In April, I went to the **** **** website, owned by Fath Hill Properties, and paid the posted balance at 3:08 AM. The next day, I was charged $50 plus a $3.95 service fee. The company posts all balances due the same day. This does not give tenants ample time to pay. I went to the office requesting they post balances a few days earlier. In that office that day, there were two workers, one being Jessica Light. She was rude, dismissive, and argumentative and stated the company does not post balances early. They are posted the day they are due. The next month, I attempted to pay early, but once again, the balance was not posted online. I added the amounts with my information and paid the rent plus dues early. The next day, I was notified I was $3.00 short and acquired an additional $3.95 service fee. I requested a refund and was denied. I then requested to speak to Maykayla F****** the property manager, to request a call and a refund. Maykayla F***** did not return my call during our scheduled times and sent argumentative emails stating she attempted to call. For June, I paid the posted balance at 12:08 AM and was again charged $50 late plus a $3.95 service fee. I have requested multiple times that Mayayal F***** give me Fath Hill Properties' contact information to aid with a resolution, but she has failed to provide me with the information. I am reporting this company’s deceptive business practices. They are not posting balances due promptly, are not posting accurate balances, and are charging tenants excessive late fees and service fees.Fath Properties

Hello. We understand you are a current resident of Deer Hill Apartments, a Fath Property. Per your lease, rent is posted on the first of every month and you have until midnight on the first to pay or there will be a late fee posted. We do not post rent any earlier than the first. We understand that *******, the ******************* Manager, did explain that to you. She also emailed you a breakdown of your monthly balance minus the water charges as they will change month to month. With payments online, there are service fees to use a debit or credit card, but no fees if you use a bank account. This is stated on the payment screen prior to making the payment to ensure all know that there is that extra fee. You also have an option to setup automatic payments that will be withdrawn from your bank account each month on the first automatically to cover all lease charges including water with no fees. We understand that the Community Manager, ***************************, has been in communication with you multiple times regarding your concerns. 1 starCindy the property manager of Village East is completely unhinged. I do not understand how she still has a job. I have witnesses and recordings on how she spoke to me because she gave me a “remodeled townhome” and everything was falling apart in it. She told me I did not even qualify for it and that I was ungrateful. All because I was contacting them because 1. I had no hot water at first, then I had no cold water, 2. the garbage disposal was not working, 3. the air does not work, 4. the shower in the master bathroom was not working, 5. the bugs are absolutely disgusting. All of these are valid reasons to be upset. Especially when it was supposed to be newly remodeled. They have a guarantee money back for the Fath Promise, so I’m hoping they give me back my 1,700 dollars because I was only in the townhome for 2 weeks.Review fromM. L.

My review/ complaint that I sent to Channel *: Hello ***** I have been a respectful and compliant resident at ******* Lake apartments for almost seven years now. With no plans of mind to move anytime soon, I received a letter stating my month-to-month lease is no longer accepted and that owner wants possession . I moved in around 2018 and during that time, I was not aware that I had to call the leasing office myself to renew my 12-month lease. I automatically thought my leasing office would notify me when my current lease was close to the expiration date and give me the opportunity to renew. Instead, I was changed to a month-to-month lease without the leasing office informing me of this.When I received the termination of lease letter. This was a shocker to me, only giving me 30 days to plan in panic. I feel that 30 days is not enough to shop around to find another apartment, clean, pack up and then move out. I wish this letter was sent to be in January, so I could plan ahead of time accordingly. I feel that newer management is kicking out historical residents to continue increasing the rent here. It started off here with good management, they truly cared for the residents here but now, management is gone and only has a greed for money. I have even talked to the regional manager (Afua Na****) but it was a waste of time asically, given the cold shoulder. Now that I have grown over the years learning about the real estate industry and laws, it is unbelievable how much landlords can get away with! I feel like what you don't know, they will take full advantage of this to use as their benefit. I feel to me that it all about money and not truly caring for their residents. ****** response: *******: Sadly, this is very common now. Landlords are pushing tenants out at the end of their lease, and by law they just have to give 30 days notice. Oh wow very interesting! Because that letter I recieved simply stated "Owner wants pocession " . The letter DID NOT include what policies I violated. I even called corporate and somehow, no one knew the reason for the letter! (I even spoke with the regional manager who knew nothing and did nothing to help me)So because of this, my issue should be discussed publicly. That is the only way that I get a response! Which is truly sad. Your response did not include a solution to this matter. No one called me to discuss this issue privately!Bottom line, I complied and move out the time you demanded for me to leave. The issue (If you read everything in my original post) is the short amount of time that I had to find a new apartment, clean and move out was not possible for me to do within 30 days!Why didn't I get this letter in January? But instead you decide to tell me bad news at the very last minute!I did not have time to finish my cleaning process due to your multiple demands to retrieve the keys. There was nothing more that I could do. Therefore, what was left behind SHOULD NOT BE HELD AGAINST ME. Once this is resolved, case closed! I'm making this very simple to solve.M. L.

P.S: I believe that I have seen a mystery deposit in my bank account but I don't know if this was settled (your response doesn't include this information). I am a person of peace and I honestly hate to argue. I just want this resolved. Please send receipts!Review fromSheila & Claude G

5 starsDuring October, we were having issues with the sewer lines backing up in our townhouse, maintenance took care of the problems right away, mostly on weekends. They called in a plumbing contractor to find the root cause of the back-ups & discovered the cast iron pipe had deteriorated & needed replacement. The staff worked tirelessly with us to find an extended stay hotel that would accept our very "unusual" 15yr old cat, & made all the arrangements. We had to remove all the shelving we have in the kitchen, empty out the lower cabinets, clean out the pantry and remove everything from the half bath. We moved out of the townhouse and into the hotel on Saturday November 4th. Originally, they thought it would take 2 weeks to replace the drainage system. But as all construction goes, they ran into more problems. All in all, we were out for four weeks moving back on December 2. A few times my wife went back to the townhouse to get a few things we needed and was devastated seeing our townhouse completely torn up. They had cut four feet deep by two feet wide trench through the floor from the half baths outside wall all the way through our kitchen and out the front. It looked like a bomb was detonated in the front of our townhouse. There was dust and debris everywhere you looked though they did have the living areas sealed off with plastic sheeting. I cannot praise April H********* and all the staff at Fairfield Pointe enough. Through a very trying period they worked tirelessly to make a bad situation much better. In the last week of construction, they made sure everything was cleaned up, repainted the walls in the colors we had originally painted them, and made sure we felt welcomed back into our townhouse with a very nice basket including a spa visit gift card for my wife. They couldn’t have done any more and we are very happy to say we live in a community of caring and thoughtful people who are willing to go above and beyond. Our A/C at **** **** Apartments on the 9th floor has been consistently broken. Temporarily fixed only to break down again. I and my partner have had to put in THREE requests for them to fix this, with the maintenance man only giving a temporary solution. We have been without A/C for MONTHS and by months I mean last year of 2022 into 2023 where it is now May and becoming hot. If we cook in the apartment, it can reach 82 degrees when it’s maybe 70-74 degrees— that’s insane and a HOUSING CODE VIOLATION: ) A landlord who is a party to a rental agreement shall do all of the following: (1) Comply with the requirements of all applicable building, housing, health, and safety codes that materially affect health and safety; (2) Make all repairs and do whatever is reasonably necessary to put and keep the premises in a fit and habitable condition; I CAN ASSURE YOU THIS IS AFFECTING MY HEALTH AND IF NOT REMEDIED— THIS WILL BE REPORTED TO SOMEONE WHO WILL LISTEN. We as tenants already pay too much for mediocrity. **** **** Apartments are A JOKE! PLEASE JUST REPLACE THE UNIT OR SWITCH US INTO A DIFFERENT APARTMENT UNIT.Fath Properties

Hello ******. Its our understanding that you have spoken to the property manager, and she is getting you transferred to another apartment. We understand your frustration but want to note that your A/C unit was tagged last Fall to be replaced with a new unit this Spring. During the winter months A/C units are not considered emergencies. The A/C unit is on the list and will be replaced soon. We take all reasonable measures to try and fix our equipment before replacing. ******* **** apartments has changed the way in which a renter can make rental payments. I have been unable to log into the site. I emailed ****** the apartment manager there for her assistance. Ive actually emailed her 5 times regarding this issue as well as calling twice. She will not return my call nor text. I dont know how Im supposed to pay my rent. Per the email they will no longer accept paper checks. Someone did reach out to my husband. They told him there would be a 10% late fee accessed to our rent. I still dont know how Im supposed to pay. I started emailing ****** on Monday. Now they have the nerve to want to charge a late fee. Please help me.Fath Properties

I stayed at the ******** in Dallas, Texas. The apartment was infested with roaches. I had a neighbor from **** that stayed up all night, and smoked pot all day in which the smell came through the vents on a daily basis, and overflowed her bathtub, and the water leaked into my apartment causing damage and an unbearable odor, I couldn't use my bedroom and bathroom for a week and a half. No Compensation, no apology, nothing. The manager Jerry was rude and insensitive to the matter,Fath Properties

After speaking with the on-site team, we understand that ***** and the team did address the issue with the upstairs neighbor when it was brought to their attention. They also helped you get out of your lease early, because you were unwilling to wait through the processing that we had to take to resolve the issue with the neighbor.
