      Shamco management and building manager were unable and were ignorant on consistent noise complaints in the community, namingly Cooperwood in Princeton. This property was built with extremely compromised sound insulation. Neighbors that we run into frequently brought up how much noise they can hear from other units. It's crazy that the windows and walls (both adjacent and ceiling) are as if they don't exist. It's even more unfortunate if your neighbor won't care about others' right of quiet enjoyment. Having lived here for a few months, I constantly lose sleep and can hear garage door open and close, trash truck come at 5am and keep operating for at least an hour, kids screaming at night, neighbor fight with each other every day, screaming, neighbor snoring for at least 12 hours a day, neighbour stomping floors etc. It's bringing a lot of trauma on top of my normal life to deal with those noise that the Shamco management should take responsibility in resolving. Despite being ignorant to noise complaints, Shamco is extremely harsh with residents suffering those noises instead of working with residents whose right of quiet enjoyment is breached. It showed the Shamco management and Cooperwood don't care about residents' quality of life and only care about whether rents are collected.

      To whom it may concern,

       

      Since this is an apartment complex, you will hear some noise due to common areas.

       

      We had offered Mrs. ***** *** to transfer to a different unit as soon as she moved in and complained about loud crickets outside, and adjacent residents being too loud. Sadly, there is nothing we can do about crickets outside since we are located on 20 acres of preserved *****. As to her other complaint, I personally went to Mrs. ***** ***** unit to try to listen to the noise she was hearing by her bedroom.   When I walked into the bedroom, I couldnt hear anything, so I placed my ear on the wall to listen and heard someone was having a Zoom call. Nevertheless, we contacted the other resident and they said they work from home but will try to move their Zoom calls to the next room. In addition to offering Mrs. ***** *** to transfer to another unit, we also informed Mrs. ***** *** that we can advertise her unit to see if we can potentially rerent the unit so she could terminate the lease earlier without being responsible for the rent until her lease ending date, but Mrs. ***** *** declined to advertise her unit.

       

      After showing numerous vacant units, waiving the transfer fee and Mr. ***** precisely picking the one unit that would work for her she decided to transfer on December 7th, 2024, to a different unit.

       

      We take every complaint and concern from our residents very seriously, but unfortunately there are times you will hear apartment living noises if you live in an apartment, and nature sounds if you live on preserved land.

      Shamco Properties is attempting to bill numerous unsubstantiated charges after my move-out at **********************. Charges include:Light Fixtures Replacement and installation (3 Light Fixtures at $275 each): $825 Every light fixture in my apartment was operational at move out. There were dirty stains on several fixture shades which was reported when I moved-in, but they were never replaced at the time.Deep Cleaning due to Excessive Grease: $750 After move-out, the apartment was was professionally cleaned for over 5 hours, including a comprehensive kitchen cleaning. There was absolutely no excessive grease in the kitchen, which I verified myself. However, when I moved in August 2022, there was grease all over the kitchen, which Shamco never rectified themselves despite reporting it.I have documented pictures, videos, and email conversations around the condition of the apartment. Furthermore, ******* unethically and potentially illegally charged me for an additional month of rent *after* my 60 days notice claiming they needed a full month to prepare for the next tenant. They subtracted the charges directly from the security deposit.
