      We rented their Jessea property the first week of June 2025. The house is in a nice area, but it really needs work and was a big safety issue for our group as we had multiple children, 7 and under staying there. First no one can walk on the deck without some type of foot wear on as the first day multiple people in group got splinters from the deck including the children. As many of the boards were rotting away. On the 3rd day of the stay, part of the deck by the pool collapsed with me on it. We had to block it off and was barely able to have the kids use the pool as this was a safety concern. The management company did send someone out, but he was there for 10 minutes claiming he couldn't get under the deck to determine the amount of damage. He said five joists were broken, but offered us nothing to provide safety for that area of the deck. If you look around the deck multiple path jobs were done to keep the deck somewhat functioning but were also a concern. The top deck was in just bad shape, as multiple pieces of the top railing were missing or loose. One fell off while we were staying there, making this part of the deck also off limits to us as we feared one of the kids and fall through the railing if getting to close. The inside was dated and looks like they just painted over questionable mold spots. We brought all these concerns up to the management company, but they did nothing also refused to give us any type of refund as we couldn't use some of the amenities listed in the house for safety concerns. We were all ready to leave the house when our week was over and that is sad because the *** as a whole is one of our favorite vacation spots. I do not recommend this property to anyone especially those with young kids. As the management company and owner clearly don't concern themselves with the safety of the property just looking to bait and switch people for a quick profit.

      BBB Response Guest Complaint for Reservation at D0316 Jessea (5/31/20256/7/2025) Guest: ******** ******** | Review ID: ***** Response submitted by: Beach Realty & Construction / Kitty Hawk Rentals Date: July 11, 2025 We appreciate the opportunity to respond to Mr. ******** recent complaint regarding his stay at the property known as "Jessea" (D0316) during the week of May 31 through June 7, 2025.First and foremost, we take all safety concerns seriously and have an established protocol for addressing maintenance and guest-reported issues in a timely and thorough manner. Upon review of our internal records and service documentation, we would like to provide the following detailed timeline and clarification of the steps taken in response to the guest's concerns:Timeline of Events:6/2/2025 (Morning): Guest contacted our office and reported concerns that the cross members beneath the pool deck were broken and that the structure felt unstable. This concern was immediately escalated to our in-house service technician.6/2/2025 at 4:01 PM: Our technician, ***, inspected the area and confirmed that approximately six cross members under the pool deck had come loose. He noted visible issues including missing pickets and nail pops. A full report with photographic documentation was submitted, and a licensed vendor was contacted for further evaluation and repair.6/4/2025: Vendor, ****, visited the property to address and remedy the most immediate concerns. They completed repairs to loose pickets and assessed the overall condition of the deck. At no point did the vendor or our service team find structural collapse or conditions that would necessitate full closure of the deck. The vendor deemed the deck safe for continued use.6/6/2025 at 12:36 PM: The guest was provided with a Resolution Request Form to formally submit any claims related to their stay.6/6/2025 at 1:40 PM: The guest submitted their resolution form, citing claims that the deck collapsed and that their pool experience was limited due to safety concerns. As outlined in the form, our process allows for up to 30 days to investigate and provide a final determination.6/7/2025: A work order was submitted to Beach Realty & Constructions in-house licensed general contractor to assess all decks at the property for structural soundness for a second opinion. This was approved by the homeowner.6/8/2025: ***** **** followed up with the property manager ****** to confirm owner contact details and secure full authorization for Beach Realty & Construction to move forward with the structural assessment.6/18/2025: A representative from Beach Realty & Construction visited the home and confirmed that all prior repairs had been completed, with the exception of one remaining picket that was still missing. That picket was replaced on-site during this visit. No additional safety concerns were found at that time.6/20/2025: A licensed general contractor with Beach Realty & Construction conducted a final structural inspection of the deck. The contractor confirmed the deck was structurally sound. Their report noted that while some general maintenance repairs were advisable, there was no evidence of a deck collapse or structural failure. There were no safety hazards that would have rendered the deck or surrounding area unusable.7/4/2025 at 12:03 PM: The guest contacted ****** and was reminded that a final resolution would be communicated by July 7th, within the 30-day window.7/4/2025 at 1:02 PM: The guest sent a follow-up message expressing intent to consult legal counsel. ****** promptly acknowledged their concerns and assured them of the pending response."Hello. I just want to point to out that I'm very concerned about this matter after talking to the property manager. I'm going to give all this information to my attorney to review before we come to our resolution Monday."7/7/2025: A formal response was provided to the guest. Based on the findings from Beach Realty & Constructions licensed team, the deck was deemed structurally sound. The report confirmed that the issue involved bowed deck boards in one corner, but no structural failure or "collapse" occurred. Additionally, our pool vendor verified that the pool and surrounding deck were actively used by the guest party throughout the week. The owner authorized no compensation to the guest for these reported issues.Additional Clarification:At no time during the guest's stay did our team observe or receive evidence of a structural collapse. While minor cosmetic issues (bowed boards, nail pops, missing pickets) were reported and addressed promptly, the claims of full deck failure were not substantiated by our field teams or the independent vendor.Upon learning of the safety concerns, we acted promptly by sending both an in-house technician and a professional vendor within 48 hours. Repairs were made during the guests stay and further follow-up was initiated post-departure.The interior condition of the home, including remarks about dated furnishings or aesthetic concerns, was not reported during the stay or in the resolution form but rather retroactively in the public review. Our teams rely on real-time communication to address such concerns when they occur.The guests compensation request of 50% was reviewed by the property owner, who is the final decision-maker regarding financial reimbursement. After reviewing the vendor assessments and timeline of use, the owner declined the request for compensation. This decision was communicated respectfully and within the promised timeline.Conclusion:We understand that the guest felt their experience was impacted and regret that the property did not meet their expectations. That said, we firmly believe that our response was timely, thorough, and aligned with our commitment to guest safety and satisfaction. All reported issues were addressed as quickly as possible, and no evidence was found to support the more severe claims made in the complaint.We remain committed to maintaining the integrity and safety of the homes we manage and value all feedback as an opportunity to improve. We welcome the opportunity to discuss further should any clarification be needed.

      At no point in our stay was repairs made, a technician came out once and no came back after. That statement is flat out false. Also those missing pickets showed in the pictures a small child could have easily fell through which we had. Again I stand by my statement the deck was ****** and owner nor property manager took the proper steps to ensure safety.

It is unsafe and they will not work with you to resolve. The guest that did the claim for everyone that stayed was also treated rude by this reality company just not acceptable after paying that amount of money! A vacation is meant for relaxation and you could not do this at this home.

      My family & I had reservations in October for a week of fishing. My husband passed away & we canceled. We purchased travel insurance & have been given the run around. Beach Realty has done nothing to help us. We've been waiting since end of September for a refund. Beware!!

      Beach realty called me three days before my scheduled trip to the Outer Banks after renting an almost $9000 home that was completely paid for and told me the house did not pass inspection and therefore we could not stay there. The resolution to this problem from Beach Realty was to offer two more properties that were not adequate and looked horrible. Or to pay more money. Or to change the dates of my trip. Mind you we had all taken off vacation time and the dates could not be changed. I requested a refund of my money and six days later I have yet to receive it. The manager Jason said in an email that they offered to send the money to a different rental company to help me find another house which never happened and then he proceeded to tell me, it was my choice to have the money refunded, and they had done so. I’ve lost a week of vacation pay so far almost $9000 not to mention the money that we spent to prepare for the trip and we are out of vacation. Most importantly, in a time that was to be spent with family beach realty sent two emails both unprofessional. there negligence in keeping up with the properties that they rent in the miss management of peoples money and the response they give is completely inadequate, and I would never rent from them again. Signed. Still waiting for my money.

      This is the dirtiest place we have stayed at. We rented Carotank Clubhouse from Beach Realty. Here's a list of things wrong: 1. Very bad mold smell in house. 2. Jacuzzi tub was selling point for us, wasn't usable. 3. Refrigerators and freezers dirty. 4. Ice makers didn't work. Called the office the day we got there (Saturday). Girl had an attitude. They came Tuesday to fix it and didn't start getting ice from it the day before we left (the following Saturday). 5. Screened in porch filthy. There was dirt on the floor so it wasn't cleaned before we came. Screens falling out. Spider webs with eggs in it. 6. Outside couches by hot tub dirty and moldy. Couldn't sit there. 7. Couldn't hang out in rec room. Unbearable smell, air hockey table busted seemed they tried to fix it with duct tape. 8. Black mold on shower curtains in master bathroom and one of the lower floor bathrooms. 9. BBQ grills disgusting. Never been cleaned so we did do any grilling. 10. Couldn't do laundry because washing machine only put out hot water. 11. Walk way to pool was full of overgrown weeds. Unfortunately I checked out Beach Realty's reviews afterwards and they didn't get very good reviews. They also reply to the reviews with the same answer "you have twenty four hours to report any problems". I'm sorry but people spend thousands of dollars on this and there shouldn't be any! Not to mention all the complaints are the same so they should have been taken care of. My feeling is they don't really care about the houses or the people visiting, just out for the money!
