      Search2Close gave me an estimate on a potential house offer on 1/9/25. They neglected to read the full contract and left $9300 off of the estimate. I accepted the offer due to the misrepresented estimate. 8 weeks later, I do my closing on the house with numbers very similar to the original estimate. The morning of the buyers closing, Search2Close informed me that I owe $7000 and attempted to have me quickly sign an addendum. They said that this happens all the time and that I should have read the contract myself. Well, I did read the contract. I based my decision making process off of the misrepresented estimate that Search2Close gave me. They found their mistake the day of closing after an 8 week contract and then bullied me into closing on time. They even found me $350 in additional credits. I wonder why they did not provide me these credits in the first place. I would like to pursue this in court. Search2Close was negligent in their actions and treated me, their customer, very poorly.

      We sincerely apologize for the experience you had and for any confusion surrounding the final figures. Please understand that as the title and closing agent, our role is to facilitate the closing process. We never pressure or bully any party to close, as that decision ultimately rests with the buyers,sellers, and their respective real estate agents. Our top priority is ensuring that all parties leave with the terms they agreed upon in the contract.

      In ************, when the seller pre-signs and the buyer is using a lender, the final figures are not determined until the lender finalizes the seller's closing disclosure and settlement statement. As required by federal regulations, the final numbers for both buyers and sellers are only confirmed on the day of closing when the lender's funds are received by our title agency.

      The figures you referenced were preliminary/estimated figures.  Additionally,we made efforts to assist by waiving significant fees to help all parties involved.

      I am rejecting this response because: 

      The business made mistakes on their end that caused me to make an decision based on misrepresented information when accepting the buyers offer. Their response does not discuss that at all, which is the basis for the entire complaint. Not only did they misguide me, they also treated me poorly and told me that I should had read the contract. Well, I did read it, but they did not. Again, the complaint is about the title company giving me the wrong figures for 8 weeks - from the day before accepting the offer to the morning of the buyers closing. They neglected to read the entire contract and give me accurate figures. I will continue the complaint process.
