  Red flags from the start. Only scheduled tours by text with a third-party that knew nothing about the apartment of company. I did not receive my lease until the night before move-in, leaving me with no option but to sign. I was told the apartment would be undergoing renovations before my move-in date. On that date, the apartment was inaccessible due to construction. The kitchen was gutted and the living room was unlivable due to fresh waxing on the floors. I had to BEG for an oven and refrigerator and waited for days. The building is UNSAFE and full of teenagers who smoke weed in the hallways, yell and fight each other. Super does not speak enough English to understand anything. Water is shut off "for repairs" AT LEAST twice a month. Benjamin H. Realty should be ashamed of how they treat their tenants. They never return a single phone call, causing me to have to go to their office and threaten litigation in order for them to do something. I am thankful to be done with these slumlords.

  I moved into one of Benjamin realtys property back in July 2021 . The apartment was supposed to be fixed up and move in ready . After moving in , I started experiencing mice in my pantry, insects, a caved in sink , mold and lead paint. I complained to management and it was no response . I called everyday and even text and still no feedback . The apartment gotten so bad that my son was tested positive for lead paint and was having multiple skin issues from being inside this apartment . The super of my building advise me that they will have someone come fix up my apartment while me and my kids still reside there. Eventually, my ceiling , kitchen and my kids room started leaking yellow fluid that it cause big bubbles and unsanitary conditions . Once again , I complain complain to management and still no HELP . After a while, people working at Benjamin realty just stopped responding to complaints overall and half of the time employees wasnt even open in the days they were suppose to be open. People at Benjamin realty, are not qualified real estate agents. These people are regular individuals from off the streets that need immediate work. Benjamin the owner, is Incahoots with Essex County courts . Its to the point , Benjamin charge everyone different rent prices every year and certain people who lived in the building , rent stays the same. My building had more than the average vacant apartments available for tenants . Every month , a new person is moving in or out like a revolving door. I even went to court to address this situation and the judge was not interested in seeing anything pertaining to Benjamin Realty.

  recently moved into one of the *********** location, and when I tell you, I have never experience anything like this.Before I moved into the apartment, I pointed out some things that needed to be fixed. I am now a month plus into my lease. Nothing is fixed they shaved the front door very slender. It is unable to close without me stuffing the door with piece of cardboard (do I have to stuff my door for an entire year )all my fixtures are falling off or unable to close, which this was promised that it would be fixed upon move-in date, there was mold on the countertop which I went back-and-forth with them several weeks to have it change. On advertisement, they offer washing machine and dryer on my first day going down to the laundry, I noticed human f**** inside of one of the washers. The laundry room is completely unsafe for ones health and unusable . There is water leaking from the ceiling. Theres a broken toilet and when I say broken, I mean into pieces that its just laying there with fumes flying all over the place. The front door of the building is unable to close and has been unable to close for several months per tenants but I can speak for the month that Ive been here and its not working . Please be mindful that I bought all these issues to the owners attention, and he completely ignored me the email .I will be sending photos to the public about the above. Moving to this organization one biggest mistake Ive ever made in my life. It is so uncomfortable .I tried reaching out the office. Nobody answers the phone . Not to mention the girls in the office are very rude and disgusting. No work etiquette. I tried reaching out to Mr. ********************** himself. No reply tenants are completely alone, so if youre thinking about moving here, please run.
