This company charged me to file for Homestead Declaration of my house but there is no one to talk to. It's a scam and I want my money back. I paid $35.00Business Response

We received a Declaration of Homestead request form from ***** ********** on Friday April 18th, 2025. A Declaration of Homestead along with a pre-addressed envelope to the Clark County Recorder and a cover letter with Notary and Recording instructions were mailed to: Mitra Dastmalchi ***************************************************************************************** on Monday April 21st. We have done exactly what we stated we would do and within the time frame stated. As of today May 21st 2025 the Declaration of Homestead sent has not been returned to us as being undeliverable. We have not received a telephone message from Titra **********, nor any written correspondence other than this meritless complaint from a private business (The Better Business Bureau, Inc.)

Homestead Declaration Bureau **** is a scam company, and they are scamming veterans for a fee of $35.00 for a Declaration Form that is free from the Clark County Recorder. They charge $35.00 to get this form and then when you apply for a Homestead Declaration from the Clark County Recorder you still have to pay a fee of $42.00 Recording Fees. They called me acting like they are real service company that will assist you in getting your Homestead Declaration but instead they just scam you for $35.00 fee. This company needs to be banned from doing business in ********* due to scamming people out of a fee of $35.00 for a form that is a "FREE Document" from the Clark County Recorder.Business Response

To call our business a scam company to a private business (The Better Business Bureau, ***** or to anyone else is libelous and defamatory. We have been business since 1996 and registered with the Nevada Secretary of State and the ***********************************. All of our solicitations state who we are, what we do, what we charge, the time frame we provide our service and that there will be an additional recording fee of $42.00 to be paid directly to the County *****************.
How could we possibly know you are a Veteran? Our solicitations are mailed to all that purchase or refinance a property not solely Veterans.
As for a free form from the Clark *********************** It is a blank form and if it completed incorrectly, the recorder will not and cannot inform you that there is an error on it. Nor can they assist you in filling it out. However they will take your $42.00 recording fee and record the document with errors, leaving a person(s) open to losing a property should the Homestead be challenged in a lawsuit. On the other hand, we research your property information from both the deed recorded at the ***************** and the legal description obtained from the ****************** Once that information has been verified, we would then send you a Declaration of Homestead based on how you are filing with notary and recording instructions along with a pre-addressed envelope to the Clark County Recorder. There is zero comparison with what we do and a blank form a person may obtain from the County Recorder which may not even suit a person's needs.
We find it interesting you used our service previously and recorded on February 27th 2023 the Homestead we prepared, (see attached) and now you call us a scam. How does a scam possibly stay in business for 29th years?
We suggest you retract the defamatory statements you have made, mail back the unrecorded Declaration of Homestead we sent you January 21st and we will then issue you a refund in the amount of $35.00.

I am rejecting this response because: You are correct that your are not a scam company and I am sorry I stated that in my complaint. So, if you did file a homestead declaration in 2023 for then why you sent me another request, I don't think that I have to file for Homestead statis every year and you can keep my $35.00 because I see from your reply that you need the funds. So have a great day and take me off your mailing list.

My husband and I recently purchased a home and received a letter from this business with instructions for declaration of homestead. There was no detail provided that this business was not associated with the Clark ************************ With the name of the company in addition to the letter receive, we believe this company to be fraudulently posing as a branch of the county recorders office.Business Response

Our response to your meritless complaint is as follows: Please see attached copy of the back of the request forms we mail to new homeowners. Our business name is Homestead Declaration Bureau, Inc. (the **** stands for Incorporated, meaning we are a business). We make it abundantly clear we are a private company, what we do, what our fee is, the time frame in which we provide our service and there will be an additional recording fee of $42.00 to be paid to the *********************. Furthermore, there is no government agency within the ***************, including the ********************* that can legally prepare a Declaration of Homestead or will proof documents for accuracy.
Our question to *************** is: Why have you filed such a complaint to a private company such as The Better Business Bureau, ***** rather than contacting us directly?

I received a letter from this company stating that they would file the homestead declaration if I sent in the form and paid them $29. When I looked up the homestead declaration bureau the first website that pops up on ****** is the Clark County official government website. Now in my own stupidity of having just bought a house and dealing with so much paperwork from every which way I didnt do my due diligence and because the first website they came up with a legit government website I sent in the money and the form, I have never received any paperwork back from them to finish filing the homestead declaration for my husband and I yet they took my money. I also can I get a hold of anyone at this so-called business as no one seems to answer the phone.Business Response

No where on any of our solicitations does it state we will file the homestead declaration. Talking about a Clark County official government website popping up on a ****** search is a mute point, as they do not and cannot legally prepare Declaration of Homesteads.
As of today November 14th 2023, we have not received any written correspondence directly from *****, nor have received a voice message. Had we received either or, we would have responded immediately. Instead she choose to write a complaint about us to a private business: The Better Business Bureau, Inc.
For your information, we received a Request Form from ***************************************** on May 9th 2023, a homestead was prepared with recording instructions and mailed the same day to the address she provided: P.O. Box **** Logandale, ** *****. As of today November 29th 2023, it has not been returned as undeliverable. A new Declaration was sent to her on November 14th 2023.
