      Company provided ****** ** ***** as a contact. Tried to call this employee and each time goes to voicemail. Attempted to call him several times and very poor customer service.

      Thank you for forwarding these concerns and offering us the opportunity to respond. We would like to clarify that Clear Capital functions as an appraisal management company, engaging independent vendors to complete appraisal assignments, rather than directly performing them.


      As stated above, *** ****** *******, the appraiser that was solicited for and accepted the appraisal assignment related to the transaction at issue, is an independent contractor and not an employee. Mr. ******* reported to us his efforts to contact the designated point of contact using the provided telephone number on three separate occasions. On each occasion, a voicemail message and a text message were left, requesting a return call and including the appraiser's contact details. Two days later, the point of contact responded with a voicemail and a text message for the appraiser, in addition to a message for Clear Capital. The appraiser has stated that they were unavailable on that day and did not receive these messages until the following day, at which time an attempt was made to contact the point of contact; however, no response was received. Clear Capital received the message from the point of contact requesting a new appraiser be assigned and indicating that they would no longer communicate with the current appraiser. Consequently, the report was placed on hold, and an investigation into this situation was initiated. The findings were subsequently reported to our client, the lender, and the report was ultimately canceled as no work had been completed.


      Please note that Clear Capital did not receive any payment for this transaction. If the point of contact remitted payment to the lender for this service, we recommend that they contact the customer/lender directly to address any concerns regarding payment reimbursement.  We do apologize for any inconvenience in this matter and hope that the above response helps to resolve this matter.

      Clear Capital used unfair double standards when conducting a home appraisal. Clear capital used a phone camera scan application to determine the ** of Our home. This scanned square footage differed from the public record of our home by 481 **. Clear capital then used the scanned square footage to compare against the public record of other homes in my area, while ignoring the public record of my home. By doing so, Clear capital unfairly skewed the value of our home determined by the appraisal, directly impacting our ability to borrow against our equity.In order for the Clear Capital scan tool to be used as a basis for comparison, Clear capital would have to be able to scan the other houses ours is being compared too, to ensure the same standard for ** determination. As this is not practical, the only other way to ensure a fair evaluation is to compare the ** of record for our home and The other homes thereby using the same standard of measurement/comparison.

Clear Capital is an appraisal management company and does not directly perform appraisal assignments, but works with independent vendors regarding completion of appraisals and any property data collection that *** be used in an appraisal assignment. In addition, the determination of which property measurement to use in an appraisal assignment is at the appraiser's discretion - Clear Capital does not require any vendor to use any measurement for an assignment. 


      Please understand that the appraisal and any corresponding property data collection is ordered by our lender customer. As a result, we would encourage you to reach out to the customer/lender directly to share your concerns with the appraisal assignment, including any concerns regarding the property measurements identified.

      As a real estate professional, I have worked with Clear Capital for the better part of 20 years providing valuations. Something has changed terribly with this company. I do not know if it is new leadership or lack there of. Be warned if you are a real estate professional doing valuations for this company. They are EXTREMELY unethical and try to get you to do unethical things on reports that can affect your license as an agent or broker. Additionally, their team is HIGHLY UNPROFESSIONAL. I had a recent experience with a Supervisor/Lead *********. She was very rude and would not listen to my concerns. This involved a specific report the client was trying to use as an appraisal and referring to the report and myself as an appraiser. I am not a licensed appraiser and that is extremely disingenuous to lead people to believe the report and the professional is an appraisal and appraiser. This kind of behavior can get me in serious trouble and could cost me my license, which ********* and ******************** apparently does not care. I even requested her superior get ahold of me and he has completely refused. That being said, be very aware of this company and their schemes. Your real estate license is not worth putting into jeopardy for $45.

      This happened on October 13th , 2022 Clear Capital *** sent a person named ******* to my home to do an appraisal * While doing his appraisal he had to get in my attic through the garage access door* As soon as he got up in the attic he stepped on the drywall instead of the floor or beams and his foot fell through and left a hole in my attic floor* I asked him if he was OK and he said yes* I reported it to Rocket Mortgage because they were who I was getting a loan through and they told me I had to contact Clear Capital and gave me there phone number ************* I called Clear Capital and told them what happened and they told me they could not talk to me because it was a compliance issue and I would have to talk to Rocket Mortgage* I told them they were the ones who told me to call and they said they could not tell me anything else*The appraiser contacted me on Friday evening and asked me if I reported the incident and I said yes* I told him I had someone scheduled to come fix the hole on Saturday morning ( Oct 15th) he told me to call him and tell him how much it cost* When I called him Saturday to tell him it was $200*00 he said he wanted to send his guy to look at it to save some money* I told him it was already fixed and I just needed to be reimbursed * He said he would call me Monday* He never did, I called him Wednesday Oct 19th he asked if he could pay $100 this week and $100 next week, I said yes* I waited until Friday Oct 21st he did not pay* I sent a text inquiring when he would pay and did not get a response* I sent another text Saturday and he answered with a nasty text threatening to sue * I have several texts from him all hateful, he said he could pay via cash app* I downloaded the app and told him so but he said he was out of town and it would have to wait* I tried again to resolve the issue with Clear Capital they told me that ******* ( the appraiser) would contact me by end of day Oct 24th* He didnt* I have the texts but could not download

      I am rejecting this response because: Rocket Mortgage is not the customer at this point, I am. I have been told by ****** that I need to contact Clear Capital, then Clear Capital says they will only talk to Rocket Mortgage. The email sent to Rocket from Clear Capital mid October was that ******* would contact the customer (ME) and make arrangements to resolve the issue. He has been uncooperative and I have not gotten a resolution from him.  My loan is closed, this is nothing to do with Rocket Mortgage at this time, they are out of it and Clear Capital needs to refund me the $200.00 owed to me for the repair I had to pay to have my attic floor fixed do to the person named ******* that they sent to my house to do an appraisal. The last time I talked to Clear Capital they told me that ******* would contact me by end of business day , that was October 24th. I have not heard from him or Clear Capital. The last time I heard anything from ******* was Saturday Oct 22 2022 . 

      I would like a check for $200.00 for the repairs I had to pay for to fix a whole in my attic floor caused by ******* the appraiser who was sent to my home by Clear Capital.

      I am rejecting this response because: The damage to my attic floor happened Thursday October 13, 2022. I should not have to wait until December 1st 2022 to be reimbursed for repairs that I had to pay for due to the appraiser Clear Capital sent to my home to do an appraisal. I could not wait that long to get the repair done because I had a large whole in the floor of my attic due to the appraiser not knowing he should not step on drywall but instead step of the floor or beams in the attic. My attic was exposed to the elements and needed to be sealed ASAP or I could have gotten mice or other animals trying to get in out of the weather. It is very poor customer service  and business practice from such a large company such as Clear Capital. Surely you can send an electronic payment and rectify this matter before December 1st, 2022
