    We reached out to **** on March 9, 2025 concerning our stamped patio and added driveway that was installed in June of 2023. The stamped patio started spalling in large areas and our added driveway is doing the same. The patios and added driveway have been treated with sealant (same sealant **** used) in 2024. **** came out March 10, 2025 and examined both areas and stated he would contact the cement supplier and did note that we indeed had sealed our cement. I had not heard back from **** so I reached out again on March 19 and 21 and **** texted me back on the 21st stating he had not heard from cement supplier and would reach out to them again. Ireached out to **** again on April 7 since I had not heard back from him and informed him we have more spalling areas developing and wanting to know if he has heard from cement supplier, **** has not returned my message and I feel he is now walking away from this problem. We did not apply salt to our patios or to our driveway and **** is aware. We paid good money to have the patios and drive done correctly and feel the spalling is happening due to improper installation and not proper curing. We feel **** needs to repair the patios and added driveway area. Our current driveway is 26 years old and no spalling ever. **** took pictures of numerous areas of spalling on the patio’s and added driveway.

    We were contacted 18 months after the completion of the project to come back and look at the delaminating concrete. The owner observed and took photos. We mentioned we would reach out to the concrete supplier to see if there was anything they could assist us on. After weeks of calling and getting nowhere we were told that the concrete has been placed well long enough to be any of the supplier's issue. 

    On that notation, per our contract agreement we offer no warranty on said concrete work due to the ever-changing concrete mixes, harsh weather conditions and unknowns after the concrete is placed. Customer stated they purchased and sealed the concrete themselves a year after the project was completed.

    Below are some potential reasons why the concrete is delaminating in sections:

    Rear patio:

    Snow builds up, pool or chemicals being used near or around the pool, potential use of a fire pit allowing ambers to drop onto the patio, Pets urinating leaving an acidic substance not rinsing off, resealing patio with too much moisture being trapped 

    Driveway addition:

    Metal scraping clean driveway wearing the sealer, salt residue from city roads being brought in with car traffic.

    Due to the above, we do not feel we are liable for any repair, I would offer to reseal and clean the concrete, however the customer applied their own sealer a year and not knowing how thick it was applied, how clean the under surface was.

    I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed 

     

    We never received a call back from company with any updates from him speaking with concrete supplier.  We used the exact sealant that Spisak’s used when they sealed our patio and concrete when installed and we resealed it the following year as instructed. Where our pool heater and pump are on the patio there is no damage to concrete there, the damage is faraway from any pool water so that is false on his part.  And sorry but the part about snow on cement causing damage is false because then any concrete would having issues in Ohio and our resent winter weather was not real cold and snowy, plus we had a prior stamped concrete patio that lasted 15 years before falling apart and our winters were more colder and snowy.  We had another concrete contractor come out and stated it was faulty installation and mixture.  We paid $20,500.00 and the concrete should not be falling apart after 1.5 years and would expect a company to stand by their workmanship but apparently not and further more our neighbor who had concrete installed at the same time by Spisak’s is also doing the same as ours and so is Mrs.Wilson whom had a stamped concrete patio installed a few months prior to ours so not buying Spisak’s response and we may have to take further action.

    This company was hired in the spring to demo and rebuild a garage, fix a section of foundation approx 8’x3’, connect the gutters to the sewer, and pour a new driveway. They were informed a permit was required by the city.
    They demoed the garage and poured a new pad in April. City officials came by soon after informing us work could not continue because the permit was not issued. They also noticed a couple of things were not up to code and the pad was not level. We contacted the owner Brad and he told us they filled the wrong paperwork and not to worry that they will take care of it.
    They returned August 1 to excavate a hole for the foundation repair. Before they started any work I approached the guy and asked him if they pulled a permit because the city stopped all work until a permit was issued. I also told him not to do anything if they don’t have a permit. He said he is calling his boss to find out. I had to leave for work and he was still on the phone with his boss, or at least that’s what he led me to believe. When I got home there was a hole dug out in the section mentioned. I assumed that the paperwork was in order. About two weeks later I go to the backyard I see the all the brick in the corner has fallen off.
    We have been calling and texting the owner and he has not responded or answered. This raised concerns. I looked into the county website and discovered that there was never a permit pulled. This morning I tried calling to resolve this and still no answer.
    We are now left scrambling to find someone to fix the pad and finish the job before our court date in two weeks. The property owner is 74 years old and poor health. This is not professional.
    I have pictures and ring video of my complaints.

    We apologize for any inconvenience caused 

    We were hired verbally by another gentlemen ( I believe the son ) to complete work at the **** ******** ******* 

    There was no set contract in place to complete the work , only a original quote of what was initially discussed 

     

    The permit was pulled see permit number below 

    permit #*********** - concrete replacement 

    The work began with no deposit given , garage was removed and disposed at our expense 

    The new foundation was poured and purchased at our expense 

    The verbal agreement price when work was completed was $6500 

    We were paid $5000 of that. Leaving a $1500 balance , which we were told to receive if we kept proceeding with the project  

    However we were still ready to complete the next phases without being fully paid on the first phase. 

    An outside contractor not affiliated with my company was to complete block restoration , they ended up no showing for the project. I put effort into reaching out to another contractor without minimal luck. Putting the project at a standstill 

    We were then informed that they were hiring another company to complete the remainder verbal agreement of work so we left at that stage. 

    Considering we were not paid fully with the portion of the work completed I do not feel that I am obligated to return money. However i am willing to return a portion to resolve the situation and keep everyone happy. However the returned money will have to be sent via certified check via mail by my accounting department.

    The business clarified to the BBB that they would be willing to refund 30% which equates to a $1500 refund.
