1 starHello. I am currently trying to buy our first home and the underwriters plus loan officers are giving us the run around. In our economy now this is proving to be the most degrading process ever. I am a nurse who works, 2 different jobs, just trying to buy my first with my family.
But this company seems to want to pull us down. All the paperwork we have given to prove ourselves is not enough. I truly think this is a battle of rich vs. poor, black vs. white, and smart vs. dumb. Yes I am black. Yes I am trying middle/low class, sorry I don't make millions. And I consider myself smart enough to know when I being yanked around for financial gain from a company.
I will NOT be recommending this company to anyone. I truly believe we are being yanked around because we are low income and for that this company should be ashamed. This company should not be degrading people and making them feel less then qualified. To be honest I think this company gets excited to see low income people applying for loans because they like to see how they can stretch a family before they give up. Well I'm not backing down!!! I'm reporting, contacting, and sharing my review with all. If we do lose this house I'm making another review and explaining our story in detail in hopes no one ever uses this company. Thank you for worsening the American dream in my 13yr old son's eyes and his parents who have worked hard for this moment. 1 starAlthough, I have been happy with my mortgage experience, I am disgusted at the customer service I have received through the flood insurance department. Flood maps were revised by FEMA, so they claimed my LOMA was no longer in effect. On FEMA's website is a letter from FEMA to my village mayor revalidating all LOMA's. My LOMA is listed as being revalidated in this letter. Since January 8, I have documented and made MULTIPLE phone calls to try and get answers from this department. I finally called again today (since Eric did not call me back as he stated he would) only to be told my documentation of revalidation was rejected. I highly question if it was ever submitted, as on two other documented occasions, paperwork was not submitted as I was told it was! This is all on their end as I am unable to see any of these communications. I called FEMA today after being told they would not accept the revalidation letter, and the person I spoke to at FEMA could not believe they wouldn't accept the revalidation. She gave me steps to reapply for a LOMA without being charged again. I only wish there was a way I could go above the supervisor, Eric, who I spoke to on January 23. I have never had such an awful experience as I did with the woman I spoke to that night and then him. They say conversations are recorded and I sure hope someone listens to them!Review fromMina H

1 starUnion home is a terrible lender to work with. The entire home buying process with them was a nightmare.
The timeline they originally gave us was WAY off and it took nearly three times longer than anticipated. Once we finally got a closing statement the numbers were all incorrect and it had to be redone multiple times. Their internal offices are all disorganized and can’t seem to communicate with each other.
Two days before we were supposed to move in they wouldn't release final payment to the home builder after we were told ALL documents were in order (we were already closed at this point, they were simply holding funds until the build was complete) they forced us to get a second survey and water test before we were allowed to move in (costing us well over an extra $1,000).
A few months after finally moving in we sold our old house and decided to pay off our Union mortgage completely. After getting a letter from Union stating the amount we needed to pay including a per diem amount for interest we wired payment in full. Six weeks later we received a delinquency notice on interest payments on our loan. We called and found out that even though we were paid in full their offices don’t communicate so they thought we were in default. It ended up taking an additional three weeks for them to give us a mortgage satisfaction letter and release the lien against our home.
Communication through the whole process was terrible. They never answered the phones and nobody ever had answers. It was constantly ‘that’s not my department let me transfer you.
Union ended up costing us months of delays and tons of extra money. I would never recommend anyone use them as a lender. There were times during this process we were questioning if they were a scam.Review fromSteven P

Today I would like to talk about the difference between a hard pull inquiry and a soft check on your credit. So, imagine this – you’re looking into getting a mortgage and you just want a quick estimate of what your rates might look like. You specifically ask for a soft pull on your credit, which shouldn’t affect your score.
But then, the mortgage representative goes ahead and does a hard pull without your consent. This not only affects your credit score but also shows up as an inquiry on your report. It’s frustrating and can be damaging to your overall credit health.
It's Important to know your rights and make sure you’re clear with any financial institution or representative about what type of check you want. A soft check is just a surface-level look at your credit, while a hard pull goes deeper and can impact your score.
In my opinion, trust is key when it comes to dealing with financial matters. If someone doesn’t respect your wishes for a simple estimate and goes ahead with a hard pull, it’s definitely a red flag. So, always be vigilant and make sure you’re in control of your own financial information.

Ran into financial issues, however i had never been late on my mortgage payments. The one month i am struggling they remove my access to pay online.
I now have to send certified checks or wire. Sent a certified check, took them three weeks to apply the funds. Paid bill pay this month. Now they sent the check back as i am not “approved” for bill pay when i was told that or certified checks needed to be used. Only to have to wait for the check to come back to then wire it.
Now have to pay the late fee on top of it.
Taking away access to be able go pay online from families who are already struggling is a huge disservice.Union Home Mortgage Corp.

I would never recommend Union Home Mortgage to a first time homebuyer qualifying for a USDA loan. The property we purchased for 131,000 was unsafe and did not meet USDA guidelines as required. The loan was put through anyway and we are in a very difficult financial situation. The UHM loan officer recommended both the inspector and realtor. We were told it was a good house by the inspector and the realtor told us the inspector was trying to find problems with the house. We thought we were lucky. We quickly realized we were not weeks after moving in. The sagging beam required an engineer and the main floor and attic framing were determined “unconventional” and the engineer hadn’t seen anything like it in 25 years. The structural issue was not addressed by the appraisal and neither was the environmental hazard the house was required to be free from. The house had termite damage not in the report as well as moisture damaged wood not in the report. Bait traps were embedded in the floor and I can’t understand how that was missed. Water came into the basement weeks after moving in. A restoration company said there was nothing they could do for us and we were getting mold. We were referred to a waterproofing company and he told us water had been coming into the house for years. He pointed out the moisture damaged wood, the condition of the walls, staining and told us the basement was recently painted. The cost was 10,000 we didn’t have. The overall basement condition was given a satisfactory rating without substantial defect yet recommended a contractor further evaluate and waterproof the walls. The realtor told us the walls were waterproofed. The front foundation wall is crumbling from years of water intrusion. An engineer, excavator, and waterproofing specialist all agreed it wouldn’t be worth doing anything outside although we tried following the inspector recommendations but it was no use. UHM is aware and declined to take accountability and make the the house safe.Union Home Mortgage Corp.

The member of your management team stated that UHM reviewed my complaint and submitted their response. The response was the appraisal photos did not indicate physical damage and encouraged an inspection report. My response to that is there are multiple areas of the basement and a few photos from the appraiser. Termite damage was right above the doorway and moisture damaged wood was above the door beside the steps. Bait traps were imbedded in the floor in front of the steps. The dip in the floor between the living and dining room could be seen and felt as well as the dip in the kitchen floor. According to the USDA website the appraiser has the responsibility of noting environmental hazards as well as structural property deficiencies. Yes, we had an inspection by a UHM recommended inspector. That has been established. This does not negate the fact that the property did not meet USDA guidelines and should not have been eligible to a USDA buyer. 1. Termite damage was present. 2. Moisture damaged wood was present. 3. Downspouts were not 4ft away from the foundation as required( this contributed to the water damaged walls around the perimeter of the basement). 4. The house was not free from an environmental hazard and was unsafe from the start. The plumbing was not permitted. There staining on the front foundation wall would have been there. There is no resolution at this time as we continue to live with mold and UHM does not seem to want to make any repairs. Thank you.Review fromWesley G
