I am asking the company to finish the job. Our project started January 2025 and as of today, May 30, 2025 it is not complete. They installed the wrong door. Provided so many apologies and promises to fix the issue. But all we have received is fluff and a promise of definitely in the next few weeks. 7/25/2024 - drawing approved for 3 season room; first payment of $13,195 made as down payment. 9/13/2024 - next payment of $13,195 made 10/14/2024 - third payment of $13.195 made This is now 90% paid and room not yet completed; installation crew made many mistakes during install and a second crew had to come out to fix. 11/8/2024 - Second crew came out and fixed the problems. Made final payment of $4398. Total cost - $43,982.68 First winter, roof sagged, doors didn't close properly. Modest snow load. I live in NH, so nothing extraordinary. Contacted them on 2/26/2025 with problem and sent pictures. They took a quick look and said they would get back to me. 5/16/2025 - still no resolution - doors don't shut properly, room has settled, door handle falling off. I am rejecting this response because: the room settled with a modest snow load. I will now need to keep the roof shoveled which I was not expecting. The doors are NOT functioning properly now. It's been weeks and a field supervisor has not made it out here yet. I would accept a sizeable refund as compensation if this is not resolved to my satisfaction.

I have never experienced such a level of professional incompetence. The sales person was extremely responsive and contacted us continuously until we signed the contract. Once we signed the contract and the payments began coming out of our account, we have been unable to have contact with anyone. We had one guy come out in March and we had one person call to apologize for the lack of contact but explaining that it was her third day on the job. We have sent six emails and numerous phone calls and text messages - ALL have gone unanswered. At this point we feel as if we were scammed because we have been ghosted. This has been the worst contractor experience we have ever had and I will be sure to tell everyone about this horrible experience.Business Response

Contracted with Patio Enclosures 12/2023. Installation started in September 2024. It’s still not completed and no one has been back to the house since. No one will return calls or emails. I was told the Savannah branch handling our build was closed. I have called and emailed several people for months. If I do talk to someone they say they’ll get back to me and never do. I email and call 2-3 times a month. I’ve sent pictures of the build to show the incomplete areas and done everything anyone has asked me to do.Business Response

We contracted Great Day Improvements, LLC to install a sunroom at our home. The original quote was $25,689.03, which included potential extra structural supports, 6 transom windows, and new guttering. We were told that if these supports weren’t needed, the price would be adjusted accordingly and verbally quoted a price of around $1,700. They were not needed, and transom windows and new gutters that were included in the original quote were also not installed. We requested multiple times—via email and phone—for an itemized explanation of the final cost, but never received a response. After nearly two months of no contact, the company offered an arbitrary $1,219.47 reduction without documentation. We replied promptly, asking for a phone call to clarify the numbers, and provided multiple time slots for a conversation. The company never followed up. We have documentation of multiple attempts to schedule a meeting with the manager. Over a year later—13 months—we were unexpectedly served by a sheriff with a small claims court notice by Great Day. We immediately offered full payment to resolve the issue, but their front office refused. They knew the filed amount was inflated. In follow-up, they again offered their original number but still refused to itemize the $1,219.47 deduction. The legal system is being misused to pressure us into payment without any transparency. This is vexatious litigation. We believe this company is operating in bad faith and taking advantage of customers through poor communication and unnecessary legal action. We are disputing the lack of transparency, lack of communication, and the unwillingness to resolve the dispute without threat of legal action. Based on competitor estimates, the value of the work not done is between $4,000 and $6,000, far more than the $1,219.47 offered as a total price reduction.Business Response

That amount reflects what it would have cost us to perform the remaining work, and we did our best to provide a fair resolution based on our pricing structure. As we've explained several times, we don’t itemize our contracts or original quotes, which is why we were unable to provide a line-by-line breakdown of the credit. Our pricing is based on the work we perform—not competitor estimates or assumptions—so we could not agree to the significantly higher amount you requested. Thank you for your response to our Better Business Bureau complaint. We appreciate the more timely communication and the effort made to explain your position regarding the disputed balance.
We also want to acknowledge and thank you for clearly stating in your recent message that your company does not itemize its contracts or original quotes. This is the first time anyone from your organization has been willing to state this explicitly in response to our repeated inquiries for clarification over the last 13+ months. While we wish this information had been communicated earlier, we are grateful for your transparency now.
However, we want to clarify a critical point. We were explicitly told by a representative of your company that a full reduction of the cost for any work not performed or no longer needed could only be finalized after the work was completed and had passed inspection. That inspection occurred on November 7, 2023, and we followed up the same day to initiate that discussion. The final communication we received from your team stated, “a phone conversation would be best.” We then offered three specific dates to schedule that conversation. We never received a response. From that point forward, despite our multiple follow-ups, we heard nothing from your company—until over 13 months later, when you sent sheriffs to our home to serve legal papers.
We strongly disagree with your characterization that we refused to compromise. We were—and continue to be—willing to resolve this matter reasonably. We originally proposed a $500–$600 payment, and during our recent call with your Regional Operations Manager, we were told, “the number is the number,” and that no reduction from your proposed figure would be considered.
Nevertheless, we are making a further good faith offer to resolve this. We are willing to pay $675.00, which is more than 50% of the remaining disputed balance of $1,349.43. This offer is not made lightly. It reflects our desire to bring this matter to a close without further stress, legal fees, or escalation.
If your company is willing to accept this offer, we are happy to issue payment immediately and sign a mutual release agreement to ensure final closure for both parties. If not, then we again respectfully request the reasonable documentation we’ve been seeking—any method of accounting that can help explain how your numbers were calculated.
We hope that you will receive this offer in the spirit it is intended: as a sincere attempt to bring resolution to an issue that has gone on far too long. We remain committed to working with you toward a fair outcome and would greatly prefer to avoid the appeals process if possible.

We contracted Hartshorn Custom Contracting, Patio Enclosures, Great Day Improvements to replace out pool cage which was destroyed during hurricane Ian. We signed a contract on 10/26/22. We paid 25,207.00 for the pool cage. It was completed and Inspected by City of North Port on 4/5/23. Both screen door handles have since broke off. I reached out to ******* ***** ************** of Patio Enclosures on Feb 27 of this year and she said the pool cage was not under warranty.. Upon inspection of the 2 broken screen door handles, we saw they were not properly installed. A screw was missing on the bottom on both doors. ******* asked for pictures which I sent and she said the service department would reach out and replace. After numerous calls and messages I left--NO ONE CALLED OR REPAIRED. I was able to get the name of the company that the handles were purchased from. Aluminum Specialities wholesale Inc. in Sarasota, phone number ************ and spoke to a ******* ********* who by the way was a great help. I purchased replacement handles for both doors. I spent a lot of time trying to resolve this issue. The original pool cage was 20 years old and the screen door handles still worked just fine. I think that Patio Enclosures should at least replace the broken handles as we paid 25207 for a pool cage with 2 doors that we cannot use to enter from the outside. I am looking to be reimbursed for my cost of the replacement handles and have the job corrected. This is bad business. I do have pictures and invoice if needed. Sign contract May 2024. Work starts in June. Sunroom completed in July. October rain comes and there's water pouring into our sunroom where south wall meets ceiling. Call ***** from main office who schedules **** to come out and take a look. **** looks at issue and says when our sunroom was originally built there wasn’t any flashing installed between roof/walls. **** says because this is a pre-existing condition it’s not covered under warranty but he'll call the office to see what he can do for us. A week goes by; no contact. We call; no answer. Leave messages; no returns. Email; no response. This goes on for months. January 2025 I finally get a call back from ****. **** says they completely dropped the ball with us. Says during demolition **** discussed missing flashing with front office and it was never brought to our attention. Because of that they are going to fix it for us for free. Schedule them to begin work in spring. They start March 25, 2025. **** says because they have to do so much more work to fix flashing issue now he's asking us to split cost with them instead. Ask how much our half would be. He says about $2100. We reluctantly agree. Demo continues. That night, **** drops work order off at our house. It's for $4600. **** says that total is more than double because of the “other side of the sunroom”. Tell **** I do not feel comfortable paying an extra $4600 after everything we’ve been through and his bait-and-switch. **** tells me he’s “tired of dealing with us”, we’re “getting a really good deal”, and if we don’t pay work order he’s going to call his guys off the job and we can deal with it ourselves. Tell him that is completely unacceptable because they’ve already completed demo and we have no siding on our sunroom and exposed framing. **** says that’s our problem. Feeling completely taken advantage of and stuck between a rock and a hard place, we sign the work order. **** requires us pay the $4600 in full in advance before his guys resume working.Business Response

They did not address the bait-and-switch they pulled on us by promising to complete the repair free of charge, starting the work, and then using demolition as leverage to force us into paying for those repairs. Furthermore, although we acknowledge that the repair was needed because of a preexisting condition, it was agreed upon by us and Great Day Improvements that knowledge of that preexisting condition was negligently withheld from us in June of 2024 when they originally began the work on our sunroom. Because of that negligence, their general lack of communication, and delays throughout this process, Great Day Improvements agreed in January of 2025 to complete the repairs on our sunroom free of charge and we would like them to honor that agreement now.Business Response

As soon as we discovered the pre-existing conditions, we let you know right away. There was never any bait and switch — we’ve been upfront and communicative from the beginning. Once the issue came to light, everyone agreed it needed to be addressed, otherwise it would’ve only gotten worse with time. This is a lie. You did not let us know about this pre-existing condition right away. You had the opportunity to during the demolition of our original sunroom in June of 2024, but neglected to do so. Had you made us aware of the problem promptly we could have taken care of it right away. When **** first came to look at the water leaking in from the south wall in October of 2024 my wife and I asked him why he didn't notice the missing flashing and bring it to our attention, like he did with the two rotting posts that were replaced. It would make sense that with our walls gone it would be easy for a professional contractor to spot something as essential as missing flashing. **** stated that he didn’t identify it then and it "wasn’t his job to", which we later found out was a lie. In January of 2025 when **** got in contact with us, he admitted that during demolition in June of 2024 **** had discussed the missing flashing with the front office and it was neglectfully never brought to our attention. Because of that neglect and the lack of communication from you, **** assured us that our repairs would be taken care of for free. The fact that he later asked us to pay for them, using the demolition of our sunroom as leverage, is a clear demonstration of a bait-and-switch. Therefore, we would like you to honor the commitment **** made to us on behalf of Great Day Improvements and return the $4600 we were coerced into paying to make these repairs.Initial Complaint

I paid over $20,000 to have my lanai enclosed and what was supposed to be a 3 month project is going on 6 months now. My patio is still not finished and I have a patio door I cant even open because something is wrong with the locking mechanism and the bolt is not retracting. I can hardly get anyone to answer at the tampa regional office, and when I do, but I do they tell me a crew will be out on a certain day and they never end up showing up. There is a recent trend of negative ****** reviews from customers who have had similar experiences as me I have tried to reach out to the regional manager twice by email to report the problems, and the regional manager has never responded.Business Response

My wife and I purchased a sunroom through Patio Enclosures which is a brand of Great Day Improvements LLC. Our project which started in February has been delayed by several months. The project manager **** ******* and Office Manager **** were not responding and I was given contact with the regional manager ***** ******. Last week on March 24th she insured me that our material was being shipped this week. After no update, I tried reaching out to her personally several times with no response. We have an unfinished sunroom that is a trip and safety hazard as well as an eye sore on our property and I have no contact with any employees. We spoke with Ms. ****** the week of March 24 to address your concerns regarding communication and the project timeline. **** ******* followed up with you on April 4 and again with Ms. ****** via email on April 6 to share the same plan. At this time, the replacement parts needed to complete your sunroom are on order and are scheduled to arrive on April 25. Once they arrive, our team will reach out to schedule the installation, tentatively set for the week of April 28. We are committed to seeing your project through and appreciate your continued patience as we work toward completion.
