On December 9th 2023, we submitted a complaint about our apartment supplied refrigerator going out. We lost 4 gallons of milk and 2 dozen eggs because of it
Today, December 11th 2023, they said it was because our freezer was full, and that rearranging stuff would fix it. We did, and the refrigerator is still broken.
We are tired of them doing this. We had a similar issue with a dishwasher, for the last 2 years, and they kept putting it off. They eventually bought us a new one a month or two ago. They put off everything around this complex (Laughlin Woods Apartments). I'm sure if you ask other tenants, they'd tell you the same.Business Response

11 20 2023 I was denied a solution after presenting my proof of the amount I was noted to pay for rent. They readjusted the amount without explanation resulting in late fees and past charges they are claiming to be owed to ***** *****/ The Wallick Community LLC. Office Manager ***** ***** has refused to give an explanation for the charges.
I tried to reach out to Corporate office and I'm still waiting for a response. With the D rating from BBB,it's not a surprise considering that the corporation doesn't seem to have an active administrator. I understand through research that the company has multiple active lawsuits. Especially when the past owner retired shortly after receiving millions of dollars of Covid Relief funding. I have lived in my apartment at ***** *** for 10 years, last couple of years is when they became the managing company for the complex where I live. They keep putting eviction notices on my door and I have all of my receipts as proof they have been paid. This is very frustrating and embarrassing for my kids and myself to have eviction notices plastered on our door. The ledger they have regarding fees I owe is incorrect I have been calling and leaving voicemails with ***** *** rental office as well at to Wallick Communities corporate office, I have submitted emails again with no response regarding this situation. I am on section 8 and I believe this is harassment due to that fact because I cannot figure out any other reason they are doing this to me. I have mold in my apartment, I have numerous maintenance issues that have not been addressed. I have been put in danger in my apartment due to neglect of maintenance upkeep. Unfortunately due to my finances I can't move to another residence but I don't think its right to be ignored, embarrassed and targeted. Hello, maintenance issues have not been resolved and now there are more problems with the unit because nothing ever gets fixed. I've been living in Marsh Run for almost 10 years and the unit is due for repairs. Also, I cannot pay my rent online due to billing issues. I would prefer to pay online that way we don't have problems like the one we're having. I have send all receipts and emails in regards to rent payments to the rental office in November of 2023 showing that I have paid my rent each month of 2023 but here we are in January of 2024 and it still has not been fixed. I am rejecting this response because: I requested someone to fix my garbage disposal months ago. I had someone come out and fix it because the smell was horrible, so I did that. A maintenance man came to my home last week while I was at work and my daughter informed him that we already had someone come out MONTHS ago to fix it. However, the maintenance man came out yesterday (again, I was at work) when I came home my house smelled like paint, my son said that the maintenance man came out and did "something in the kitchen" however I don't know what was done everything looked the same just smelled like paint. I am ALSO rejecting this due to the ***** carpet. I moved in 2015 the carpet was supposed to be replaced before I moved in but something came up and I was told they would get to it. So, here we are almost 10 YEARS later and I am still trying to get this done. Since 2015 we've had flooding in the apartment several times and each time the water sat there for days making the already gross carpet now a health hazard. I was trying to get this resolved without legal action. Please help! I am not asking for anything that not necessary, this needs to be resolved as soon as possible. I am unable to have ANYONE from Wallick Communities to respond to my calls, voicemails or emails. I need someone to contact regarding charges on my account and to fix maintenance issues. My son and I both had asthma and I have put in SEVERAL maintenance requests (online and via phone)to have air conditioner fixed and no one has responded. I want to have the pest control papers sent to my home. They either don't show up or they don't do the job. Nor do they give a time. If they come when I'm at work and my youngest son is at home he has no where to go for three hours. It's pointless. I wish I could have them respond to my directly versus me having to contact the BBB to get a response. I really would like to have this resolved in a timely manner. But Wallick doesn't do timely. The residents have make an appointment to come to the rental office. How can you make an appointment when no one responds to calls, voicemails or emails? Please help. Any advice would be greatly appreciated.

I have continuously reported multiple major issues with my community. Most importantly I reported that the A/C unit continues to not work. The children started school at the end of August 2023 and the report that the A/C doesn’t work was done before the children went back to school. We also reported that the oven was broken and gas was leaking at the beginning of September. Nothing has been done and of course the temperature has dropped and we now have no heat. We have continuously reported the lack of insulation, the carpet has been coming up since October 26, 2019 when we moved in. It takes forever for anyone in the office to acknowledge information sent to anyone within Wallick. Only notices they are consistent in giving in a timely manner are 10 day notices and REACT notices and those still don’t come on the proper dates. There has yet to be a good representative for ******** ***** since we moved in. I feel like we are being punished for giving notice to move out. It took forever to get a straight answer about updating the property residents even though I immediately reported the change there was never any follow up on any of the questions I asked. I was left to figure things out on my own. I filled out abuse paperwork based off information that was sent to me and it was never taken seriously just like any other complaint I have made to CPO, Wallick or Homeport. We are being tortured for unknown reasons and my child shouldn’t have to keep suffering for company or adult issues. It is clear they don’t want us here. I have included an email that we sent November 8, 2022. More issues have come up since then and only about 5 of the over twenty items reported were repaired.Business Response

On the 12th of July I got a termination of my lease lut on my door. My son is being accused of something that was very impossible for him to do. He is being accused of breaking into a vacant apartment and trying to set the apartment on fire by pouring lighter fluid on the floor. On the 12th of July, I reached out to the manager *******. She told me to come tell her my side of the story and I did, which is that it's not possible for my son to be in a vacant apartment at the time she is accusing him of if he was with me at the same time. I told the manager that my son could not have been there at 930 pm if I had eyes on him in our yard at that same exact time. My son told her his side as well and that he did not know who did it but he had an idea of who did it cause he saw the boys go in the vacant apartment. So when I asked ****** the manager to show me proof that it was my soncause it's not making sense she stopped responding to me by email and phone calls. I asked ******* the manager for a police report, show me the vacant apartment that my son is being accused of and also had my son come to the office with the same clothes on the Nighy of the 11th of Juky, the night he is being accused of trying to set a vacant apartment on fire. ******* literally told me that someone told her that my son did it, and she did not see him do it cause she was not in office at that time of night cause the office is actually closed at 930 pm. I told ******* that I felt that seh was picking on me cause I've been here since March and she has violated my lease 2 times before she actually terminated my lease and she won't show or give me any proof of what she is accusing my son of from hear say not even solid evidence. Just someone can point the finger in our direand just say we did something that we may not have done and all they have to say is that it was us and my lease just gets terminated. In response to Complaint ID #20374782, Wallick Communities did in fact serve a 30-day notice to vacate due to criminal activity/attempted arson for unit **** ***** ****, **** *******. This was after a conversation that the Community Manager had with **** and her 10-year-old son who admitted that he broke into a vacant unit on the night prior (7/11/23 around 9:30pm) and poured lighter fluid all over the apartment in an attempt to catch the apartment on fire. There were 2 juvenile witnesses and 1 adult witness which was who call the emergency number to report. They said the child’s name is ***** *******. Upon arriving at the apartment, the emergency maintenance technician smelled and visibly seen the lighter fluid all over the apartment. The next day, the Community Manager called **** regarding the incident as her son is the named offender. ***** admitted that he did in fact go into the apartment and that there was lighter fluid on the back porch, so he sprayed it all around. This conversation was in from of his mother, **** *******. He also noted that two other boys witnessed him, and they were the ones to tell their mother, that of whom called the emergency line. As for the lease violations that **** has received, as of 3/10/23, she has been served 3 times for non-payment of rent. In addition to those, there was a lease violation for trash/furniture on the patio, and in end of May for disturbance of peace and quiet (she was having a street party for memorial day and was intoxicated in the street).Customer Answer

This can result in health if anything happens to my children. I have a while in my back door and rain, bugs and etc comes through the door with me forgetting. I also have a sewer problem in my house that had not been fixed they continue to send plumbers out once a month instead of trying to find what the initial issue is. I have called them several times and have not heard a respone regarding my maintenance issues their reply is they don't have enough of maintenance workers but only 2. They have over 300 properties and that is an issue uts been a year dince I've had these issues and nothing had been fixed. As far as the plumbing issue uts been going on for 3 years. I am rejecting this response because: nothing has been fixed at my home. They don't answer the phone at all and I've been calling for a while about my water bill because its 378 every 3 months. I told them to come look at that they never have. The basement has not been cleaned at all. I have a hole in my door and tile pieces are broken they. They been to mu house 4 times out a year. Two was for government inspections that they had to do other reason was to put a stopper in my sink and to fix my stove that they rewired.
