      Ive been a 3+ year tenant in a property this company purchased this year. The house has water issues in the basement (where 2 of the supposed bedrooms are) which is unfinished and should not be considered a listed living space for this residence. The yard has terrible drainage. The roof builds up ice dams every winter resulting in water leaking into the living room all over my furniture. This spring when I called their emergency line for help with water, they did not respond for hours, resulting in me having to hire help to replace the malfunctioning sump pump and clean up the water. When I requested reimbursement for the charges, they ignored my email. Some weeks later they wanted me to sign a new lease. Having been on a month-to-month rent for the last 2.5 years I requested to remain on this without additional fees. On top of asking for $50 a month to stay on this plan, plus upping my rent $15 a month, they also decided my pet deposit was not sufficient and added a $35 per month per per fee. This results in me being asked to sign a lease for 12 months for a house thats not worth $500 a month for $845 a month and thats what I get for taking care of someone elses property for them. A slap in the face. After asking for a review, they denied any alterations based on my good history. My rent goes up over $100 per month starting July 1, 2022. I have yet to hear a word back via email from the person who asked for the reimbursement invoice. And I have yet to hear back on a plan for them to fix the water and drainage issues. Nor have I heard another word about their plan to fix the roofing issues resulting in the annual ice dams that will continue to destroy their own property if I dont stay home from work to babysit the dripping on the warm, sunny, winter days. I guess they dont want good tenants. Wish they could see how it looked before I moved in.

      Our company took over the property on May 1st, a week after the flooding in *********** that affected hundreds of properties happened. She called on a Saturday at 8am and we got back to her at 11am due to the extreme amount of flooding that was happening all over our properties in multiple cities. By that time, she had already called a vendor to address it. We apologized and told her that once she we received the ****, to get it to us, and we would pay or it reimburse her if she had paid it. She sent it to us on May 17th and we were delayed, but did end up crediting her account that amount for **** 7th.Our property manager did call her and inform her that we received it and that the credit was on her account. She also is having roof leaking issues which our in house team cannot fix and we are working on getting a roofer there which she was informed of. Regarding the increase in rent, all tenants received increases as most of the portfolio that we took over was severely under market rate and any tenant that was on a month to month lease, received a renewal letter stating what their 12 month option would be, what their month to month option would be and informing them that our company pet policy charges $35/month for all pets. The previously company only charged a flat fee. This was a direct request from the owner to raise rents. We are still working on the roof issues and will be in touch with the tenant when a roofing contractor will come out.

      Informed of only after I raised a fuss because I had no response from multiple emails I had sent regarding being reimbursed. I have had to fight to get communication back with everything I have sent. The reason I was given that I did not receive a call back on the emergency line on April 30th was that they forgot to forward the phone for the weekend. The gal was very friendly, but then never responded to my emails with the invoice I sent over and I have never heard from her again. It took a social media post and this BBB review to get their attention and response to my questions and concerns. Regardless of when the property was taken over, a person should not have to live in a home with water issues and then immediately be told their rent is being jacked up and their pet deposit is no longer valid. If this company could not handle the number of properties it bought without raising everyones rent as much as they have immediately after purchasing, they should have considered that in their buyout price. I was never told on the phone or otherwise that they had a roofer coming to look at the roof issues- not until I posted on FB and got the attention of their brand new (hired last Monday he says) maintenance person did I hear back on any concerns I had raised over the phone with them back on April 30th when the house was flooding. They stated they would send someone to look at the drainage issues I mentioned and never followed up.
