      I rented a house from Aims Property Management from 5/9/2023-4/30/2024. During my time the only issue was that water waste was not paid and was left with the responsibility of disposing my own trash after having paid for it for several weeks. Last, my move out was 4/30/2024. I fulfilled my obligations by cleaning the house from top to bottom and made sure that the house was in move in Ready as required in our lease agreement. I turned in all invoice and keys on time. A rep from Aims Properties contacted me May 17th stating that the walk through had been completed and that my deposit would be sent off on the following Monday. We are already on the 29th and have not received my deposit. I called Aims Properties office and the office manager said that they ran out of checks in New Mexico and that the Colorado Office will have to release my check.... NO TIME FRAME, NO TRACKING NUMBER ON A CHECK, WILL NOT RESPOND TO EMAILS OR VOICE MAILS. Please Help me resolve this issue. ******* *******

      ******* ******* vacated thr property on 04/30/2024. AIM Properties legally has 30 days to complete a closeout of any property as there are multiple steps that need to be followed along with policies. I have attached the closeout statement and envelope showing the closeout was complete and mailed out on 05/29/2024. This is within the time frame allowed. ** ******* was made aware the closeout would take up to 30 days. There were no charges to the account and he received a full refund.

      I moved in to ***** ***** **** Oct 2022 and I had a year lease. I was the only person living in that apt. Upon moving in I had to do a deep cleaning and I filled out the renters form of everything not up to standard in that apt. For 2 months I had no heat because the furnace was 20+years old and they had to replace it they took the wall out to remove it and never came back to repair the wall there was a slow gas leak coming from the oven put in many requests to get that fixed never happened. ***** ****** was the owners then a company called AIM properties took over and nothing was still done they were suppose to come back and do a deep cleaning on the bathroom and take off the closets doors because they were not on the track all this was documented when they came in for apt inspections and again nothing was done so I decided not to renew my lease I moved out Oct 22 2023 my lease was up Oct 31st. They did not document my moving out and tried to charge me over a thousand dollars in back rent and I reached out with proof multiple times with no response I had to leave a nasty voice-mail and they removed that fee and now refuse to give me my deposit back and is charging me a additional 442.14 and I know for a fact that I cleaned and did not leave that apartment the way that they claim I did. The total they are charging me is around the same price they tried to say I owed for back rent. I feel like it's a set up to get my money and I want my deposit back

      We are sorry to hear you feel AIM Properties is over charging you for your move-out. It is true ***** ****** is the original management company who moved you into the unit. Anything that happened between ***** ****** and you during that time has no involvement with AIM Properties. We cannot be held responsible for a property we were not managing at the time. 

      We do understand your frustration in regard to the costs of cleaning and repairs upon your move out. Every tenant is given an opportunity to clean their rental property before they vacate. The lease agreement itself states that you moved into the property, you resided in the property, and you agreed to return the property in a clean and move-in ready state. 

      I have attached a copy of your move-out report. This has all of the images of everything in the property. Again, we do apologize the costs of cleaning the property was more than you anticipated. However, it did need to be done and you did have the opportunity to take care of the cleaning prior to your departure.
