N.C. law states that the rental agency has 30 days to return a deposit or notify the renters of problems above normal wear and tear that might require them withholding any or all of the deposit. If not for me contacted them on 11/11/2022, I would never have known about this. On 11/11/2022 it had been 46 days since departure. As I write this today 11/23/2022, it has been now 61 days. Ms. Kerr says they mailed me a letter on 11/1/2022 about this. I never received a letter. 11/1/2022 would have been 38 days, not counting the days taken to deliver the letter. Why did they not email or call me for this problem. We have been coming their for 33 yrs. Have excellent references with several other rental agencies at Holden Beach. I don't agree with their decision.

    The questionable security deposit retention file has now been resolved. The documentation pertaining to the retention was mailed to Mr. ****** on 11/1, following my return to the office from sick leave I reached out to Mr. ****** to learn that he had not received the mailing, at this time I forwarded the file to him via email and explained that I would be reaching out to the property owner to share the details of the situation that incurred causing the necessary bedding replacement and extraction/sanitation of the mattress. While the situation could have been resolved in a more efficient and cost-effective manner we are empathetic to the new mother and understand that uncontrollable things happen. Mr. ****** was refunded the cost of extracting and sanitizing the mattress and the receipt/notification of this confirmed on the morning of Monday, November 28th. Again, I/we apologize for the mail error and the minimial expression of details provided by the staff at Mr. ******'s initial phone call. Our blessings go out to Mr. ******'s family and the mother to be following these complications with her pregnancy.

    Good morning,
    I would like to inform the BBB that I received a email from Ms. Kerr yesterday stating that after speaking to the owners of the home "Seas The Day" located at 581 OBW, they were going to refund me $285.00. The remaining balance of $115.00 was to cover the new mattress pad and encasement of the mattress. I did thank her for the follow-up mail. Although I still feel like they were negligent in the way this was presented, I am going to drop this complaint and we will not use their company in the future.
    I want to thank you all for the quick response to this matter.
