    I was injured back in november of 2023 im waiting on my workers comp and unemployment my lawyer let management know what was going on so they revoked the 3 day eviction the prc program was suppose to pay my rent for January but management didnt fill out paperwork in time so it was denied i refilled the paperwork and paid February rent and then went to pay for jan and march together it said payment received on my end with conformation a week later i get the money back and a note saying insufficient funds i have all the money for my bills rivervalley pulled out 9$ and then next day 25 to make it to where i didnt have enough in my checking and i wasnt aware i called management to try and resolve it and management was very rude and said they will not be accepting anymore payments from me that i need to get out i have 3 children and a house full of stuff and im still injured

    I live in ******* Mobile Home Park in ******* **. And have been here since June 2020

    In my lease it states that all porches must be kept neat and only patio items can be on the porch. Items on my porch consist of 3 chairs, plants, a small 13 gallon trash can, a compact push-mower that folds up for easy, neat storage, a rake, a broom and a grill. All these items would be included in patio furniture/items.

    In the past I have been cited for having these items on our porch. After having a conversation with Tiffany, my property manager, I was told by her that these citations were a result of the company being hit with fines for code violations from the city.

    After doing my due diligence of
    making sure porch was in compliance with the city, I had a code enforcer come out and tell me there was no issue with the property and that he hadn't given any violation fines to her about my porch/yard. He then proceeded to tell me that the company is trying to get money from the tenants on bogus violations because River Valley Communities LLC had just been hit with over 80 fines for various different violations on managements behalf. Including moving old trailers out of the park and bringing new ones in without contacting the city first. only thing he mentioned to her about my property was an old car that broke down on me and was still in the the driveway. I resolved that issue by having the car towed to a different location to avoid any infractions/fines.

    On June 1st 2023 a "FINAL NOTICE" was placed on all our doors stating that after July 1st 2023 all tenants who fail to follow the porch/yard rules and regulations would be fined.

    How is it that my property is in compliance with the city/county but not up the River Valley MHP standards?

    I have since contacted code enforcement and I am getting written documentation of an inspection of my property. I have also made multiple attempts to resolve this issue with Tiffany and I get no answer or call backs.

    On December 23rd 2022 our pipes to our rental unit froze. I called the leasing office and they stated several units were frozen and they would let me know when they would fix it. I have a 14, 10,8, 2 and premature 1 Day old at that time. My children could not stay at a residence with no working plumbing or water. I had then get a hotel with their caregiver that was staying with them as I was in the hospital. Over the next 3 days I repeatedly tried to reach out to the leading office to see when they were going to fix the issue. My dad ended up borrowing a heater and coming to fix it on 12.26.22. In the meantime we were told by another person that the heat tape was faulty and kept tripping the breaker. Which is why it froze and was not unthawing. I submitted the hotel receipts to be deducted from rent. They stated they were being denied. They never even fixed my problem, my dad and husband did. They called my on 12.26 and said they would get to us later but my dad already took care of it before they even brought anything to fix it. I did not even submit mileage I had to drive back and forth to still tend to my dog that was at the rental or any receipts as I had to get them food since I could not cook as I had no water. My children woke up Christmas morning with no gifts and we had to drive home to open presents then go back to a gas station to use restrooms. My kids got McDonald's as Christmas dinner as I was unable to cook for them. Meanwhile this company will not take accountability for the situation they left us in.

    I am renting a mobile home in ******** ** from River Valley Community. When I started renting in March 2020 it was owned by Someone else. He sold the park did not tell anybody in the park. We went months not knowing anything. Then a so called Manager showed up started collecting rent but that was all no introductions as to who they were or no new leases. Our leases are with the old owner. No phone # to call for repairs. This has gone on for 2 yrs. Then all the sudden we all get eviction notices put on our door. Stating not paying rent. I have been paying my rent to the Manger Marcus. He has not been keeping up with anything including our rent payments. These people don’t even know what’s been going on here. Don’t rent from them they don’t care about anything but money they are rude never answer the phone. I have overpaid by $325. And they still want more money. But nobody knows where to pay them .

    Had issues while living here. Good luck ever finding or getting in contact with the single person that works there maybe 1 day a week. Moved out 4 months ago and failed to issue $1000 deposit.
    Cockroaches- slow to fix issues.

    I moved in May 2022. I did not realize there was not an AC unit. So around June I started to ask the property to manager if and when my AC unit would be installed he wrapped in and buys me that the unit had been shipped to the installers but the installer was on vacation so it would be a week or two so I waited approximately 4 weeks I started emailing the property manager again at first he didn't answer but finally he answered me and he forward me the email that the installer and the manufacturer sent him and I and he said that I might have better luck if I called the installer myself so he gave me the number and I called that's when I found out that they did not even have my unit that they couldn't find a unit to fit my blower and it would be months before they can find one from that point on the property manager refused my calls he even made a comment to my mother that he purposely avoids my emails and my calls so I started calling the river valley office I've been calling for months no one will answer no one will call me back now I have the issue of a tree right across the street from my home is leaning more and more each time it rains towards my home it will fall soon no one cares and all they care about is putting a 3-day on my door if my rent isn't paid in the time allotted I have no idea where I can turn for help I cannot get anyone to answer me my sister also lives here and her problems are far worse than mine I'm at this point ready to break my lease if that's what it takes I cannot live here without what I pay for every month it is in my contract that an AC unit was in place I do not know how they people like this when all I'm asking for is what I pay I can't even get the landlord to even call Rumpke to pick up my trash I've been having to pull it down the road all he has to do is make that call to Rumpke and that problem would be taken care of I just want someone to call me back and fix the small problems. I also have standing water for days when it rains

    When tenant moved in, she was aware there was not an AC unit
    installed at that time. She filled out and signed the move in inspection
    stating that no AC unit was installed at move in. Tenant was informed that the
    AC units were on backorder and we were being told by the supplier they should
    arrive by the end of August. The date of when the expected units would arrive
    keeps getting pushed back by the supplier. It is out of our hands as to when
    the ac units will arrive and will be installed. We are not required to provide
    ACs and there is no contract stating otherwise. The tree that she is
    complaining about is on land across the street that does not belong to the
    park. We have explained to her that we cannot take down a tree on land that
    does not belong to us. We have told her that she will need to contact the
    property owner and discuss their tree with them. As far as her sister, I am not
    aware of who her sister is and what issues her sister has. Her sister is
    welcome to contact the property manager to discuss.

    On 06.12.22 I moved out of **** ******** *****. I was told my Deposit would be processed and mailed once they review the property after I left. I have sent several emails to Penny H**** who is the property Manger at ********* Mobile Home Park. She confirmed that it was mailed out on 07.22.22 that the Deposit Letter was mailed withing the required window which is not true. I am still waiting

    $1640.18. Tenant was mailed the statement of security deposit showing where the

    I current live in ****** ** which was known as ******** **** but was bought out and renamed ****** ****. I’ve been living in this neighborhood for over 7 years and have seen many changes for the bad. Three years ago in my old unit the floor started to cave in and water started leaking into my mobile home which caused more damage. The back porch of the trailer wasn’t attached the home and the front porch was severely dry rotted. 2019 is when river valley purchased our community and we haven’t had a stable manager since. We go months without management and when new management comes eviction notices starts flowing! Money orders have been missing as well! Throughout the process I’ve let every manager know about my living conditions and the damage became worse so bad that I had to staple plywood on my kitchen and washing room floors to prevent from falling in. Last month we received a new manger named Caroline Barret who saw the condition of my home and told me she would help me get out the house. Yes I messed up by not reading the lease but I was nervous because she told everyone she was quitting on the 8th of July and I was determined to get out of that house. I was paying 651.00 for a 3 bedroom for 7 years now my rent is 750.00 for a 2 bedroom and I was unaware of that because Caroline told me that my rent would be 579.00. No one has been here since July 8th. Now on August 19 I receive a eviction notice for over 1600.00 and Rose the new supervisor is not being reasonable and the conditions over here are much worse than my last house. It’s black mold and other kind of mold everywhere and no power in my childrens room. The dish washer doesn’t work. One of the movers fell through the back porch that was just built using dry rotted wood. She didnt want to compromise with me because I was misinformed. This is crazy! And also stated that all the trailers will be going up and that my rent should be 799.00. Mind you this trailer is over 10 years old and is not used!

    The resident did go into the office inquiring about the 5
    day notice to pay rent. The resident explained her concerns regarding the rent amounts. We
    immediately pulled her file to see that she did transfer and did sign a new
    lease for the amounts she listed. The Regional Manager did advise that she could not comment on what her and
    the previous Property Manager discussed but that we do not accept verbal agreements.  We review and only enforce what's on the lease agreements.  Resident stated she wasn't paying, that she would see
    us in court and left the office.


    The Regional Manager will have the property prepare a
    work order for maintenance to go into the home to make any needed repairs.

    if miscommunication was made on their behalf from a former manager working with a tenant would be the best option. I didn’t have a problem paying the rent but demanding that amount in a certain amount of days especially after being told what I was told is not reasonable. I asked her what options did I have and she said  that there was no more options then I said I will see her at court.
