1 starI am very disappointed with my first experience with this company as a RE investor. I've talked to 3 different employees there, all friendly enough, but not one of them have gotten me the information or documents that I've requested from the tenant that they managed previously. They said that they'd get me the information I've requested every time, and every time they didnt. We're on about 30 days and counting to simply email me a tenant ledger and maintenance records so that I can have a better understanding of work that has been done on this unit.Review fromLuz C

My name is Luz Conyers. Bridgestream bough the apartment I was renting on about February 2025. My lease was renew (month to month). I moved on April 30, 2025. From February to April 2025 maintenance addresed few issues and by the way they were wonderful. I can't say the same thing about management. Also a lady by the name Brenda was wonderful.
*when they took over the apt. jut did a very quick inspection ( red flag#1)
*they decided to repair a leak in the shower and took long to finally do it.
*the lady in the ofice(I don't even know her name)has zero customer service, she's very rude, cut you off when explaining yourself, and rush you out of the office.
And now I just receive less than half of the amount of my security deposit and no detailed explanation was given for.
I emailed the person that send me the move out instructions requesting an explanation but I don't expect to hear from them. Just beware if you decide to do bussiness with this company.Bridgestream Property Management

Hey Luz, I am sorry about your experience with us. Unfortunately your property was bought by an investment group that hired us to managed the property. We only have the authority to follow their wishes in how to maintain the property. They had a very aggressive plan to increase rents. In addition, we also don't have approval to spend money on their behalf. We have to obtain that approval, and unfortunately, it took a very long time to get them to agree to complete the repairs necessary. I will have our Collections team contact you about your security deposit refund since you have questions. We have lived in a home managed by Bridgestream Property Management for about 3.5 years. During this time, the company underwent multiple mergers and internal changes, which seemed to contribute to their ongoing lack of attention and poor management. It often felt like they were trying to juggle more than they were capable of, and as a result, communication with them was nearly impossible. For most of those years, reaching anyone who would respond or follow up was a constant headache.
There was a severe lack of transparency around important matters, including management changes, maintenance issues, and many other concerns. One employee, Michael ******, was a rare exception—he communicated well and showed genuine empathy for our frustrations regarding long-standing issues that Bridgestream consistently delayed addressing. Unfortunately, after only a few months, he left or was let go without any notice to us, despite our continued calls and voicemails, leaving us back at square one.
In early April 2025, our basement flooded with over three feet of water. The power had to be shut off to pump out the water and prevent electrocution, but power wasn’t restored for nearly three weeks—even after the water was removed—forcing us to live elsewhere. Despite numerous calls and voicemails, updates were minimal, and promises of callbacks were rarely kept as we called several times a week.
Even before the flooding in April noted above, our basement had been persistently damp for years, and when we moved in, we were not informed about prior flooding issues. This has raised serious concerns about mold and health risks that remain unaddressed.
Bridgestream’s ongoing lack of professionalism, poor follow-through, lack of transparency, and failure to maintain safe living conditions have caused us significant distress and disruption. We are very sorry to see this type of review. The situation you faced in your home was something we don't wish any resident to have to endure. You are renting a very old property and that property has completely deteriorated. We do not own this property, but rather manage it for a 3rd party owner. They unfortunately are unable to complete extensive list of captital improvements needed for the property, and as such, we have ended Management with them because we are not comfortable as a Management Company managing a property that the owner cannot afford to maintain. We have provided the owner's information to you so you are able to work together with them to find a resolution to your issues. I am paying for furnace filters that I can't use since this building is heated by boiler. Another issue considering that for most of this past winter our heat didn't work. They did deliver portable space heaters to move from room to room and doubling the electric bill. The resident fee also includes pest control. When I saw roaches I called only to be told that their contract didn't cover roaches! What other pests are people likely to have issues with? So the people in this building are paying a fee every month that does absolutely nothing useful to us. Debi can't be bothered to respond to a text message. But you'll hear from her quickly if someone is parked in the wrong spot. For over a month we have been dealing with a lack of hot water. That is finally being repaired. If tenants are late in payment they are charged a hefty fee. Where is our refunds of services that we can't use? Doubled electric bills because we don't have heat? I am on multiple lists for senior housing. I hope and pray my name tops a list very soon.Bridgestream Property Management

We are very sorry to hear about your concerns with living at one of the properties we manage for a 3rd party owner. Your situation of what you have experienced is very unfortunate and we do apologize for that. The boiler system in your building is old and we have tried everything we can do to repair it, but ultimately, we have been working on replacement options with the owner. I did look at your account and you are not paying for furnace filters. This is specified in your lease. Your Resident Benefit Package includes Credit Building, Cash back rewards for on-time rent payments, Renters Insurance, Pest Insurance that covers bed bugs and fleas, and $1 million in Identify Theft Protection. We did recently just add roaches to the Pest Insurance piece of this package, but that is included on new leases and you are still under the old package on your current lease.
Again, we very much sympathize and understand your concerns. If we had the ability to credit money to you because of the boiler system we would do that, however we manage the building for a 3rd party owner and we are not authorized to refund money back to you.Review fromHannah N

1 starWe applied for a condo, were told "Congratulations you have been conditionally approved"! we met the final condition immediately and then heard nothing until the next day. We were told we could look at another property, someone else got the one we applied for. After questioning they stated "we get a lot of applications, the conditional approval was just so we could offer you another property" In our case we feel strongly this was discrimination. And here we are a day later, and the property is still available! They even reiterated-Yes you meet the qualifications and are approved, we just leased to someone else". My sister requested a tour and was told it was still available. Shameful. I would not seek any property through them.Review fromCee M

Bridgestream never advised my father he was on a month to month lease. When we last signed a lease it was last year for his least starting in November. Now that they are advising us of the month to month lease they are also increasing my father's rent from $699/mth to $738.95/mth. They refuse to update anything in his apartment and he has been there for numerous of years. We ask due to the high increase in rent if they can update his bathroom, change the carpet and paint his walls and they declined. My father's house is clean and they advised his house was dirty. We're not asking for a lot it is normal wear and tear on in his unit from being a long time tenant that has never been late on his rent. They even mentioned his 39 calls to maintenance in a email as if his calls were too many for the amount of years he's been there. I was confused about that. I would not recommend leasing from this company. They only care about making money and not their faithful tenants.Bridgestream Property Management

I am very sorry to hear your opinions of Bridgestream. Bridgestream is a 3rd party Property Management Company and we do not own the property your are currently residing in. The market rent for your property is $850 per month and the owner asked us to issue a rent increase because the lease was Month to Month. We did relay all of your concerns to the owner, but at this time, the owner was not willing to complete the requested repairs. He would be willing to do these, but we would then need to bring your unit to the market rent of $850. Is this something you would like to explore?Review fromEric S.

This company has taken my application fees and now is ignoring me, weeks later. I have left voicemails and emails. I have even tried going to their office but couldn’t get in because I couldn’t make an appointment. Seems like this company is trying to run a scam to make money off of application fees with no intent to contact anyone anytime soon.Bridgestream Property Management

When any prospect submits an application, we typically have a decision within 48 hours and then we communicate the decision at that time. In researching your application, you applied on August 7th. On August 9th, we emailed you with the results of your application. With that communication, we provided you with the reasons behind the final decision. Making tenants pay for a convenience fee, which entails nothing that is convenient. I have insurance for the apartment I rent through a company I chose. They make you pay for their insurance they provide as a convenience even though I have provided my own and uploaded my policy to their website. The sewer backs up for the entire building in 02/21/2023 this company tried to make me pay for the service that is part of the maintenance that should be maintained by the company. That error was fixed when I brough this to their attention, then the lease I signed in 01/23/2023 and uploaded to their website for a year lease, the lease changed on 03/01/2023 increasing my rent even though I had digitally signed the lease they sent me back in January. When I tried to contact them about this, I was told I never signed a lease, and that the owner can change the rental agreement each month since I never signed one. Even though I physically spoke with a person in February about the error about being billed for the maintenance and paid for my rent until 06/01/2023. I have saved all emails and have tried to contact this company about this and have been completely stonewalled with no response. Obviously, I do not have access to the website they control so I cannot even retrieve the uploaded legal document I signed. This company is nothing but a fraud and should be fully investigated by all legal measures available. Since I am a part time employee with minimal income and a family to support while battling multiple health issues, I have no monetary means to legally go after them for the negligence this company has done not only to myself but multiple people. I hope someone holds this company accountable and the persons responsible to the full extent of the law and fight them in court. This is an evil company that is disgusting. Worst decision I've ever made was giving them an opportunity as I lived at my residence for over 10 years.Bridgestream Property Management

James, we provide all Residents the opportunity to communicate to us through your online portal, thru text message, via email directly with your Property Manager or you can email the general inbox at [email protected]. You can also call our office directly at 937-259-9818 or you can call your Property Manager directly.
After looking into your concerns on your lease, when we took on Management of your unit, we received a lease dated the 13th of January, 2022. This lease was a Month to Month lease. On January 27th, 2023 we sent you a renewal offer. We then then send you an email reminder to sign your renewal or provide notice to vacate on January 28th, January 29th, February 17th and February 20th. Because you never signed any of the offers, you automatically defaulted to the MTM option, which was outlined in the renewal offer we sent.
As part of your lease, we do require that all Residents maintain Renter's Insurance. If you have your own policy, in your lease it outlines clear instructions for the coverage amounts needed, how to list Bridgestream as additional insured, and where to send a copy of your policy. Once you follow and complete those instructions, we remove the $10.95 renters insurance charge from your account.

I did sign the lease and uploaded it to your website on January 28th, 2023, with my JR / JR electronic signature and it even said so until after I spoke with a lady at the office on February 23, 2023, about being charged for a maintenance fee which she corrected. I asked at that point would it be possible for me to pay rent out till July, she said that I could either come in or use the tenant portal which I did use and what the total would have been. On February 23, 2023, I paid $2,284.99. Then March came I looked at my portal and found the rent went from 575.00 which I did sign in January 28th, 2023, and upload. Then it changed to I've never signed a lease and new rent was 600.00. I have no control over your website or why it changed. You can see on your website that my renter's insurance is posted and was posted on January 28th, 2023, and uploaded and in good standing and the $10.95 renters' insurance charge has never been removed. I've followed each of your instructions and you still continue to say I am in the wrong. I am saying something may have happened once I spoke with the lady at the office about the maintenance and my account got adjusted, more than the fee that I shouldn't have had but also my lease and insurance I uploaded.Review fromHanna F

1 starI was denied renting a property with Bridgestream claiming I didn't have steady income. I have been employed with the same company for two years. When I was finally able to speak with someone this person was very rude amd dismissive, refused to call me by my name despite me telling her how to properly pronounce my name, and claimed the property was rented. 1 starProperty managers are disrespectful and do not care if properties are maintained. Management is useless and point fingers. Properties are held together with duct tape and serious maintenance issues are ignored. I currently have one side of a kitchen sink that drains to the floor not through pipes rendering my sink useless. Window screens without holes or even in place are considered a luxury and do not get replaced. Health and safety are at the bottom of their concerns and refuse to communicate or respond to concerns.
