I went to the ************** on Nov 2nd and advised the Leasing Manager (******* ******) that apparently dogs that are in the Building Number 2 at "The Villas at *******" (An Edgewood Property) where I currently live have been urinating in the hallway near my apartment door. She stated that they have been trying to find a Carpet Cleaner to take care of the matter. Logic says that finding a Carpet Cleaner or buying a Carpet Cleaning Machine shouldn't be that complicated or a major struggle. The Urine on the carpet near my door has been there for many days now and after I asked her about it she said that she didn't know. She also vehemently stated that she just "worked" at Edgewood Properties and not the owner. The truth is that a Leasing Manager can have a noteworthy and major impact on what happens at an ******************** Additionally, with an angry sound in her voice, she told me that she couldn't care less if I filed a complaint with the BBB. She said that it was near closing time anyway and quickly put down the blinds and rapidly locked the door like their business is hiding something and they aren't who they appear to be-namely, people who care about their buildings and their Tenants. Also, the Security door that I reported months ago sometimes doesn't close. Instead of taking action to catch the person who time and time again Vandalized the metal Security Door (the door is now permanently bent) they have resorted to putting up a paper sign that says "Close door behind you". This is illogical because there is no handle to grasp to close the door as it is designed to be and has a partly functioning arm that is supposed to automatically close the door. All at a property that falsely Advertises itself as a "Luxury" property. Unfortunately, I have significant doubt that they will answer this complaint because ** BBB has told me that they have a "Terrible Rating" with the ** BBB with many Valid Complaints going unanswered by this dubious business.Initial Complaint

Went to the place in Morris Plains (*** **********). They rushed me to move in on Sept 1st. Went on the web site and it said security deposit was $300. I paid, just for them to tell me that the website was not updated and I had to pay the full deposit 2,635.50. Time for them to give me the keys. September 1st. They refused saying I needed to turn on electric before I get the keys. I agreed but told them my rent must be prorated do to the electric company not coming til after the holidays to turn on power in my name. During the first month, maintenance entered my home without notifying me and left my door unlocked. 3rd month maintenance entered my home again without notifying me. When I called the office pissed they stated I had a package that they thought was important!?? How do you know what's in my boxes and I have been receiving boxes every other day since I moved in, that I would pickup from packaging room. Should of called the cops then. 6 months in I stopped using they Scam online payment portal because they were charging $35 to pay your owe rent. I began to mail out payments thru the post office using money orders. All of a sudden I'm incurring late fees when the envelope from the **** clearly states the 1st or 2nd. They told me they did not open the mail til the 7th or 8th so I have to pay the late fees. I bet you I didn't. I know housing laws. Moved out and asked for my security deposit back within State guide line limits (30 days). I went and checked the rental page and it stated that I owed them 1200 for cleaning up the apartment ($1,000 said to be for painting and spackling). Not when I got pictures and videos of the apartment the day I left. Asked them for a copy of that old lease, they refused. Still today Oct. 7th I have not received a penny back. New Jersey tenant laws state that once you as a tenant WIN YOUR CASE THEY WILL HAVE TO PAY DOUBLE WHAT THEY OWE NOT EXCEEDING $5000.

On June 19th at about 5 pm I called The Edge at Raritan Heights in ************* and asked a question about their apartments and their pet policy. The person who answered the phone was, at first, businesslike and asked me if I wanted to arrange for a tour then when I advised her that I had already been to the property and that I was seeking clarification about something-she said "I'm sorry to say it but why haven't you moved here yet?" I then explained that I had some trepidation for a good reason she asked "Well then why are you calling here?!" When I again explained that it was for clarification and I said "Because I was hoping for some clarification and to give you a chance to explain about your pet policy" Her exact words to me stated very vociferously by her were- "We don't need no chance from you!"I was very shocked and dismayed and terminated the call. When I called back to try to obtain her name for my complaint, her colleague named ******** very assertively refused to provide it to me.This was a very *****. ******** and unprofessional response from both of these leasing representatives.Additionally, this was a very negative experience and I was shocked to imagine that some of the people that they have working on the leasing team at The Edge at Raritan Heights may not truly be as pleasant as they may initially sound to be. I think that the Owner and Leaders at the Corporate Level at Edgewood ******************* should be made aware of this bad situation.Initial Complaint

As of March 24th 2024 the microwave in my apartment at above address stopped working. I submitted a service request the very next day and have had zero contact from Edgewood Properties. As per my lease agreement a working microwave is included and appliances are supposed to be replaced or fixed in a reasonable amount of time per NJ law. This issue has gone on for nearly a month and any regard for my contact to them has been dismissed or ignored. I have made 2 in person attempts and 2 phone calls to staff at the Timber ***** office to no avail. I was told this past Friday by Community Manager ****** that the issue will be resolved on Monday April 15th but that came and went. I then called before the close of office Monday April 15th and was told the part would be in tomorrow and the issue would be resolved. As of today Tuesday April 16th I still do not have a working microwave and no help from Edgewood Properties on this matter. I am holding up my end of the lease by paying on time every month but Edgewood Properties is not committed to holding up their end. I would at the very minimum respectfully request to be pro-rated or reimbursed for the amenities portion of my rent that has not been provided. Please help me resolve this issue. *****************************, ********************************* and ************************* are ALL terrible terrible people. they ignore my complaints about the building constantly. they made us sign a NON smoking addendum and my neighbors are smoking weed and the smell is lingering in my apartment constantly. they dont care. this unit also had a terrible electrical issue that has been ongoing for months. During the mist of the electrical work in here the maintencence team forgot to turn my breaker back on to my fridge and freezer so i lost everything. it's been so terrible to be treated this way. i'm going to blast a terrible review when i leave here. Edgewood Properties imposed a 33% rent increase in their 2023 lease offer. As such, we decided to give them our notice to vacate by their due date. A month after providing them this letter, we found out several other neighbors and friends of ours were offered 10% lease increases only. Edgewood (****************) lied about some limited time offer which she claimed ended in mid April, but we have proof other residents benefited from this offer up until May and June. They charged us ridiculous move out costs which they refuse to give back unless we sign an agreement to not hold anything against them regarding the rent bias described above. Further, they then agreed to only give us back the charges if I remove my true reviews about this experience. Ive declined these offers. Edgewood charged us for an entire carpet replacement over literally nothing but the slightest stain, normal ware and tear. They will force any resident to pay for a paint job if they dont stay in the apartment for at least 3 years. If they stay beyond 3 years, they take it upon themselves to do the paint job. Edgewood is irresponsible inconsiderate add I hope every current tenant and all those looking to rent here will benefit from my reviews and protect themselves from the liars and thieves they proved to be. The property management at The Ede/ Kensington Place hired a third party billing company for the water consumption by the tenants in August, 2022 the company is NES ****************** Billing my average monthly water bill before this NES took over the billing it was $25 per month for one bedroom apt with one single person occupancy and now the new billing is $178 average,I tried to resolve this issue with the management office since October,2022 and got no response .Initial Complaint

I was turning into parking lot and this company had a machine which was stabilized by four feet which had round pieces on the bottom. This shopping center has a very narrow parking lot. There were no cones by the feet but one of their employees guided me thru. When he was guiding me he was standing on my driver's side so he could see I was going to hit the round pieces. My tire was slit. After numerous calls to the company with no response. I finally spoke with a very rude gentleman. He was not at all apologetic. He kept telling me I should have seen that I was going to run over it. I can't see the bottom of my tire when I'm driving. I was relying on his employee. I was told to go thru my insurance company. I talk to them and they will not insurance a tire.
