American Avenue fraudulently charged lease end damages that were non existent.Obligo prematurely paid American Ave 14k, even though charges are under dispute, and are demanding money from me, and threatening to send the debt to collections.On 3/25/25, a walk through was done with a property engineer, who took photos. My actual move out was 4/7/25.I received a lease end damages ledger, totaling 1600$. Items included were trash and furniture removal, along with damages that were non existent. I repeatedly, on multiple emails and dispute links provided my time stamped photo evidence proving the ledger is wrong, and they blatantly lied. I repeatedly requested for them to provide their timestamped photo evidence dated on MOVE OUT, and specific receipts for repairs rendered, and they did not comply. The photos they sent were from the walk through on 3/25/25, which it says right at the top of their own invoice. They supplied no photos ON THE MOVE OUT DATE, they kept using the photos from 3/25. My photos are time stamped and dated 4/7/25.While my dispute was STILL UNDER REVIEW, they charged Obligio 14k as security deposit, which they are demanding from me. They gave 16k credit to ledger, but didnt tell Obligo. THEN, they sent ANOTHER ledger, with more charges, that were never included on the first ledger, and sent the SAME photos from 3/25, and i put in another dispute, sending my photos from 4/7/25. Obligo saw the second ledger, and despite the credit, is still demanding 14k from me, even though it needs to be payed back to Obligo by American Ave.This is a dishonest, deceitful, and predatory business practice. How can you do a final invoice/ledger, approve the dispute, then turnaround and do a second review and ledger items and charges not included in the original? Nothing changed,so why 2nd ledger? Obligo should not have paid the charges while still under dispute, and should get their money back from ************, not me.Business Response

Im a single mother of 4 and in the process of moving because the place Im in has had so many leaks & floods and I really believe its mold somewhere but the new place Im moving to has a no deposit option which I definitely shouldve qualified for! The qualifications were just to have and active bank account thats been opened fit 6 months & NOWHERE did it say that you had to have a certain amount in the bank account so I applied and kept receiving a error message saying my bank account info couldnt be verified so I was thinking it was just something with the system and contacted the system support and then was told that I was verified but not qualified because I had to have atleast $351 in my account which again it says NOWHERE on the app,and was told even if I added the money it still wouldnt change anything so I then tried to add my other bank & still was getting the same message and still told that I was verified but no qualified and the woman Jinnelle that I spoke with acknowledged that it doesnt say you have to have a certain amount in account to qualify and she would pass the message to her higher up but it would still be nothing that they can do which is NOT fair at all not had to try to get $1755 for a deposit when i know I wouldve qualified for the no ************ pretty sure a lot of ppl dont know this and has also been getting denied which isnt right at all!! I even asked to speak with someone over her and still preceded to tell me that it still wouldnt change anything and that the senior support would give me a call but again still wont change anything and I never even received a call from the senior support only ******* so something is definitely not right with the companyBusiness Response

I applied for Obligo to pre-qualify for a Townhouse and had to complete all the steps to complete my application. I decided not to go with the Townhouse after touring and was notified via email that my account was attempted to be charged $1950 for move-out fees. I never signed a lease with the property or was a tenant in the past. I contacted Obligo to prevent further charges with this property and intended to dispute it. The property refuses to close the records and continues attempting to charge my accounts. I have contacted Obligo several times to close my account and remove payment methods to prevent unauthorized charges. Obligo has refused to close this account or solve any unauthorized fees.Business Response

My family has been getting charges on their accounts and I need it to stop, you are to only be charging one account and I cant even get access to my account to check anything. This is not what I thought this was going to be. If I knew it would be like this I would have never used Obligo. Obligo insured my security deposit for a property I rented in August 2023. I terminated the lease with landlord owing $1500 ONLY. The landlord falsely filed a claim with Obligo for $2500 for things I am not legally responsible for like the dryer according to ** state law. I submitted documents to validate this along with move in photos showing that the walls were not painted, or hangings being removed prior to my occupancy. My cousin didn't have a bank account to use to get the service, The way I understood it is she would have to pay only a portion of her deposit. I also read the fine print. So I agreed to the $154 payment, plus another $50. Somehow I ended up getting charged over $600. I am livid. I'm reporting fraud. This is ridiculous. I did read the fine print. Upon investigation, we determined that the landlord accidentally opened a second record for your cousin's lease. This triggered a duplicate Obligo application being generated, which your cousin completed. The additional charges were made to your account after your cousin initiated payment of the service fee and move-in fees for the second time in association with this application.
As a result, we have closed the duplicate record and are in the process of refunding all charges related to that record. Your cousin now has only 1 open account with ********************. As you discussed with our customer support representative, once the refund is processed, your bank account should reflect a payment of $154.80 as a service fee and $199.16 as a move-in fee, charges totaling $353.96.We appreciate you bringing this issue to our attention.

When you originally reached out to us about being charged our service fee after moving out of your rental, we promptly contacted your landlord, who confirmed a move-out date of May 31, 2023.
Based on that confirmation, we refunded service fees for any months after that date, a total of 5 months. Due to our payment processor's limitations, we were only able to refund 3 of the 5 months' fees to the original payment method, but the remaining 2 months' refunds were sent as **** eGift cards to the email address you provided, and receipt was confirmed.
We do not participate in disputes between renters and landlords regarding the underlying lease obligations - that must be resolved between you and your landlord. If a new move-out date is agreed upon and documented by the landlord, we are happy to review that new information and refund you as needed.
