Home built in 2023, nothing but issues with the house since. Unsafe situations with plumbing, electrical, hvac and foundation. Multiple call outs to company, minimal repairs, difficult to get in touch with them on many occasions. Not fixing home to completion, basically putting "bandaids" on the problems. Basement flooding numerous times, hvac done improperly, electrical shorting all through the house, plumbing not done correctly

Thank you for the opportunity to address our Homeowner’s
concerns. Both our Director of Construction and the local Construction Manager
have spoken with the homeowner and we are in process of addressing her
concerns. All issues that have been reported to Wayne Homes have been addressed
and we have a meeting scheduled for tomorrow with the homeowner to recap all
      service.

We apologize for the inconvenience our homeowner has
experienced and feeling that Wayne Homes was not responding as quickly as we
would like. We take pride in our history of excellent customer service and are
hopeful that we can restore faith by demonstrating our commitment to serving
customers as we have for over 50 years.

I received an email stating my complaint was considered resolved. I do not believe it is resolved. Incident realize I had to respond within 7 days. Yes. Nothing has changed. They come out and put a bandaid on things at the house but never fully fix the issue at hand.

      Business Response

      Date: 07/03/2025

Thank you for allowing us to respond to our homeowners concerns.  We are surprised by this response as we feel that all concerns that have been brought to our attention have been appropriately addressed, which we will recap those items below.  In an effort to ensure that nothing has been missed and our homeowner is properly informed of all actions taken by Wayne Homes, we have set another mutually agreeable appointment at the home with our local Construction Manager, Regional Director of Construction, and the homeowner for July 10th.

March 9th, 2025-Homeowner contacted our emergency on call representative about her sump pump not working.  Our local Construction Manager responded that day and went to inspect/ troubleshoot the issue.  It was determined the **** outlet had failed.  On March 10th we replaced the **** outlet and breaker.  Wayne Homes also provided a new sump pump with a battery backup system free of charge for added peace of mind.

May 19th, 2025-Wayne Homes was contacted by the BBB concerning a complaint filed by the homeowner.  Wayne Homes immediately reached out to the Homeowner and set an appointment to meet with the homeowner.

May 27th, 2025- Wayne Homes scheduled our plumber, to inspect the house for concerns brought to our attention.  The plumber snaked the drains which he pulled out soap and hair that was clogging the pipes. It was explained that this is homeowner maintenance issue going forward. The final plumbing inspection was also verified to be completed at the time of construction, before the homeowner took possession, by the local authority and Pennsylvania Municipal Code Alliance through the **************************************************

Wayne Homes also scheduled our electrician to inspect the home. The electrician investigated reported flickering issues when major appliances turn on such as the A/C unit. This was determined to be a typical response to the surge of energy it takes to power the appliances and due to the setback distance of the home from the grid tie in.  Additionally, the electrician reported it may also be a surge in the main electric feed from the street maintained by the electric company which Wayne Homes cannot address. To ensure all possible components were working properly, the electrician also changed the main breaker, added a surge suppressor, and changed out about dozen breakers that were reported to be nuisance tripping, again at no cost to the homeowner. There have been no reported issues since this service took place.

May 30th, 2025,Wayne Homes scheduled the waterproofing company to inspect and address the concern of wet walls in the basement.  During this visit it was noted the sump pump was continuously running due to ground water due to the home site being at a lower elevation than the surrounding area. The interior of the block foundation was not wet or damp but did have what appeared to be water staining.  A water test was performed, and no indication of waterproofing failure was observed.  The interior of the block foundation remained dry during and after the test. It was also observed that the relative humidity in the basement was at or above 72% due to lack of use of a dehumidifier per Wayne Homes recommendation.  In an effort to ensure the above grade waterproofing was uniform and completely sealed, the waterproofing company returned on 6/12/25 to re-apply above grade waterproofing.  Wayne Homes and the waterproofing company recommended the Homeowner install a dehumidifier in the basement and maintain a finished grade by ensuring 6 of fall in 10 around the home as there were several areas that the dirt had settled causing pooling of water around the foundation.

June 3rd, 2025-Wayne Homes scheduled the ************ to test the system, he also added an additional dampener and rebalanced the entire house along with adding a cold air return/make up air run for maximum air flow. No reported issues have been reported since this service.

Wayne Homes takes pride in our over 50 years of great customer service and we are committed to ensuring all of our homeowners are satisfied with our world class warranty service.

We began the building process spring 2021. We have had nothing but problems since dig day. Ultimately wayne homes locked us out of the house the last few months before the build was complete. This was because there was plumbing stolen out of the site. This was all fabricated so they could complete the house without anyone holding them accountable for their poor workmanship. Since then we have been dealing with Wayne homes and the incompetence of their employees/subcontractors nearly every month trying to get the problems resolved. Between the middle of 2022 to now wayne homes has sent countless of their best guys out to repair the problems. Some of these problems include, bad windows, doors, flooring, carpet, framing, showers, bathtubs, and trim. Each time one of their best guys shows up they proceed to fix things poorly. Example. The shower and bathtubs were never set right. Wayne homes fix was to put spray foam underneath. This particular employee that spray foamed the bathrooms proceeded to scream in my face when I told him what he was doing to fix all these problems was not the correct way. Currently we are moved out of our home so Wayne homes can try and fix everything correctly. This is the fourth week we have been displaced from the house. Since we have moved out the drywall is the only thing that has been fixed. There has been many days where nobody has shown up at all. Everyday theres a promise that they have trades coming and they simply never show. The house in its current state Is unlivable. Before Wayne homes started work this time around they had two months to get trades lined up and materials ordered and seem to have fallen short yet again. We were only supposed to be displaced from our home for two weeks. At this point there is no end in sight and we are going on a full month of nothing getting done. Our life has been on hold for four years. Wayne homes has zero integrity, zero pride in their work and zero care for their customers!

Thank you for the opportunity to address our customers concerns.  Our local Construction Manager and Regional Director of Construction have taken over the supervision and management of the warranty work that is being completed.  They have been in contact with Mr. ****** and reviewed the plan to complete the necessary work along with the timeline to do so.

Wayne Homes values customer feedback and remains focused on our 50-year history of providing a quality product and service after move-in.  We apologize for the customer having to reach out.

      Customer Answer

      Date: 05/13/2025

I am rejecting this response because:
While Wayne homes has been in contact with me and has given dates of completion, they fail to uphold these dates. This work was suppose to take two weeks. We have been out of our home for going on six weeks. Trades continue to not show up. There is no completion date at this time. There is still a lot of work to be done. Windows need replaced, doors need replaced, window trim needs put on, door and base trim need put on. The home also needs painted and carpet and flooring laid. Today 5/13/2925 was supposed to be clean up day. Their perception of the reality of the situation seems to be extremely far off. Every date they have given us for work to be started and completed has not been upheld.

I am currently building a residence with Wayne Homes. They have not put primer any of the new drywall and have now painted over them. This was never told to me, and I was not given an option to have primer put down before painting. I would like this corrected due to the amount of money spent on the home.

Thank you for the opportunity to respond to our customer’s
concerns.  Our Regional Director of Construction has met with Mr. and Mrs.
***** at their homesite to review their concerns. We shared manufacturer
specification and application guides detailing how the paint material is
applied in new home construction.  During the meeting we inspected the
paint materials used and the work completed to the Wayne Homes specifications
and found all areas were completed correctly.  We also took the
opportunity to review all future work that is left to be completed and
alleviate any concerns or question the customer had.

We built a home in 2020 with Wayne Homes. Our porch in the back of the house is having major foundation issues. Wayne Homes is saying because of the soil, they will NOT honor their warrany.

      Business Response

      Date: 03/10/2025

Thank you for the opportunity to address our homeowner’s
concerns. Wayne Homes, at its own expense, hired a professional engineer to go
to the site to investigate the cause of the foundation crack and provide a
recommendation on proper remediation. This included excavating the soil around
the area of the rear porch where the issue is located and using a Wildcat
dynamic cone penetrometer to test the bearing capacity of the soils at footer
depth and beneath the same soils. The engineer determined and included in the
inspection report that “there is a relatively shallow layer of loose soil below
the porch footer along the north wall and at the northwest corner.” Which
explains why the soil, that a portion of the foundation is on and beneath the
depth that was originally excavated during construction, is consolidating
differently than the rest of the porch footers resulting in a crack in the
porch foundation.  The report also includes a stamped engineer solution to
mitigate any further movement as a result from the poor compaction of the soil
      in this immediate area.

Wayne Homes understands the complexity and burden that this
issue has created for the homeowner and has offered to provide contacts for
trades that are capable of performing the required repairs at the homeowner’s
expense as this was a result of poor soil conditions that are not covered in
the Warranty. Wayne Homes encourages all customers to perform adequate research
and testing of their soil if there are concerns about the constructability of a
      homesite.

We completed construction with Wayne homes August of 2023. During construction a windows was noticed to be leaking a lot. The construction manager was notified but nothing was done. Since then we have logged 4 attempts to get the window repaired or replaced. 1 attempt was maid late 2023 but they ended up making the leak worse. We now have 3 windows leaking and have called multiple times. We were told in spring of 2024 that the windows were going to be replaced. It’s now November of 2024 and nothing has been done. We have called over and over and keep getting told that ***** is sending new windows.

In 2020 our family began the process of building our forever home with Wayne Homes. From the beginning we have had problems, but had overlooked them because we really had found our perfect Floorplan and home. We were promised items and things for our home, to later find out that it was "not allowed". Staff turn over was so high that we didn't know who we would be dealing with from week to week, and there were delays in part to the high turnover and mistakes on their end. Our building manager was a joke. He was out to the house as few ti as as he could possibly be, talked negatively anout the workers and other families he was building for, and made several mistakes in reading our building plans. One of the mistakes resulted in a large error where our basement steps were left unfinished with no drywall beside them. Instead of reporting that and having a trade come fix it, he toom it upon himself to "fix" it. Almost three years later the poor quality of the work is evident by every s**** and seam showing and practically the stairwell having to be refinished. During g the build I would bring up concerns and was told not to worry because that is what a warrenty is for. Upon completion of the home, we began to find errors that needed to be fixed via warrenty. It is three years later and 3 or 4 of the items out if a long list of 25 have been fixed or even acknowledged. Again high turn over rates have led to us in contact with someone then the next week it is like the person vanishes. I email frequently to customer care asking for updates with responses stating that they will forward the information and no response. I am writing in hopes that the company, Wayne Homes will fulfill their warrenty and fix the incredibly poor work that was done on our home. I want the quality home I was promised, but instead am spending days trying to contact them and be ignored.

We began working with Wayne Homes in late 2020 to begin building our home in 2021. Our home build had a long list of issues that were incredibly stressful to get resolved. We moved into the home (4 months later than continuously promised) and had a contract for outstanding items. The home also had a 2 year warranty during which most of our complaints to the warranty department went unanswered and contracts unfulfilled. There has been significant employee turnover, and as we find that the employees we were communicating with are gone and find new people to contact about our concerns, we have had walk throughs for the new people to look at our remaining issues. They then promise us that everything will be dealt with and apologize for the past employees not doing their job. And then repeat. We have been naive and patient in believing that our issues will be resolved, only to continue the process of having a couple issues addressed and a list of remaining issues that go unanswered. For the sake of other consumers considering working with Wayne Homes, suffice it to say that my husband and I regret building with them and would never recommend them to anybody else. For the sake of hopefully getting our remaining issues resolved, I will attach the latest promise by the regional director of construction on 1/24/24 of which 7 of the 13 issues continue to be unresolved today, 9/7/24. This agreement to address the 13 issues beyond the 2 year warranty date was made due to the fact that the issues were all directly related to documented errors by Wayne Homes during the build and/or during the warranty period that were not fixed in a timely fashion. We continue to have a fire door that is not up to code, sliding glass door that leaks water and has damaged casing, warped cabinet doors/trim issues to be replaced/fixed, damaged casing and threshold on front door, leaking master bath shower with open drywall where mold was cut out which damaged light fixture below, and warped doors.

We had a home built in January 2022 and within a year we had dents all over our floor on our main level. We upgraded our flooring to luxury vinyl due to the salesperson we worked with telling us how durable it would be. We informed Wayne Homes of the issue during our warranty review and were told we could have just the damaged planks replaced but were informed that may be worse than leaving the dented planks since the flooring would no longer match. The dents are being caused by stools, tables, chairs etc. It seems like the flooring is not what we were told it was. We were basically told we could have flooring with dents or flooring that doesn't match and that is all they would do for us. This is frustrating having upgraded and only been in our home for two years.

Thank you for the opportunity to respond to our customer’s
      concern.

      On 12/17/2023 Mrs. *******
contacted our Customer Care department to notify us that she had damage/denting
to her flooring. Our Warranty Manager reached out to her and set up a meeting
to inspect the damage. At the inspection, floor depressions were found in
several locations. The homeowner confirmed that she had furniture there for
some time. Our Warranty Manager explained that heavy furniture that does not
have proper flooring protection can cause depressions in the flooring surface.
This is outside of the warranty coverage, however in an effort to partner with
our homeowner and our trade partner, Wayne Homes did offer to use leftover
flooring pieces that were on site to replace the affected flooring at no cost
      to her.

Prior to work beginning it was
noted that the homeowner had used cleaning products other than the
manufacturer’s approved products, which had resulted in the installed flooring
no longer matching the original finish. At that time, the homeowner refused
service saying that her expectation was that her entire floor be replaced. Our
local Construction Manager reached out to her to discuss the situation and
explained that even though the warranty coverage does not include improper care
and use, Wayne Homes would still be willing to swap out the damaged pieces with
the understanding that the finish would not match.  He also discussed with
her that we could provide her a price for replacing the entire floor with an
entirely different material. The homeowner rejected this offer and insisted on
a full replacement of all the flooring in her house at no cost to her. She was
informed that we cannot replace the entire house at no cost. The offer on the
damaged pieces still stands. We consider this matter resolved.

      Wayne Homes
values customer feedback, and remains focused on our 50-year history of
providing a quality product and service after move-in.

I did not see the communication in time about the need to respond to Wayne Homes response. They were not honest and that is very disheartening. They said we had large furniture where the denting occured and that is not true. We have bar stools with pads on the bottom at our kitchen island where the floor is dented everywhere, I hardly call that large furniture. Besides that I have had several homes with different types of vinyl and laminate flooring and have never had that issue. Our home was not even two years old when we noticed all the denting. He also said we used improper floor care, that is funny because the flooring guy that came to assess it said walking and just living in your home changes the color and gloss of the flooring, nothing to do with floor care, but they left that part out, how convenient.

This is my rejection, they did not tell the truth in their response. They have left us high and dry with unacceptable flooring.

My house was completed September, 2014. In October, 2023 I contacted Wayne Homes about water, dampness and black marks on section of my east side where the wall meets the floor. A rep from WH came and during the inspection he said he thought it was the drainage system but he wasn't positive and said I needed to contact ******, the waterproofing company. Didn't understand that since the walls were NOT even damp. Contacted ****** who, because to the time of year, setup an appointment for May 14. On May 11 I had a really bad storm, so I took a video on my sump pump, showing there was no water exiting the east pipe. I also sent it to WH asking a bout it. No response. I called WH again on May 14 about the problem and the rep came out, pulled on the drain, did a water test and drilled holes in the crock. He's still not sure why. ***** rep comes, meters all the walls, all are dry with very little moisture registering. Not a ****** problem. Back to WH. Rep with his boss comes on June 6. Does another water test and puts camera up drain.they bother say looks good. I see mud. They say that's common. Water is not exiting east drain, but they say that's OK because it's going around that drain exiting to the south drain probably because the east drain is higher then the south. Then why the floor and wall. They don't know. They want to come back when there's a heavy rain. On June 17 I contacted WH again. I discovered my northeast corner against east side was cracking, had water and was lower than the main floor. Returned call Tuesday and can't come until Thursday. Thursday morning he looked at the corner and told me that that's very common. After all this I asked what Wayne Homes was going to do. T
hey would help me find to fix it, but they would NOT pay for anything. As a person with asthma, I cannot risk mold forming & coming up through my air conditioning. I am not asking that they replace the whole drain system, but rather help mitigate the cost of 40 ' of problem area.

Thank you for the opportunity to respond to our homeowner’s
concerns. We regret that our homeowner feels their concerns have not been
      addressed.

Our Director of Construction has reached out to the
homeowner and set up an appointment for Monday, July 1st at 11:00 am to
      further inspect her concerns.

We understand building a home can be stressful and at times
daunting, which is why we pride ourselves in our excellent customer service
ratings both during and after construction is complete.

I received and accepted that Wayne Home will reinspect my complaint on July 1 at 11am. This is just a step in resolving my complaint that they are not honoring their 10 year construction warranty. Until the reinspection, this remains an open complaint.

I am rejecting this response because:
Yes, they came as they said they would. But, why is the question. It was obvious they had already had their minds made up.  I  believe this visit was only to be able to retain their BBB rating by responding to the complaint. I got the same "pat" answer to all my probing questions but no proof to back it up. They assume that they always follow the specifications and there's never an error made. But still cannot explain satisfactorily why ~40' out of~ 200' perimeter leaks water. With my warranty running out shortly, the resolution is that I will deal  personally with it as I continue to voice my opinion for people, friend or foe, considering this company, turn and run as fast as you can  the other way.

      Business Response

While we regret that Ms. ********* is not satisfied with the
coverage of her waterproofing warranty, we as well as the water proofing
company have determined that the cause of the concern is not a waterproofing
performance issue but rather a site condition of unknown origin.  The area
of concern is a result of wicking from ground water from below the footer and
creating dampness on the bottom course of block in one area of the
foundation.  Water testing from above grade demonstrated that the waterproofing
is working as prescribed as well as the footer drain which was inspected with a
camera.  The water is coming from below the foundation and is being
mitigated by the sump pump.  The sump was monitored to run approximately
every 8 minutes during our recent inspection which in abnormal considering
there were not any significant rain events leading up to and including the day of
the inspection and the above grade area was noted as very dry.  It should
also be noted that we have not received any warranty requests for the
waterproofing issues until October of 2023 which was approximately 9 years
after the home was completed.  Our records show that our local Warranty
Manager inspected the issue in October of 2023 and determined at that time the
negative grade in a few areas was the only explanation for the perceived
waterproofing issue.  A waterproofing manufacturer representative came to
the same conclusion during a separate site inspection.  We have offered to
help Ms. ********* get in touch with a contractor who can help her further, but
she has declined this offer and requested we leave the premises.

      Customer Answer

I am rejecting this response because:
As always Wayne Homes use their double talk to get around the real issue. From the 1st meeting with Wayne Homes rep *****, he said he thought but wasn't  positive, it was a Drain Tile problem as the walls showed NO dampness. For Wayne Homes to continue to refer to my complaint as waterproofing warranty is misleading. This complaint is NOT against the waterproofing but the construction and installing rhev drain system.  I refuse to be talked to as a 2 year old or a stupid woman with the same answers, " water runs to the path of least resistance. "  so when that fails to explain the sitution, blame it on the "site". Mr **** insisted that my property as unique soil, not true found in several areas of ****, that contributed to the problem. It is deemed acceptable for building a house, if specifications are followed.  I still believe that either there is not enough porous filler under or over the drain pipe to prevent the soil from clogging the drain holes. Don't know where 8 minutes sump runs came from . I was with these two men and at the time did I see anyone look at a watch or make a note. I did not request they leave, there was nothing more to say since they still blamed the site.  As to date I have not received a written review or formal proposal as promised.  As far as using any information Wayne Home would provide, why would I ever trust Wayne Homes or any company associated with them to correct the problem? Although this complaint remains  unsatisfied, BBB please close this complaint, my health cannot deal with the stress of dealing with this company.
