Home owners BEWARE! Before you sign a contract especially Select Home Warranty or any other Home Warranty. The $50.00 a month or $600.00 a year if you set it aside is good enough to fix something in your house. If you have home warranty and you call you have to pay $75.00 service charge, you will wait for them to call the service company of their choice which is usually the cheap one and will take about 48 hours wait for scheduling then you will wait if they will approve the quote for the repair If the problem is not covered by home warranty you are screwed. Like last year my garage door won't open and I have the premium coverage. When the technician arrived I was told that the spring broke down and it is not covered by the warranty. The quote to replace the spring is $350.00 for parts and labor. I've been paying my home warranty for five years and it started $50.00 monthly increase to $51.50 a month. If you calculate at $50.00 per mo. X 12 mo. X 5 yrs = $3,000.00 plus $75.00 deductible, that's more than enough to fixed my garage without any hassle and no waiting for the service call scheduling from home warranty. It's not really worth to buy home warranty if something broke down you will regret why you have that worthless warranty you've been paying for. That my experience with two different home warranty companies. It's totally a scam.Roberto D.

The service call for Select Home Warranty last June 27, 2022 was for my A/C unit the first company they assigned didn't showed up because Select Home Warranty is not paying them. The second one the scheduled company to come was cancelled. I was given a choice to call for my preferred company to diagnose my A/C after a week long since I called and the company I called Select about my service call and was told by the tech it's okay for him to diagnose. But since it is July 2 or long weekend I am looking for another week waiting to review and I don't know how long is the scheduling from their company to assign the tech to fixed it. I submitted the repair for my A/C but they disapproved the charges. If they are honest they can tell me that for that service the allowable payment is only this and reimburse me for their approve allowance to fixed my A/C. And not rejecting the invoice since they allowed me to call another company because they cannot provide me one.Review fromMahnaz A

1 starSelect Home Warranty promises to be the best Warranty provider and assures you that Electrical is covered. Well after our AC was not working, the Sub they sent made sure to say electrical failure which is the most common outage with electrical things and they denied the claim. The pool heater claim was evaluated and came out multiple times and still is broken.
We requested to cancel this warranty after buys 5 year plan for $2500 + on July 2021 and canceling 1 year later our refund was only 1451.80 because they deducted the first year coverage & and paid out coverage. NOT only was the warranty a waste but also the claims they paid out which didn't fix anything for us.Review fromEryn W

1 starStay away! We paid for this coverage, the best plan available, and maintained the plan for several years, in 2 different homes, with no claims. Then when our oven went out (the element caught fire), we were told that it was not covered! After reading the info again, it was indeed covered, but we were not able to speak to anyone other than someone from India who would not listen or give me the opportunity to speak to anyone from the US. 1 starAfter reading all the reviews I see I should have come to the BBB site first because this company is a scam. The said that coverage activates 30 days after signing up but then in different wording state replacement of device is only eligible after 60 days of having coverage very misleading and when you call the customer service it so difficult to talk to someone because its so loud in the background. They refuse to allow you to speak with anyone in management and then send an email regarding reaching out to their escalation team and no one their knows whats going on either. Horrible customer service and they are not a true warranty company because they don't replace anything or repair it.Review fromLily L

1 starDo NOT buy a policy from this company. It would be better for you just to save the money and pay out of pocket when you have a problem. This company WILL NOT hold up their part of the bargain, and will ALWAYS deny your claim if it is more than $300. I learned the hard way that they deny all claims above a certain amount. Also, I was dumb enough to pay extra for the roof leak option, and when the roof had a leak, you guested it, they denied the claim. So basically, I paid $1200 for a 4 year warranty that won't cover anything more than $200. I ended up paying $2000 for my leak OUT OF POCKET since they denied my claim. Don't be scammed by them. 1 starCompletely worthless company. I will NEVER recommend this company to anyone. The repairs that are not covered basically doesn’t allow for anything to get fixed through this company. A TOTAL WASTE OF MY HARD EARNED MONEY FOR A COMPANY TO STEAL IT!!!
They would not cover a roof leak around an exhaust fan that leaks into our upstairs bathroom. They also refused to fix our air conditioner. They stated that the part that required to be fixed wasn’t covered and it just happened to be the Evaporator coils which is a main component of an A/C system.Review fromNone of your business W

1 starSCAM, these people are running a scam and there is nothing that they cover, first of all I called in MAY to cancel subscription as she said yes you can cancel due to never calling in a claim for over a year. She transferred me and had to go over verification, got transferred again went over veri and transferred again, total run around, after being transferred over 3 times, I was on hold over an hour and hung up. Called again in June to cancel and got the run around, they will do everything to keep you as a customer and refuse to allow you to cancel warranty. I received an email re some complications regarding your claim in which I did not call in for a claim but to cancel as they are well aware-got the run around to cancel. Called again today 7/20/2022 and got the run around, now they're telling me to cancel is a 75.00 fee as I CLEARLY informed her that I refuse to pay you 75.00 and stop my auto pay, withing 15 min I get an email from my bank that SELCT HOME warranty debited 75.00 from my act and put my act in OD. they had no authority from me to take funds from my act. This place is running a scam . I also received an email this morning from a manager customer relations Ron S**** as I called him and left a VM. No returned call back and immediately took funds from my account. This is a rip off warranty as you call in and they tell you they don't cover drains, sprinklers, repair garage doors suddenly, you're just wasting funds. I filed 5 complaints as this company should have a class action against them for the scam that they're running. Filed complaint with the ** **** ***, FTC as well.Review fromSteve V

1 starSelect Home Warranty is the BIGGEST rip off company I have ever dealt with. Call for a home appliance repair and you get charged an additional fee. Then when you want to cancel the remaining policy, they charge you and additional $75 cancellation fee.
Their contractors don't give a hoot about you. Over 24 hrs and I did not receive a return call to schedule service.
Noi CUSTUMER service at all.

1 starThis was my first experience with a home warranty. Thanks to Select Home Warranty it will be my last. I contacted SHW on 7/5/22, in regards to my Refrigerator making a loud noise. They immediately got me an appointment with a local Technician (which was a big plus). Unfortunately for me the appointment was scheduled for 8/2/22 (which was a huge disappointment). I contacted Sears A&E to see if I could get an earlier appointment, to no avail. SHW followed up with me and told me I could get my own Technician, to diagnose the problem but they needed to call SHW before any work could be done. I decided to wait for my appointment date. On Friday the 15th I was sent an email at 11:11 pm from SHW. It said I have an open ticket, if they don't hear from me within 7 days, they would close the ticket. This annoyed me! Of course I have an open ticket, my issue hasn't been resolved. I'm waiting for August 2nd so the Technician can come out. I decided I was going to cancel my policy with SHW. I contacted them on Sunday and was told I had to call back Mon-Fri between 8 am to 4pm to cancel. I called Monday morning and attempted to cancel my policy. I was placed on hold and was told it would be more than 10 minutes, before get an operator would be willing the me. Any other time I call the wait is less than a minute. I hung up and called back and pressed one to start a policy. I asked the man if he could help me cancel my policy. He transferred me to the department and the lady says hello *******. Surprisingly there wasn't a wait. I was told I had to elaborate on why I wanted to cancel. I was then placed on a long hold. When the lady got back to me, I told her I didn't want to hear her rebuttal or be placed on hold again. So she read me the cancellation info. She conveniently forgot to inform my of the cancellation fee. I found that out later when I had a pending charge for $50, which is more than what the monthly payment was. This company has costed me more money than they helped me.
