I received an email stating my complaint was considered resolved. I do not believe it is resolved. Incident realize I had to respond within 7 days. Yes. Nothing has changed. They come out and put a bandaid on things at the house but never fully fix the issue at hand.

Thank you for the opportunity to address our Homeowner’s
concerns. Both our Director of Construction and the local Construction Manager
have spoken with the homeowner and we are in process of addressing her
concerns. All issues that have been reported to Wayne Homes have been addressed
and we have a meeting scheduled for tomorrow with the homeowner to recap all
service.
We apologize for the inconvenience our homeowner has
experienced and feeling that Wayne Homes was not responding as quickly as we
would like. We take pride in our history of excellent customer service and are

Thank you for allowing us to respond to our homeowners concerns. We are surprised by this response as we feel that all concerns that have been brought to our attention have been appropriately addressed, which we will recap those items below. In an effort to ensure that nothing has been missed and our homeowner is properly informed of all actions taken by Wayne Homes, we have set another mutually agreeable appointment at the home with our local Construction Manager, Regional Director of Construction, and the homeowner for July 10th.
March 9th, 2025-Homeowner contacted our emergency on call representative about her sump pump not working. Our local Construction Manager responded that day and went to inspect/ troubleshoot the issue. It was determined the **** outlet had failed. On March 10th we replaced the **** outlet and breaker. Wayne Homes also provided a new sump pump with a battery backup system free of charge for added peace of mind.
May 19th, 2025-Wayne Homes was contacted by the BBB concerning a complaint filed by the homeowner. Wayne Homes immediately reached out to the Homeowner and set an appointment to meet with the homeowner.
May 27th, 2025- Wayne Homes scheduled our plumber, to inspect the house for concerns brought to our attention. The plumber snaked the drains which he pulled out soap and hair that was clogging the pipes. It was explained that this is homeowner maintenance issue going forward. The final plumbing inspection was also verified to be completed at the time of construction, before the homeowner took possession, by the local authority and Pennsylvania Municipal Code Alliance through the **************************************************
Wayne Homes also scheduled our electrician to inspect the home. The electrician investigated reported flickering issues when major appliances turn on such as the A/C unit. This was determined to be a typical response to the surge of energy it takes to power the appliances and due to the setback distance of the home from the grid tie in. Additionally, the electrician reported it may also be a surge in the main electric feed from the street maintained by the electric company which Wayne Homes cannot address. To ensure all possible components were working properly, the electrician also changed the main breaker, added a surge suppressor, and changed out about dozen breakers that were reported to be nuisance tripping, again at no cost to the homeowner. There have been no reported issues since this service took place.
May 30th, 2025,Wayne Homes scheduled the waterproofing company to inspect and address the concern of wet walls in the basement. During this visit it was noted the sump pump was continuously running due to ground water due to the home site being at a lower elevation than the surrounding area. The interior of the block foundation was not wet or damp but did have what appeared to be water staining. A water test was performed, and no indication of waterproofing failure was observed. The interior of the block foundation remained dry during and after the test. It was also observed that the relative humidity in the basement was at or above 72% due to lack of use of a dehumidifier per Wayne Homes recommendation. In an effort to ensure the above grade waterproofing was uniform and completely sealed, the waterproofing company returned on 6/12/25 to re-apply above grade waterproofing. Wayne Homes and the waterproofing company recommended the Homeowner install a dehumidifier in the basement and maintain a finished grade by ensuring 6 of fall in 10 around the home as there were several areas that the dirt had settled causing pooling of water around the foundation.
June 3rd, 2025-Wayne Homes scheduled the ************ to test the system, he also added an additional dampener and rebalanced the entire house along with adding a cold air return/make up air run for maximum air flow. No reported issues have been reported since this service.
Wayne Homes takes pride in our over 50 years of great customer service and we are committed to ensuring all of our homeowners are satisfied with our world class warranty service.Initial Complaint

I am rejecting this response because:
While Wayne homes has been in contact with me and has given dates of completion, they fail to uphold these dates. This work was suppose to take two weeks. We have been out of our home for going on six weeks. Trades continue to not show up. There is no completion date at this time. There is still a lot of work to be done. Windows need replaced, doors need replaced, window trim needs put on, door and base trim need put on. The home also needs painted and carpet and flooring laid. Today 5/13/2925 was supposed to be clean up day. Their perception of the reality of the situation seems to be extremely far off. Every date they have given us for work to be started and completed has not been upheld.
ceeded to scream in my face when I told him what he was doing to fix all these problems was not the correct way. Currently we are moved out of our home so Wayne homes can try and fix everything correctly. This is the fourth week we have been displaced from the house. Since we have moved out the drywall is the only thing that has been fixed. There has been many days where nobody has shown up at all. Everyday theres a promise that they have trades coming and they simply never show. The house in its current state Is unlivable. Before Wayne homes started work this time around they had two months to get trades lined up and materials ordered and seem to have fallen short yet again. We were only supposed to be displaced from our home for two weeks. At this point there is no end in sight and we are going on a full month of nothing getting done. Our life has been on hold for four years. Wayne homes has zero integrity, zero pride in their work and zero care for their customers!Business Response

I am currently building a residence with Wayne Homes. They have not put primer any of the new drywall and have now painted over them. This was never told to me, and I was not given an option to have primer put down before painting. I would like this corrected due to the amount of money spent on the home.Business Response

Thank you for the opportunity to respond to our customer’s
concerns. Our Regional Director of Construction has met with Mr. and Mrs.
***** at their homesite to review their concerns. We shared manufacturer
specification and application guides detailing how the paint material is
applied in new home construction. During the meeting we inspected the
paint materials used and the work completed to the Wayne Homes specifications
and found all areas were completed correctly. We also took the
opportunity to review all future work that is left to be completed and
alleviate any concerns or question the customer had.

We built a home in 2020 with Wayne Homes. Our porch in the back of the house is having major foundation issues. Wayne Homes is saying because of the soil, they will NOT honor their warrany.Business Response
Date: 03/10/2025
Thank you for the opportunity to address our homeowner’s
concerns. Wayne Homes, at its own expense, hired a professional engineer to go
to the site to investigate the cause of the foundation crack and provide a
recommendation on proper remediation. This included excavating the soil around
the area of the rear porch where the issue is located and using a Wildcat
dynamic cone penetrometer to test the bearing capacity of the soils at footer
depth and beneath the same soils. The engineer determined and included in the
inspection report that “there is a relatively shallow layer of loose soil below
the porch footer along the north wall and at the northwest corner.” Which
explains why the soil, that a portion of the foundation is on and beneath the
depth that was originally excavated during construction, is consolidating
differently than the rest of the porch footers resulting in a crack in the
porch foundation. The report also includes a stamped engineer solution to
mitigate any further movement as a result from the poor compaction of the soil
in this immediate area.
Wayne Homes understands the complexity and burden that this
issue has created for the homeowner and has offered to provide contacts for
trades that are capable of performing the required repairs at the homeowner’s
expense as this was a result of poor soil conditions that are not covered in
the Warranty. Wayne Homes encourages all customers to perform adequate research
and testing of their soil if there are concerns about the constructability of a
homesite.Initial Complaint

We completed construction with Wayne homes August of 2023. During construction a windows was noticed to be leaking a lot. The construction manager was notified but nothing was done. Since then we have logged 4 attempts to get the window repaired or replaced. 1 attempt was maid late 2023 but they ended up making the leak worse. We now have 3 windows leaking and have called multiple times. We were told in spring of 2024 that the windows were going to be replaced. It’s now November of 2024 and nothing has been done. We have called over and over and keep getting told that ***** is sending new windows.Business Response

Thank you for the opportunity to respond to our homeowner’s

issues as well as a few other items that were mentioned during this
conversation. We also reviewed with the homeowner the process for
contacting our Customer Care team to ensure proper assignment and tracking of
warranty items. We believe we are all on the same page and our Director
of Construction will maintain involvement to ensure all issues are resolved in
a timely manner.

In 2020 our family began the process of building our forever home with Wayne Homes. From the beginning we have had problems, but had overlooked them because we really had found our perfect Floorplan and home. We were promised items and things for our home, to later find out that it was "not allowed". Staff turn over was so high that we didn't know who we would be dealing with from week to week, and there were delays in part to the high turnover and mistakes on their end. Our building manager was a joke. He was out to the house as few ti as as he could possibly be, talked negatively anout the workers and other families he was building for, and made several mistakes in reading our building plans. One of the mistakes resulted in a large error where our basement steps were left unfinished with no drywall beside them. Instead of reporting that and having a trade come fix it, he toom it upon himself to "fix" it. Almost three years later the poor quality of the work is evident by every s**** and seam showing and practically the stairwell having to be refinished. During g the build I would bring up concerns and was told not to worry because that is what a warrenty is for. Upon completion of the home, we began to find errors that needed to be fixed via warrenty. It is three years later and 3 or 4 of the items out if a long list of 25 have been fixed or even acknowledged. Again high turn over rates have led to us in contact with someone then the next week it is like the person vanishes. I email frequently to customer care asking for updates with responses stating that they will forward the information and no response. I am writing in hopes that the company, Wayne Homes will fulfill their warrenty and fix the incredibly poor work that was done on our home. I want the quality home I was promised, but instead am spending days trying to contact them and be ignored.Business Response

We began working with Wayne Homes in late 2020 to begin building our home in 2021. Our home build had a long list of issues that were incredibly stressful to get resolved. We moved into the home (4 months later than continuously promised) and had a contract for outstanding items. The home also had a 2 year warranty during which most of our complaints to the warranty department went unanswered and contracts unfulfilled. There has been significant employee turnover, and as we find that the employees we were communicating with are gone and find new people to contact about our concerns, we have had walk throughs for the new people to look at our remaining issues. They then promise us that everything will be dealt with and apologize for the past employees not doing their job. And then repeat. We have been naive and patient in believing that our issues will be resolved, only to continue the process of having a couple issues addressed and a list of remaining issues that go unanswered. For the sake of other consumers considering working with Wayne Homes, suffice it to say that my husband and I regret building with them and would never recommend them to anybody else. For the sake of hopefully getting our remaining issues resolved, I will attach the latest promise by the regional director of construction on 1/24/24 of which 7 of the 13 issues continue to be unresolved today, 9/7/24. This agreement to address the 13 issues beyond the 2 year warranty date was made due to the fact that the issues were all directly related to documented errors by Wayne Homes during the build and/or during the warranty period that were not fixed in a timely fashion. We continue to have a fire door that is not up to code, sliding glass door that leaks water and has damaged casing, warped cabinet doors/trim issues to be replaced/fixed, damaged casing and threshold on front door, leaking master bath shower with open drywall where mold was cut out which damaged light fixture below, and warped doors.Business Response

I did not see the communication in time about the need to respond to Wayne Homes response. They were not honest and that is very disheartening. They said we had large furniture where the denting occured and that is not true. We have bar stools with pads on the bottom at our kitchen island where the floor is dented everywhere, I hardly call that large furniture. Besides that I have had several homes with different types of vinyl and laminate flooring and have never had that issue. Our home was not even two years old when we noticed all the denting. He also said we used improper floor care, that is funny because the flooring guy that came to assess it said walking and just living in your home changes the color and gloss of the flooring, nothing to do with floor care, but they left that part out, how convenient.Business Response

Thank you for the opportunity to respond to our customer’s
concern.
On 12/17/2023 Mrs. *******
contacted our Customer Care department to notify us that she had damage/denting
to her flooring. Our Warranty Manager reached out to her and set up a meeting
to inspect the damage. At the inspection, floor depressions were found in
several locations. The homeowner confirmed that she had furniture there for
some time. Our Warranty Manager explained that heavy furniture that does not
have proper flooring protection can cause depressions in the flooring surface.
This is outside of the warranty coverage, however in an effort to partner with
our homeowner and our trade partner, Wayne Homes did offer to use leftover
flooring pieces that were on site to replace the affected flooring at no cost
to her.
Prior to work beginning it was
noted that the homeowner had used cleaning products other than the
manufacturer’s approved products, which had resulted in the installed flooring
no longer matching the original finish. At that time, the homeowner refused
service saying that her expectation was that her entire floor be replaced. Our
local Construction Manager reached out to her to discuss the situation and
explained that even though the warranty coverage does not include improper care
and use, Wayne Homes would still be willing to swap out the damaged pieces with
the understanding that the finish would not match. He also discussed with
her that we could provide her a price for replacing the entire floor with an
entirely different material. The homeowner rejected this offer and insisted on
a full replacement of all the flooring in her house at no cost to her. She was
informed that we cannot replace the entire house at no cost. The offer on the
damaged pieces still stands. We consider this matter resolved.
