We purchased a home warranty with this company after seeing it had fairly good reviews. We recently bought an older home and wanted to protect our interest. We had an issue with our attic fan, so we filed a claim in March 2025. It is July 14th and our issue is still not resolved. We did finally get a technician at our house to look at it. Then it took another 6 weeks for the ticket to be approved. Upon approval, the technician still has not shown to fix the problem. He has had every excuse known to man, not to show up to fix the problem. Finally the company reassigned a new technician which come to find out, is the same one, and they tell us that they cant get in touch with the technician, to give them 2 days and yet will call us back. We never get a return call, and when we finally get someone to call us back, they need another 2 days. If I had it to do all over again, I would NEVER use this company, NEVER. I want to turn them into the better business bureau, but I have to leave a review first!!!!!!!

Business deceived me. After approving repair on my A/C unit now refuses to reimburse me in full.I made the horrible mistake of signing up with Liberty Home Guard, even though I paid in full. My A/C went out during the last heat wave. We had a string of 100+ degree days. Before I signed up with them, I asked if what would be covered, and they said everything or well replace it.I received a live approval with their representative on the phone, to repair the unit with my **************, I received a call and they say the unit needs to be replaced. The representative did not even know that it was already fixed. After further review, they said they will only reimburse $500.This is unacceptable why would I waste money on fixing an old unit. I asked why wasnt I told this information? I could have replace the unit instead of repairing. The representative said that he could not fix a mistake on their end and he will only reimburse the$500. Now Im out $469.88 and still need to replace the unit. The representative didnt read the notes that the unit was already repaired, that it was a live approval with my technician present, and to make matters worse, it tried to blame the reason for their mistake on the approving representative only being customer service

I am filing this complaint due to an extremely frustrating and unresolved experience with LHG Home Warranty. On June 30, I spoke with one of their representatives and clearly stated my intent to cancel all services with this company due to the unacceptable experience I had with the bathroom leak repairs. That project left me responsible for an additional $4,000 out of pocket to complete work. Despite already taking monthly service payments from me, I experienced a complete failure of service when my air conditioning broke last week with 104-degree temperatures. It took the team an entire week to address the issue, and I had to call multiple times daily just to get status updates. While the ** unit was eventually fixed, it was discovered that the ductwork was leaking water onto my ceiling. I was informed that Liberty would only cover $200 of the ductwork repairs, leaving me to pay $800 out of pocket. This was after I had already spent $400 to get the ** working initially. On July 4, that drywall restoration would not be included. An additional $1,050. I had clearly informed their representative on June 30 that I wished to cancel my coverage. She confirmed that my policy would be canceled and stated that no paperwork was needed. Yet, on July 5, I was suddenly told that I did need to fill out cancellation paperwork, and that a refund amount would be "determined"despite no work scheduled. None of these additional charges were ever discussed during my call on July 2. I feel completely misled and taken advantage of. I do not recommend *** to anyone. I am waiting for my full refund and they are not returning my calls. Based on my experience, this company should not be in business and cannot be trusted with your home or your money.

I am exceptionally pleased with the service that I have received from *****************. I have a 5 year old refrigerator that needs a repair of a new fan and just possibly a new ice maker. Unfortunately, the manufacturer, *******, has essentially gone out of business and they cannot source the parts that would make it a very moderately priced repair. So they are giving me multiple options to replace my current refrigerator with similar models. I am very pleased.

I have used liberty Home Guard the last few years. I started with my home in ************ and then when I bought a home in ******* I use them again for this home. They are great! I had a home warranty program before but Liberty Home Guard is the best Ive seen. My garbage disposal broke down yesterday on Sunday and I called and got a live person right away and his name is Ostia **** and he was great. He took the time to explain what was happening, and was very knowledgeable about their product. He also arranged to have their repair department, contact me within two business days. I know that home warranty programs often have a bad reputation, but I can tell you this one is just the opposite and they are great! As I mentioned above, I have two warranty programs with them on my to different homes, and I have recommended them to all of my friends. Ostia Was a tremendous assistance to me. Do you want me a difficult time with the Disposal. He is not only knowledgeable but also caring and made sure that I understood everything. I am glad I am with them.

Liberty Home Guard supposedly settled my claim for $250. The repair, which they are refusing to cover for various reasons, was over $900. It's been since ******* am still waiting for payment. I posted a 1 star review here and, then, **** from ****************** called me to "get me a better resolution." He then stated that he could not change my resolution, but that they could "pay me out" of my warranty if I wanted to terminate coverage. I asked if their resolution was to try to get rid of me as a customer. He said no & I asked why were they calling me if they could not change my resolution. Then, magically, they COULD change my resolution and offered me another $150. They then asked if, once I received that money, I would update my BBB review. I told them I would update it upon receipt. Today, they called & asked why the review wasn't updated. I stated that I had never received the original resolution amount nor the "upgraded" amount. They stated that I would NOT receive the $150 until they had received notice of an updated BBB review & that the $150 "better resolution" was CONTINGENT upon my updating the BBB review. So, here is the updated review. Liberty Home Guard regularly engages in dishonest and deceptive business practices. They then use the money they should've paid for the claims to "pay" their customers for a better review. Even then, you have to wait months to get your "resolution."

I am filing this complaint due to an extremely frustrating and unresolved experience with LHG Home Warranty. On May 27, 2025, I filed two claims after a power outage damaged my electric cooktop and French door refrigerator. I paid $70 for each claim. Since then, I have dealt with multiple missed ********** appointments, poor communication, and unacceptable resolutions.LHG scheduled four appointments for the cooktop. The first ********** didnt show up and claimed he was never scheduled. The second canceled after a car accident. The third was the same as the first and again didnt show, despite *** assuring me he would. Only the fourth ********** finally arrived.LHG offered only $300 for my damaged downdraft cooktop, which costs over $2000 to replace. They initially sent incompatible options. After sending appropriate models, they still refused to increase their offer. They claimed the downdraft feature does not affect functionality, which is falseits essential for my kitchen setup. This response is unacceptable. The downdraft is not optional; it is an essential component required for the safe and proper function of the appliance in my home. **** refusal to cover a comparable replacement appliance shows a clear disregard for customer needs and the reality of product specifications. The refrigerator claim remains unresolved. *** approved a $600 repair (freon and blower), but I am responsible for $330 of the cost, which I find unreasonable. I'm currently trying to find someone to install for a cheaper price. *** has failed to provide reliable service, fair reimbursement, or effective communication. I entered into an agreement with *** in good faith, paid the necessary fees, and followed all procedures. In return, I received delays, poor service, and dismissive responses. Based on my experience, I believe **** practices do not align with reasonable customer service expectations or fair warranty support.

This company claims to be the best. The sales *** really give you a good deal and tell you all the things you want to hear. They got me. I signed up for the 5 year (1 year free to equal 6 total) promotion they offered. I asked multiple times if I have problems, will they fix it or give me the runaround. Well it all started off great, I had an issue, they came out and fixed it. Then after 1 year all of the sudden they only supplied parts. Installation was not included. Well as you can imagine, a part may cost $30 but the installation would then be a minimum of $250 even after paying the fee for them to come out. I asked, "this was never the case, why did it change?" All they could say was, "if you read in the contract, installation isn't included." I said, "umm well they had to buy a new garbage disposal and installed it and I only paid the fee. They also bought a new garage door opener and installed it and again, I only paid the service fee. Why all of the sudden has that changed?" Well they couldn't tell me. I had my condensation pump go out, well they sent a new pump but said it would $395 to install it. I was shocked. Then my toilet needed a new valve, they sent the part but again said, "$250 to install it." I immediately cancelled. What's the point of a company that doesn't actually fix the problem when you've already paid for their service and then continue to pay the service fee? Doesn't make sense does it? I'm not sure what changed or if someone new owns them but they are a joke now. DO NOT USE THIS COMPANY!!!

STAY AWAY Deceptive Coverage Limits on Plumbing and Electrical Ive paid $1,556 to Liberty Home Guard for what I believed was a comprehensive home warranty, including premium add-ons for roof leaks, major appliances, and coverage for a mother-in-law suite. But when I recently had multiple serious issuesa roof leak, electrical failures, and sewer gas from plumbingI discovered Libertys coverage is not what it claims to be.They sent techs out, which was fine. But when the actual repair estimates came in, Liberty refused to cover themclaiming theres a $500 cap on both electrical and plumbing repairs. Thats outrageous. These are major systems in a home. Not once during the policy purchase or renewal was I told about these limitsbut they did clearly explain the $500 roof leak limit, which I accepted. Why didnt they also mention the same for electrical and plumbing if those caps existed? To make matters worse, I already paid Liberty $389 out of pocket for the electrical visit, thinking it involved uncovered items. Now theyre demanding over $500 more just to fix the plumbing, and we havent even gotten to the roof repair yet. What am I paying for, if not actual protection?Nowhere on their website or plan descriptions does it say "up to $500" for these essential systems. Ive gone back and reread everything multiple times today, and the supposed caps are still hidden deep in fine printif theyre there at all. If Im paying for whole home coverage and expensive add-ons, its deceptive to hide these ********* fairness, Ive used Liberty in the past and had decent experiences with appliance and A/C repairseven a refrigerator replacement. Never once was this $500 limit mentioned, and those previous issues were resolved. But this time, it feels like bait and switch.
