Unethical and unprofessional are most accurate when describing this company. They are receiving a 1 star rating only because they don't offer a lower choice. Since taking over management of our community, they have alienated many of the residents. Before any communication from them acknowledging their new role, we received a violation notice. The only notation was a one word caption and a picture; no supporting documentation or explanation. I inquired about the specific regulation we were violating so I would know how I needed to comply; no response. A month later, we received a 'second notice' with the same caption and picture. I downloaded their covenants and read through them carefully. I then responded with the explanation that the covenants do not show any verbiage that would indicate a violation on our part. I further explained that this same situation was proven to not be a violation a year earlier and included supporting pictures. I, again, received no response. In stead, a few months later, I received via mail a notice saying "since you failed to comply" and that a hearing was needed. But, next to "hearing date" there was no date. I then received an identical notice in the mail two months later. I inquired through email and through our homeowner's portal but was still met with silence. Several months later, I received a notice in the mail of a hearing for this 'violation' two days after the hearing was to have taken place. This company operates under the assumption that residents will blindly comply without question. Inquiries are often ignored. I left a message with someone just ******* their phones asking for a phone call from a manager about my issue; still no response two weeks later. Their covenants are 35 years old and their website bounces you around when you look for information. The tactics used by this company are blatant intimidation. 1 starHidden fee of $200 just to move out of a home that is under Cedar. We were not allowed to close until we paid this excessive and surprising fee. We called many times and they never got back to us. We also sent them a letter asking for help and they never responded. We were waiting to pay until they responded, however we were going to pay if we had to before closing. Then we got charged another $100 for a late fee, which was another surprising fee, since they never told us there would be a fee if not received by a certain date. 1 starCedar Management has become less and less communicative since they took over management of my building 4 or 5 years ago.Our pool has been closed since May. Several inquiries and phone calls have been made by residents all with the same generic response that does not answer our questions. We are paying hundreds of dollars in HOA fees each month. We deserve answers. We also received no communication when our garage was being cleaned with leaf blowers, giving residents no opportunity to move their vehicles before they were covered in garbage and dirt.I see their previous response to someone about their HOA board being responsible to address their complaint. I dont even know who is on my board.Residents did not receive ballots for 4 months after our annual meeting. Its been 3 months since I returned it and there has been no communication regarding who was selected. My neighbor, who was on the board previously, continuously complained about how difficult it was to get any communication from our building manager. Cedar Management Group manages the townhouse ********* in Hickory. My unit had some porch damage from a recent storm. The deck is about 12 feet off the ground. I reported the problem to them on February 12, 2023. I explained that I rent out my unit and I do not want anyone getting hurt. A divider wall has fallen down and not sure if the deck is safe. I have not been able to talk to them since, they want you to do everything over the internet. Not all people are good at computer and need to communicate with someone on the phone. You can't get them to call you back. Do not recommend this company and will be advising ********* to find a local company. ******* *******Cedar Management Group, LLC

Hi *******, thank you for your review. Cedar Management Group is a vendor that works for the Association and we do not have the authority or decision-making power for the community to make repairs. These are decisions that your Board of Directors would make, and if they decided to pursue repair or a different vendor, we would help facilitate/manage that. It's unfortunate that your review for our company is based on your frustrations with the Board and not directly with Cedar.
There are many reasons that a community may choose to not repair an amenity in the community such as:
1. It's not in the approved and annual budget
2. The Board of Directors can not agree on how to resolve the issue
3. They don't have enough money for it right now
4. They have other and higher priorities in the community
To homeowners that wish their community would prioritize differently, we recommend that you volunteer as an HOA Board Member so that you have a closer look at, and stronger influence on what is decided in your community. You can do this by being elected at the next annual meeting.
Additionally, our responsiveness is generally within 2 - 3 business days and is frequently within 1. If you have examples of this not being the case, please reach out to us directly so that we may address the problem. In order to assist you, we will need the name of your association and your property address.

I have reached out to our community manager ****** ****** ****** for the past 3 months and she has yet to follow up after we have done everything she has asked us to do in getting bids and professional diagnosis to the sink hole behind our condo at our patio area which is a major concern of possible personal injury and condo foundation damage. She will not respond. Board of elections are at a loss of what to do because she doesn’t respond to them either. Not professional!!!Cedar Management Group, LLC

Per the Board of Directors, you were instructed to obtain assessments & bids from multiple contractors of your choosing, so that it could be determined by an outside expert if this erosion issue was considered to be the association’s responsibility, or your responsibility as the homeowner.
As of your direct communication with ****** ****** yesterday, she had received one analysis from the contractor that you selected to come out to evaluate the situation. His conclusion was that the root cause of the erosion was not able to be determined based on what he could find, and he highly recommended that a foundation expert be consulted for further evaluation.
Please know that Sharon has been in consistent communication with the Board regarding this issue, and they understand that this issue is concerning and very important, however, they are subject to the timelines of the contractors when it comes to seeing a resolution on this matter. The next step is to have an evaluation completed by a foundation expert, and Sharon will be in touch with you as soon as she has further information on that.Review fromDonna R

Do not use this HOA management group. Not only are they unresponsive, they are not familiar with HOA covenants. They tend to make up the rules as they go along. Nor are they BBB accredited.Cedar Management Group, LLC
