My husband an I have been a tenant at Bent tree condos for 6 to 7 years and i have had nothing but problems here. It first started out with a new maintenance person every week but nothing ever got fixed. Now there is only one maintenance person for both properties there has been so many things needing fixed with the seal of the front and back doors which was never fixed after years of complaining, the carpet in the living room lifting completely where someone can trip and fall over it, the bay window ceiling leaking, both bathrooms growing mold in bathroom and tile lifting off the floor. The garage ceiling fell on my car and that was never fixed by them and the damages to my car i had to pay out of pocket for. On top of that i spend money to seal the doors so the heat/air can stay in every year. There has been a gutter on the ground right next to my bay window that has been down all year and no one has came to put it back up. We also had to beg to get the air conditioner unit fixed because we went years with no air in our home. we make sure our rent is on time every month but don't have any help here to keep are home up. I've spoken with Rebecca time and time again over the phone and through email each time she has a nasty attitude, rude, and very disrespectful. Rebecca promised things would get fixed on certain days and nothing ever came to be. When i would leave voicemails she never returned them, We was basically chasing her for answers and an understanding of why nothing was being fixed. She basically said if i wanted any of those this fixed i would have to pay for it myself or be moving out to have anything repaired. Come to find out this company puts their all into the other property while this property is put on the side and they get to it when they feel like it. Me and my husband moved here thinking it would be better then where we were but it has been nothing but a nightmare, we would never recommend this place to anyone. I have photos I can send as well

Tenant states she does not want there to be "lies" however, she continues to exaggerate and lie about the issues she has had. In her complaint she states she has to seal the doors (no work order in our system) to keep the air/heat in. Yet she hasn't had air for "years" as she stated in her complaint? The bay window has been repaired. Tenants lease states (attached) that the Landlord is not responsible for damage to person or property arising from acts of God, the elements, or negligence on the tenants' part. The tenant knew the drywall was falling down in their garage and yet they continued to park their car under it? Tenant was instructed to contact their renter's insurance to cover the damages as the Landlord is not responsible. The tenant's carpet was less than a year old when they moved in. The damage to the carpet is tenant caused damages it appears their former dog may have dug at it. (Attached picture) We will not replace the carpet while the tenant is still occupying the unit. If they would like to pay for the carpet, they damaged, we will replace it at their cost. The water damage in their bathroom was caused by the tenant's lack of care in cleaning up water splashed from the tub and/or not closing the shower curtain all the way. Again, this is cosmetic, and tenant caused damage. Our maintenance man has not spoken to the tenant and their claim of mistreatment is hearsay. The tenant did not turn in a move in checklist stating any damages. They would not have accepted the unit and moved in if there was such damage to the carpet and vinyl. In addition, if the tenant is so unhappy, why are they now requesting to renew their lease?

I have been living at these apartments for several years now. The trash company they use is republic. The trash company skips over several trash cans every time they come to empty the trash. Nothing is in front or outside the can. The apartments do not do anything about it, so you have animals and maggots in your trash can because it has now been sitting for weeks.

The trash company is a third-party vendor. We have spoken with the company about service issues. It has come to our attention that some tenants are not putting their trash cans in the proper place on the curb. They are putting their cans behind other cans and the automated trash truck cannot reach them to pick them up. In addition, if a tenant puts stuff on top of their can and not in the can the trash company will not pick it up. If a can is missed the company will not do an additional pick up before the next regular scheduled day. Tenants have been told this multiple times via email and notices. We cannot control the trash company as we do not own them. If a tenant does not follow the rules their trash will not be picked up. This is in the tenant's control and not in our realm of control to change.

We moved here last month from Houston, Texas blindly because we needed to move quickly due to my husband’s work promotion in Huber Heights. We went off of what we were told, and the pictures on their website, which seemed favorable. Upon our initial walk through we had a literal laundry list of issues wrong with the unit including a broken metal piece hanging from the stair banister. This went unfixed for two weeks before we had to finally fix it ourselves because we didn’t want our two year old getting his hand sliced open. Another huge problem that still hasn’t been fixed is a huge crack in our bathtub. The maintenance supervisor finally came over today and chastised me in my pjs while holding my son for being upset that I can’t bathe my child. The front desk girls, the manager Rebecca and John the maintenance supervisor are not only rude but completely inept and unprofessional and will not help you as a tenet. They gaslight you into thinking you’re wrong for expecting a move in ready and child safe home. And upper management has only emailed me to apologize for the insanity of this place. They didn’t even reimburse me for the items bought to fix the banister myself! I want to get out of my lease because they have no provided me with a safe home for my child.
