      Zero stars. All they want to do is milk your insurance co. I had asked for items they should have put back correctly many of them a couple times. They were never done. Porch lights, outlets, missing screws in windows, pallets left in my driveway, rehang phone lines, furnace intake and exhaust, windows they broke etc. I paid them off to get rid of them. I'll still have to call other contractors to fix what they broke. Kids on the jobsite to pounds of nails still left in my yard. The worst.

      The homeowner and South O Roofing entered into a contract on 10/02/2022 to replace the aluminum siding on his house, the vinyl siding on a two car garage as well as a small shed. The contract was for siding only. While removing the aluminum siding from the house, the soffit was damaged and I was able to get the homeowners insurance company to pay for new soffit & fascia wraps on the entire house through the supplementing process. While we working at the property, the homeowner asked me to replace the roof on the small shed, replace all the window wraps on the house and replace all the gutters & downspouts, none of which were in our original contract and he would be responsible for. After the work was completed and a supplemental payment issued to him for the soffit & fascia, I asked him to provide me with the revised scope so we could make sure he was being paid the proper amount by his carrier. He refused to send me the revision and demanded a bill that day so we used the original scope of work that he had provided to bill him for the roof on the shed, the window wraps and the gutters & downspouts, all of which we did for what his insurance company had paid him. None of the items mentioned over and above the siding were included in our original contract. Verifying what insurance companies pay homeowners is our job, it is not "milking" an insurance company. Had Mr. ******* sent me the revision, we would have made sure he was being paid the correct amount on each line item in the scope. Because he chose not to send me the revised scope, I have no idea if his carrier was paying him the right amount of money so we billed off of his original scope of work for the additional work we did. That is what he is so upset about. I did send the crew back to take care of the punch list items he told me about and the last word I heard from him was things looked really good. The pallet in driveway was picked up and the light fixtures were hung as well as a good clean up of the site. If there was something else that needed to be addressed, all he had to do was let me know and it would have been taken care of. We stand behind our work and would still come fix anything that needs to be fixed or adjusted. The additional out of pocket expense could have been reduced had he sent me the revised scope of work so our back office could determine whether or not he was being paid the correct amount of money for each trade. He was told this several times but absolutely demanded a final invoice on that day.

      They knew about the garage and shed in October. They took pictures of the ins. papers stating on page 3. shed roof and on page 6 gutters. I'm not chewing my cabbage 2 and 3 times to get things fixed that they removed. After more photos were sent to them of things not completed and this review, they removed broken pallets. Light fixture, outlets, leaking PVC on my furnace and missing screws from windows will all have to be fixed. They do need to keep going back to the insurance co. It's my premiums that go up after they are gone.

      I hired South O to fix my roof, siding after the Derecho in CR. Dennis did good job, followed up and provided response in a timely manner. I really had a hard time to get them out after the major work was completed. I hired inspector to do inspection and found out issues that needed to be fixed, I spent a long time to ask them to come down to CR. They eventually agreed with me to hire a local contractor to finish the work. That's how I grew not trusting South O Manageemnt. Work is done, I deducted that from the final payment that I owe them. I had a final insurance check. The amount bigger than what I owe them. It has me, my husband, and South O names on it. I let them know, they would meed to give me a check before I can sign off and mail it to them. I waited for a long time. Finally, the check will be expired in seven days. I drove to their office in Omaha, NE . When I arrived their office, the office girl asked me to write a personal check, so they can endorse it. I did that. She went to the back office and come out told me they would not accept my personal check, and asked me to go get a cashier to them. My case is, it's not the first time I gave my person check to them, why on earth they didn't accept it this time. They could have took the insurance check and wrote me a check for the amount they owe me and date the check in 7 days later. The most irate thing was they took my insurance check against my will, and told me that insurance check "is not going to leave the office!". This was a hostile situation. Since I drove that far, and I needed to get things resolved. I went to get a cashier check. When I went back to the office to get a receipt, I heard someone in the back office making loud racial slurs comment "Old Asian Lady" I told the receptionist that was a very unnecessary comment. I should not be treated this way.

      This has been a very long process with her. Once all work was complete, she hired a home inspector to come out and inspect the work. There was a couple cosmetic things he found wrong, so we told her if she felt comfortable to just hire someone out there to do the repair because most of our guys were back in Omaha at that time. She agreed, so several weeks went past and we started asking to get paid again. Come to find out she was waiting because she was not happy with the first home inspection so she had hired another home inspector. We understand getting a home inspection done but to get 2 just because you weren't happy with the results of the first one seems very unfair. So again we told her it would cost under $250 to get things fixed and we told her to go ahead and get it done, during that time and now there were several emails and phone calls and it was very hard to get ahold of her. She told us she was still waiting for the insurance check to come, we told her that the insurance company already told us they had paid her out. Then we got busy and somewhere around the 1st of December she calls and lets us know she has a check that she has had since June that is about to expire. We do not know the reason she held onto this check for so long with our name on it but she told us there was 7 days until it expired and that she wanted to drive it up to us. So we agreed if she brought the check then we would write her one back for the remainder of the work we did not do. When she arrived to Omaha we told her there was a *********** bank right across the street so we would like to get a cashiers check to be safe because she wanted to give us a personal check that she said was no good due to no money being in the bank. Approximately 45 minutes later after she caused the biggest scene and every staff person in the office came up at different points to try to explain this to her and get her to calm down and she was very rude to everyone over this, she finally went to the bank. Dennis was her salesman and she threw a fit and threatened to call the cops unless he came in when he had just had surgery a few days before. So once Dennis came she finally went to the bank and got the cashiers check we asked for and we have not heard from her since. We feel this complaint should be taken down, there's a long history of a lot more that went on with her.

      The roof and siding were completed first, then South o did some windows and a patio door few months after.
      The first inspector was hired to inspect the work for the roof and siding.
      2nd inspection which was the final inspection done after some new windows and a patio door installed.
      I'm just glad we did the inspections.. I think everyone should do that after the construction work completed by any contractor.s. They are professionals with trained eyes. They normally provide report detailing the types of rework needed after the inspection.

      This company seems organzied at first but when it comes the follow up and completing the the task, they are incompetent. I have been waiting 2 and a half years for derecho damage to be fixed. I have even had my insurance company get involved trying to motivate them to complete the work, and still nothing. Would definitely not trust or recommend this company to anyone. If I could give then negative stars I would.

      With all due respect, when I first met you immediately following the Derecho of 8/10/2020, your insurance company only paid to replace 61 shingles on your roof. 47 shingles on the right rear elevation of the house and 5 shingles on the left elevation of the house after their initial inspection. The claim as of 8/24/2020 was sitting at $5,121.00 They also only paid for minor siding repairs on the right side of the detached garage and some soffit & fascia repairs. After numerous re-inspections with your insurance company we were able to get you a full roof replacement and new gutters and downspouts but they never paid for full siding replacement. Only the the right side of the detached garage was covered for siding, We are not the kind of company that mixes and matches siding and we don't harvest siding from one structure to another structure like your insurance company suggested we do. Once your entire roof was paid for, it was completed immediately along with the gutters and downspouts. Your claim grew to in excess of $17,500 because of South O Roofing and my constantly meeting adjusters on site but we are not going to make the suggested siding repairs per your carriers recommendations. If they were so anxious to close your claim and do the right thing for you, they should have paid for all new vinyl siding on the house and garage after we pointed out the damage on the back of the house. You will have more than enough money left after the roof and gutters are paid for to hire a handyman to make these ridiculous repairs as suggested by your insurance company to the siding, soffit & fascia. It was your insurance company that continuously denied our REPEATED request for full siding replacement. Had your siding been approved for full replacement, we would have made the repairs immediately, just like we did with your roof.
