They padlock my apartment. When she said I didn't have to go to court. I am a tenant at *********************, which is managed by Tribute Companies, and I have been experiencing an ongoing German cockroach infestation since at least December 2023. Despite submitting multiple maintenance requests, both online and in person, and even providing video evidence of roaches inside our refrigerator, management has failed to resolve the problem.While pest control has visited on a few occasions, the infestation persists. We continue to see multiple live roaches daily, as well as moltings and droppings, primarily in the kitchen areas. The refrigerator, which has been visibly infested, was never replaced, and the unit remains unsanitary and uninhabitable for everyday use. Management has refused to acknowledge the severity of the issue or allow us to terminate our lease without penalty, despite their obligations under North Carolina landlord-tenant law.Under NC General Statute 42-42(a), landlords are required to maintain rental premises in a fit and habitable condition, including making necessary repairs and addressing conditions that compromise health and safety. The persistent infestation and managements failure to take effective action constitute a breach of that duty. As such, we are seeking early lease termination without financial penalty due to their breach of contract and failure to maintain habitable living conditions.I am submitting this complaint to formally document the issue and request resolution. My name is ****** ******, and I am an Air Force combat veteran with nine years of service. I am writing to formally file a complaint against ******* *****, as I have experienced ongoing and unresolved noise disturbances, construction disruptions, and management negligence that have severely impacted my ability to live peacefully in my apartment.Unfortunately, within the first month of moving in, the adjacent unit became a source of persistent construction-related disturbances. Initially, I was told that the construction was limited to the door, but this quickly escalated into weeks of ongoing work. The workers removed the door handle, left the unit inaccessible except through the deadbolt, and later removed the entire door, leaving the unit open for extended periods while working on the door casing. This construction persisted for two to three weeks.Additionally, a Range Rover with a malfunctioning car alarm has been going off at all hours of the day and nightsometimes at 4:00 a.m., 5:00 a.m., and as late as 6:30 a.m.continuously waking me up. Despite repeated complaints to management and even speaking directly with the vehicles owner, the issue persists. Management has told me that there is "nothing they can do" about this or any of my noise-related concerns. Also, I have also had to call the police due to an individual sitting in the parking lot at 1:00 a.m. with subwoofers blasting so loudly that I can hear the lyrics inside my apartment. This, combined with the continuous disturbances from construction and the car alarm, has left me without peace at any hour of the day.I moved to this apartment complex under the understanding that it would provide a quieter, more livable environment, yet I have faced nothing but stress, disruption, and unresponsiveness from management. I have exhausted all possible avenues to resolve these issues directly with the apartment complex, and I am now seeking the BBB's assistance in addressing these ongoing concerns.Business Response

I am rejecting this response because:
Their response claims that they are unable to address the ongoing noise disturbances, yet this contradicts the explicit terms outlined in my lease agreement.
1. Lease Agreement Provisions on Noise
According to my lease with ******* *****, under Section 21 (Prohibited Conduct) and Section 19 (Community Policies or Rules), the following is prohibited:
"Behaving in a loud or obnoxious manner; disturbing or threatening the rights, comfort, health, safety, or convenience of others." "Management may exclude from the apartment community guests or others who have been violating the law, violating this Lease Contract or any apartment rules, or disturbing other residents, neighbors, visitors, or owner representatives." "Management may regulate the conduct of residents, guests, or visitors within the common areas to prevent disruptive behavior."
These provisions make it clear that ******* ***** is responsible for taking reasonable action against persistent noise disturbances that interfere with the peaceful enjoyment of tenants. " Noises/SoundsLeaseholders are responsible for the conduct and actions of all apartment occupants and any guests. Playing on
stairways and biking, skateboarding, roller skating and/or use of scooters on sidewalks is not permitted. Excessive noise or loitering on stairwells or in parking lots is not permitted. Please be considerate of your neighbors. Residents are requested to control the volume of their stereos, TVs, musical devices and voices within the apartment so that they do not disturb other residents. Noisy or disorderly conduct, or annoying or disturbing other residents will NOT be permitted. Quiet time is to be observed between the hours of 10:00 p.m. and 8:00 a.m. Car stereos must be lowered immediately upon entering the property at any hour as to not be audible outside the vehicle. All fireworks are prohibited from the property whether or not they cause excessive noise. If you decide to have guests, please insure that following rules are adhered to:
Any party or gathering must, at all times, be contained WITHIN your apartment, and it may in no way be so excessive in size or noise level as to infringe upon the rights of your neighbors or the community. If the Police are called to respond to excessive noise or any disruption from a party that involves your residence,
this could also result in IMMEDIATE EVICTION.You are responsible for your behavior, as well as that of your guests or those partaking in your gathering,
including property damage and/or complaints.

Noise from neighbors:
Given the nature of multifamily housing and proximity to other apartment neighbors, there is no guarantee that
from time to time, you may hear sounds from neighboring apartments.
If you have a noise complaint concerning a neighbor, we recommend the following procedure:
First, speak to your neighbors yourself. They may not be aware of the disturbance.
Second, contact the police. These calls are considered low priority, but they will respond.
Third, if the problem persists, please call the office during business hours so that we can monitor the
situation. However, if you are uncomfortable with these recommendations, please feel free to contact the manager directly. " - I have completed numerous times.2. Multiple Noise Complaints - No Action Taken
The issues I have reported are not one-time occurrences but a pattern of ongoing disturbances that management has neglected:
Construction noise lasting weeks beyond the initial work period. A malfunctioning car alarm sounding at all hours of the night. A vehicle with subwoofers blasting music in the parking lot at 1:00 AM. Management has repeatedly stated that there is "nothing they can do," yet per the lease agreement, they have the authority to address repeated lease violations. If they claim they cannot identify individuals responsible, they still have the right to regulate conduct within the community and restrict disruptive behavior.
3. Failure to Uphold Lease Terms & Negligence in Tenant *********************** unwillingness to act on repeated noise violations directly contradicts the lease terms they require tenants to follow. I have made multiple efforts to resolve this issue through direct communication, and even after speaking with the property manager, the issue persists.Sincerely,

I have repeatedly reached out to this business to attempt to confirm the security of my data and to be assuaged when I received a retaliatory eviction threat with only 60 days to my move. This all spawned when a fellow resident, during a dispute, used threatening language that implied she knew my name, leasing status, etc; all while simultaneously threatening to have the leasing office "look at everyone on the third floor". A resident whom I had never seen or spoken to. A resident who had no way of knowing the things she was saying. Due to her language, I had reason to suspect my account had been compromised by someone in the leasing office. That was when I received said gratuitous eviction threat. Following that offense, I reached out to the corporate overseers directly. I wrote an elucidating email asking for an investigation, and, more importantly, explicitly asking for the access logs of my account or, at the very least, their transcripts. The first email I received from corporate bordered on obfuscation. It repeatedly assured me of the security of my data, but, twice, would only confirm no "secure, private, or confidential" information had been given out to the other tenant. Unsatisfied, I reached out again and listed my grievances with said response (no logs, the addition of adjectives before "information", etc). The email that came next was all the more incomprehensible; seemingly backtracking on his previous claim, saying now, that, after talking to IT, there was no way of knowing when or if my account had been accessed. A bold claim considering the email before was practically effusing in guarantees of my data's integrity. Throughout this ordeal, I have expected a quick resolution, only to be disregarded, neglected; seemingly superfluous to profit margins and algorithms.Through the actions of this company--from the literal heaps of uncollected garbage to this--I can confidently say I know how it feels when basic decency is put beneath profits.Business Response

We take your concerns very seriously and want to assure you again that at no point would information be shared by our office, except as required by law, such as under a subpoena.Furthermore, as previously discussed, we want to make it clear eviction would only be filed in cases of documented lease violations, never in retaliation and always under due process of law.
This matter, as has been reported, seems to stem from a dispute between neighbors. Please note that management does not get involved in personal disputes between residents unless they involve documented lease violations. No information has been shared. We remain confident that this complaint has been handled in full compliance with our policies and procedures.

I'm at ********** apartments as a disabled veteran where Volunteers of ******* pays for my rent guaranteed every month. I'm quiet, I keep to myself, and I even work part of the time. However, I have a neighbor who repeatedly stands in the passageway between the stairs smoking cigarettes and blocks the narrow passageway at the bottom of and adjacent to the stairway leading from my apartment to the ADA **** to the parking lot, which is pretty much the only way I access my vehicle in the parking lot, since the curbs are rather tall and I have documented health issues and rent out the ground floor ADA ********* apartment. I have now complained about this twice and confronted the neighbor peacefully about it once. If I have to seek legal counsel on how to deal with this problem, I suppose that will simply be the next step. Currently seeking administrative action with the Better Business Bureau (BBB) for a positive resolution since this exceeds the scope and capabilities to be dealt with by on-site staff and tenants. Will seek legal counsel next if necessary or notify Volunteers of America, my financial backer, and the **************************** at Federal level and/or Congressman ******** office.Business Response

My father passed away (date of death: May 20, 2022) and the apartment he was renting from was co-signed by myself and my aunt. Because my father's death was natural, but unwitnessed, the property manager informed my aunt and I that we were responsible for a ~$7,000.00 biohazard cleaning fee. I am writing regarding the request of ****************************** On November 1, 2021, *****************************, ******************* and ***************** entered a lease agreement with ************** Mixed Use,LLC to rent Apartment ******************************************************************************************* This agreement has been attached by ****************************** Per the lease agreement these are the parties to the contract. Section 30 of this lease agreement is about joint and several responsibilities. Each resident is jointly and severally liable for all lease obligations.
I have attached 2 emails between ***************************** and the rental office of **************. The first one she is indicating that she will not be renewing the lease when it expires October 31, 2022. The second one references the cost of the cleaning of the apartment with the amount of $6000 listed.
The remaining balance on the account is due, as we incurred the costs of cleaning with the approval of the tenant. If ************** is interested in working out a payment plan, we would be happy to discuss this with her further.
