      Homestead Declaration Bureau, Inc. sends out letters that are intentionally designed to look like official government documents, including phrases like “FINAL NOTICE” and formatting that mimics county paperwork. This is a deceptive tactic that preys on homeowners who may think action is required by a government agency. The fine print reveals they are a private business charging for something that can often be done independently or through legitimate public channels. This type of misleading communication is unethical and erodes public trust. I strongly advise against using this service.

      SCAM! I received a letter in the mail asking for it to be signed by a notary and returned with $42 to file with Clark County. The list of fees are for: Base recording, assisting persons in foster care, NV legal aid services for the indigent, investigator compensation and technology fees.

      We received an Request Form and payment of $35.00 from Lucille ******** on May 21, 2025. After researching information from the Clark County Assessor and the deed recorded on April 10, 2025 from the Clark County Record’s Office, a Declaration of Homestead was mailed to Lucille ******** at **** ****** St, Las Vegas, NV ***** the same day. All of our solicitations state the following:
      “Within one business day of receiving your request form, a Declaration of Homestead will be sent to you ready to be notorized - with recording instructions. The County Recorder charges a fee to record your Homestead. See reverse.”



      “THE COUNTY RECORDER CHARGES A FEE (CURRENTLY $42.00) FOR THE RECORDING OF A HOMESTEAD DECLARATION. YOU WILL NEED TO SEND THIS FEE ALONG WITH YOUR SIGNED AND NOTARIZED HOMESTEAD DECLARATION TO THE RECORDER. PLEASE DO NOT SEND HOMESTEAD DECLARATION BUREAU, INC. YOUR RECORDING FEE. THE FEE YOU PAY HOMESTEAD DECLARATION BUREAU, INC. IS FOR THE SEARCH, RETRIEVAL AND VERIFICATION OF INFORMATION FOR THE PROPER COMPLETION OF A HOMESTEAD."



      We have been licensed with the Clark County Business License Department and the Nevada Secretary of State since 1996. Calling us a SCAM is unwarranted and without merit.

      They pretented to be Clark County and sent us letters for $29 charge. But they can't even spell my husband's name in a right way. Which is funny!

      Got the same letters, but had doubt. All of us got through Title companies to get title insurances and title companies do due diligence. So, In short these guys are frauds.

      Scam.
      I simply grabbed some junk mail and put it in the envelope since it is postage paid. Might as well get rid of junk mail, employ usps and make them pay for it.
      I see they claim the recording fee is $42 with the county. Likely to make people think they get a special of only $29 if people even read that far.

      I did not know anything about homestead until I got a letter from them. Unfortunately since this property wasn’t my primary residence I can’t get homestead but Mark was kind enough to spend over 30 minutes on the phone explain everything to me. Thanks to him now I can have homestead on my primary residence. It’s a great idea and for total of $70 dollars you could protect your equity up to $650 thousands. These guys are doing the entire work for you and all they charge us 29 dollars. I would recommend it to anyone first time buyers.

      Homestead Declaration Bureau on Russell Road, Las Vegas has been bombarding me with mail, all of it fear-based and time-crunch sensitive, hurry hurry hurry before the stagecoach robbers in Nuh-va-dee take your house with their 6-shooters!!!! Hurry!! typical rip-off sales pressure.
      Just $29 and piece of mind can be yours. Oh and the official $14 filing fee with Clark County and the notary fee. They don't mention those, but they try to make their scam sheet look state-official with "CLARK COUNTY NEVADA" in bold and a "for official use only" box as seen on so many state forms. If you say they are a scam, read below and you will see they threaten people with slander and libel lawsuits. Yeah that's who *I* want to do business with.
      Save you time and money -- avoid these rip-off creeps, and go file and get notarized the paperwork yourself.
      Here's how:
      [1] Complete the Homestead Declaration form. The form must be printed legibly in black ink. Text cannot extend beyond the one-inch margins on all sides of the form. You can download the REAL, OFFICIAL form from the REAL, ACTUAL state government website here: https://files.*****************/clarknv/********/**********/**************************2010.*** *** Sign in the presence of a Notary Public.
      [3] Take the completed document to Clark County Recorder.
      The Clark County Recorder's Office is located at 500 S Grand Central Pkwy, 2nd Floor, LV. You must pay a recording fee of $14.00 for the first page plus $1.00 each for any additional pages. The County Recorder's Office will record your Declaration of Homestead and return the form to you by mail.

      This service may be legal, but as it's operated, in my opinion it should NOT be legal!!!
      The name of the company and the form they sent me, made it look like it's a government form, which is is not.
      On the back page in fainter grey colored text (which makes it harder for me to read or notice), they state they're a private company that aids in "search, retrieval and verification of information to ensure the proper completion of a homestead declaration".
      It further states the information they provide "should be considered educational only and may not apply to your particular situation". So they do "search, retrieval and verification of information" that I should only use as "educational"
      Basically it's preying on people's lack of knowledge of the process so they can assist you with a form you cannot rely on.
      So in short, here's my opinion that this operates like a scam (even if it isn't), provides no value and prey's on people's lack of knowledge. If it clearly stated what the service is, and what they actually do, their business wouldn't exist. Because there wouldn't be enough people willing to pay for such a service. It's essentially a legal SCAM.

      I was suspicious of form, so I looked for DISCLOSURE that it's not a government agency, but didn't find one. So I Googled - SCAMMERS! Yes, I know, this is a free country - Free to scam, free to deceive!

      I am glad I looked here first before sending these scammers any money. I had the same situation with a company wanting to file a UDOT number for our business. Everything they send you looks like official government business. When in reality, they are trying to get you to send them money out of fear of something bad is going to happen if you don't. Glad I didn't fall for it!
