I have been dealing with IPS Cash for years and find them very honest and easy to work with. They definitely go over and above to make a closing happen, and they are also available after a closing should you have questions, etc. Highly recommended!***** *IPS Cash

1 starI think their method of doing business is very shabby and unprofessional. I wouldn't be surprised if was a total 'bait and switch' business model. Beware. Be cognizant and clear on what terms you want when selling a property. Make sure each item you want is in their contract. (My original offer from them left out most of my sale requirements.) Once I signed the *************** agreement they never signed and returned a ratified copy to me. Then they came back to me wanting to change the terms and dropping the sale price from $330,000 to $250,000!!!! The $250K is $85K below the assessed value and house today are selling for 10 to 40% OVER assessed value. I think the real estate industry calls them 'bottom feeders.." I recommend anyone that is considering working with this company to walk away. Better yet....run in the opposite direction.Review fromKatie P

1 starI experienced almost the same as the previous comment. They filled my head with false promises, extended their due diligence period and promised to close by a certain date. Now we are two days away and they are stating they don't have a buyer so they are not sure where to go from here. Everytime I tried to speak with someone in the office they always sent me to voicemail. I called every other day just to see if I could get an update for 2 weeks and no one called me back until I expressed my thoughts on retaining an attorney. Now they are saying "I feel we have a good relationship, no meed to retain an attorney and waste your time and money". It's been 2 months, they are past their site diligence period and are now telling me they do not have to close by the date listed in the contract.Review fromMilton B

1 starThese folks are Con artist . They do not follow through with their promises or their contracts. They lure you into a contract for no money at all. They do not put the deposit in a proper account. They then list your house for much greater price than They are paying you. They hold you in contract while they try to sell the house. If they are unable to sell the house, they just canceled the contract and walk away. You are now stuck sitting in a limbo. While they try to make money with no money of theirs at Risk, these folks are scammerous.
