      I have been living at ********* at ********** for almost 3yrs. I initially had very few problems other then when we moved in the windows were in horrible shape. It was visibly the seals inside of them had crumbled away to dust. This created a horrible draft on a 3rd floor unit. They didn't let us see the unit prior to moving in. Also our moving in date was pushed back a week. Since moving in there has been numerous issues that are not reflective to the price for the neighborhood. There is only one trash deposal area, mid week this area is over flowing with trash to the point that is trash being blown around the community. Overwhelmed to the point it becomes a mountain of trash bags at the entrance to the gated area where the trash compactor is kept. Pet rent is $50 a month for a pet under 30lbs. I decided to be honest person and pay the $500 security deposit and then extra $50 over the course of the 3yrs. Yet every time I go to use the pet disposal bins there are not any bags or certain bins are over flowing with waste yet we are expected to pick up after our pets. Maintenance is not responsive, ventilation in the bathrooms is poor which over time moisture builds up and black mold started to appear on the ceiling and walls. Have submitted requests in regards to black mold several times which their solution was a primer paint over the spots. Very recently our refrigerator stop working adequately as the fridge was barely cool and the freezer started leaking water as it thawed. I would pull the fridge away from the wall to allow circulation, cleaned under it and went as far as purchasing a deep freezer to save our frozen food as it became unreliable way to store our food. The leasing office is unorganized they have 3 people that handle info but never are available to answer the phone in the office to speak directly with, have a automated system that replies to their emails when their out of the office.

      Dont waste your time moving here. They constantly change their staff and the new staff is rude especially Summer. Youre paying all this money just for the building to constantly smell like weed and people continuously blast music. The trash room stinks and is constantly overfilled with trash which attracts gnats and roaches. Dont be fooled by the continental breakfast that they dont even provide every Sunday. The breakfast only consists of stale pastries and cold cereal. The amount of money that you pay here you would think that there would be better food options. When I moved here I was told that there would be a bartender at the bar in the lounge and of course that was a lie. Not to mention they dont let you know that you can get your carpet shampooed for free if you renew your lease. I had to find out about it from a tenant. To this day I still didnt get my carpet shampooed for free. I would not recommend this place and there are better apartment complexes. This place was once good when ****, ***** and ***** were around. Once they left it has went downhill. I implore you not to be fooled like me and waste your money here.

      I am a former tenant at Edgewood Properties' ************* complex. Prior to the end of the lease, inspectors reviewed the apartment left a list of estimated chargeable items totaling just under $1,100. I addressed all of the issues identified by the inspector prior to the lease expiration date. Other than some minor wear and tear, we returned the apartment to Edgewood Properties in the same condition and level of cleanliness as we received it. In actuality, there was very little wear and tear as we took the time to line all of the cabinets in the kitchen and bathrooms before we moved in and we touched up all of the paint in the apartment. On the day of the final inspection, the same inspectors showed up with a checklist, completed prior to beginning the inspection, recommending the same chargeable items. The inspectors were quite transparent that they were acting under the direction of the ************* management team. After disputing these charges with the management team, they were lowered. After again disputing the charges with the company's CEO, the charges were lowered again. Although we lived at ************* for several years, we were never given an interest payment on our security deposit. After our lease expiration date, we were provided with a check for less than $1 in interest. In my opinion, this entire process has been fraudulent and unethical.

      I went to apply for a commercial space, I was rudely blown off said we don't cater to "YOUR" business, rep did not even send me floorplans after he said he would. He avoided my phone calls entirely. I had money to spend, but I guess they are too good for me, and I'm not good enough for them, good luck surviving in this economy, because my business was doing so well I needed more space. Dumbasses! They should be sued, I guess no woman of color or LBGTQ can lease with them!

      I would give a negative if I could. (1) This apartment illegally charges unreasonable fees upon tenants who moved out and withholding their security deposit. The move-out inspection with the leasing manager was a LIE, and they charged us $840 for paint, $221 for cleaning, and $127 for carpet shampoo when all the marks in the unit were in the range of NORMAL wear and tear.(2) Call security multiple times and send emails to the office. Instead of solving the upstair neighbor noise issue, they offered us to move the unit which may cost us a ton of money.

      I lived here for 14 months and the charges they took out on my security deposit were ridiculous. do they expect people not to live there? they charged for the most miniscule things. completely unfair.

      We resided at *************************** property in *************, ** from March 2020-Septmber 2021. We thoroughly enjoyed our eighteen month stint and moved out because we purchased a home closer to work. However, our post move-out experience was less than satisfactory. We received our final move out costs and not only did we not get back any of our $1000 security deposit, we were charged an additional $205. This was especially egregious when you delved into the line item costs. For example, there was a $799 charge for full paint. Not only was there no damage to the walls beyond normal "wear and tear", we spackled over any holes in the apartment as well as used Command strips that leave no markings whenever possible. Are you telling me that Edgewood Properties expectation is that residents do not personalize their apartment during their lease agreement? Our apartment at most required a minor touchup. Moreover, we were charged $150 for "Damages" with no subsequent detail along with $40 for a stained glass/window which seems arbitrary at best. Why frame the $1000 as a security deposit when residents have little to no hope of seeing that money again? It's more of a fee you are misleading your residents into paying. This is also compounded by the fact that we have similar stories from fellow former residents of this property which is in fact reflected in ****** Reviews. Needless to say, we are quite disappointed with how this process has played out so far and at this point, are saddened it has ruined our time at your property.
