      Comprehensive Complaint Against Cedar One Realty
      Dear Better Business Bureau,

      I am writing to file a comprehensive complaint against Cedar One Realty, located in Wintersville, Ohio, encompassing multiple issues that have significantly affected my living conditions and rights as a tenant.

      1. **Discrimination and Harassment:**
      - Despite living in a separate unit, I have faced discrimination and harassment from my upstairs neighbor.
      - Violations of my right to quiet enjoyment include intentional breaker box shutdowns during hot summer months, causing discomfort.
      - Discriminatory policies, such as prohibiting smoking even on the outdoor patio, have been added to the lease without fair consideration.

      2. **Electricity Theft:**
      - Video evidence and documentation support claims of my neighbor running an industrial company from his residence, stealing electricity from my apartment.
      - Despite reporting this issue to Cedar One Realty, there has been no effective action taken, resulting in excessive and unjust electricity bills.

      3. **Maintenance Negligence:**
      - Last winter, it took nearly two weeks for Cedar One Realty to address a breaker issue during freezing temperatures, forcing me to sleep in the living room.
      - The broken bedroom window, reported since February 2023, remains unfixed, while the neighbor's broken window was promptly repaired at no cost. 4. **Privacy Invasion and Surveillance:**
      - The neighbor in the connecting room has installed a camera, invading my privacy and recording activities within my apartment.
      - Despite reporting this matter three times to Cedar One Realty, there has been no appropriate action taken to address the intrusive surveillance.
      5. **Communication Issues:**
      - Cedar One Realty appears to have labeled my emails as spam since November, hindering effective communication.
      - Despite multiple attempts to contact them, there has been a lack of response, suggesting a disregard for tenant concerns.

      ***** ******* currently rents *** ****** ***** ************* ** *****. This tenants lease expired on January 31, 2024 and Cedar One is not renewing the lease. On February 1, 2024, Cedar One Properties posted a 30 day month to month lease termination to the door of ****** residence, after the 30 days, a 3 day was posted to his door on March 4 - Court date for eviction is set for April 8 at 1 pm. The 30 day, the 3 day, and lease are attached. The reasons for not renewing the lease are for violations during his time as a tenant. Violations include an unauthorized occupant and damage to the property. A police report showing both violations, has been attached. The broken window described in ****** complaint stated the window broke in February 2023, as you can see by the attached police report, the window was broken on October 31, 2023 by ****** wife, who is not on lease. Our maintenance team boarded up the broken windows and placed an order for the new window. The new window came in, in February 2024. A contractor went to ****** unit on February 17, 2024  to fix the window on and was denied access by ******

      On the morning of September, 16 2022, I met Nathan from Cedar One Realty to show me an indoor, climate controlled storage unit. While he was showing me the unit, which is in the basement of a building, with no windows, the lights went out. We had only been standing there a few minutes when the lights had went out and he appeared nervous and began waving his arms. (This event happened all on a recorded camera). I had thought it was just a fluke ,and although it scared me I did not know that this was commonplace. I signed a lease via ******** a few hours later after he had went back to his office and sent it to my email.

      I began moving my belongings in that day. As I was moving my belongings in the lights continuously kept shutting off on me. I texted Nathan that day (09/16/2022) and asked if he could have the owner extend the timer on the lights. I could not move my things in because the building was dark and the lights kept shutting off on me. He responded with " Yeah I'll get ahold of the owner and have him fix that". I then texted him again on 09/28/2022 and stated that the lights still did not appear to be fixed and within less than a minute from stepping out of the hall into my storage unit the entire building went dark and that it was dangerous. I also mentioned that I would be frequently in and out of the building and that if this was not remedied I did not think this unit would work for me. He responded that he would shoot another text to remind the owner to fix it. Over the course of several months I was ensured by Cedar One that the owner had to get with his "IT guy" to fix it. I have made several recorded phone calls to Cedar One asking about why the lights had not been fixed. They said someone would follow up with me and no one ever did. The last time I went to pay my storage Zoe from Cedar One finally told me that the owner was not fixing it after they had lied for several months and never followed up with me. I am requesting my deposit back.

      We reached out to him
      and he will be leaving the lights as is. We have not had any other concerns
      regarding the timer in which the lights have been set to. This tenant is having
      issues regarding the lights because as you know the lights are motion detected
      and stay on as you go in and out of the unit. Tommy has witnessed this tenant
      going into the storage unit, shutting the door to change clothes as if this is
      her personal closet, and then leaving minutes later. The motion detector cannot
      read if she is in the unit with the door shut. She also did not provide notice
      or pay February rent, she moved out on the 8th but her lease states we
      don't prorate rent. I discussed this with both Tommy and Joe. They both do
      not want to give her the deposit back and Tommy called her himself. We have not had any other complaints or issues regarding extending the timer.

      I've never seen anyone else at the storage unit in the basement besides myself to complain. I have never changed clothes inside of the storage unit and that is the most ridiculous thing I have ever heard. I actually resell clothing and other items and was storing them there.

      Regardless of what I stored in the unit I should be able to access my items safely with proper lighting as frequently as I like. I understand the lights are on a timer in the hallway, but the time that you have to find your items inside of the storage unit is less than a minute and I actually have a video of this. I did not request for the light timer to be adjusted months after moving, but the DAY OF moving in.

      Nathan who showed me the unit also was well aware of the problem as you can see from the texts on the date that I moved in and stated he would let the owner know to adjust the timer. Since the owner is watching the cameras so closely, ask him to watch the morning of September 16, 2022 when Nathan was showing me the unit and the whole place went dark as we were standing there.

      I was transparent that I would be in and out frequently to get my items and that this unit was not going to work for me if the lights were not adjusted. Cedar One Realty ensured me from the beginning that this was going to be resolved as you can see through the text messages.

      Months later, the issue was never resolved and every month I called in they told me that someone would follow up with me (and no one ever did). Until this past month, I asked why no one had ever returned my call and finally someone told me that the owner was not fixing the lights and I stated I was no longer paying for a storage unit with no lights was moving out.

      If Cedar One would have followed up with me like they had promised I would have ensured to get my items out before the end of the month and not to incur another month's rent and lose my deposit, because once again I refuse to pay for a unit with no lights.

      I have had many indoor storage units in Pittsburgh and I have never been told I have to "run out in the hall and wave my arms" to have lights or be on less than a one minute timer to find my items. All of these things that Cedar One has said and promised to follow up with are on a recorded line and in text messages. 

      I would have not taken the unit if I knew that the lights were not going to be fixed, which as you can see through the texts that is well communicated.

      I am still requesting that Cedar One return my full deposit due to them misleading me about the lights being fixed and then never following up after I had made several calls inquiring about the lights, which mind you once again is on a recorded line.

      I have lived in apartments for the most of my life. This particular unit at Cedar One properties was beyond the worse stay and worst customer service that I ever encountered. We moved their on Sept. 29th 2022 and moved on Jan. 6th 2023. We ultimately spent $2,425 just on rent and our deposit while living there. I had so many negative instances living there that I had to just leave and break the lease. It is not my opinion but in my estimation they are slum lords. Issues we had living their included : electrical problems and multiple outlets not working, openings in the home structure that made it hard to stay warm in cold months, water and plumbing issues, a gas leak that obviously affected our health, and racist and unruly neighbors that threatened our safety and our peaceful enjoyment. I spoke to 2 lawyers and they stated that Cedar One properties violated my Civil rights by not evicting them like their lease states they would do to noisy neighbors. Additionally my honest opinion is that some of workers are racist and have racist views because every house we showed interest in they said was unavailable even though it was still up on their website! I remember we clearly stated we wanted a home but they still offered an apartment that was way in Shady Side Ohio. We went there to at least check it out both our cell phones had no service at all and when we went inside it was a decent apartment far as looks go. I ask the realtor that showed us the property “Do you know who occupies the next apartment that we are beside?” He said yes and stated “A young couple that had 2 or 3 young kids”. In conclusion they have violated numerous ******* codes and also my Civil rights that put out lives in danger literally. I have some photos but also have video footage via links.

      Cedar One Properties completed all work orders in a timely manner. The electrical and outlet work order was placed on October 6, a third party vendor, ** Electric completed the work and resolved the issue on November 14, 2022. Openings in basement work order was opened October 19, 2022, Cedar One Maintenance started work on October 22, 2022 and fully resolved the issue on October 28, 2022. The water and plumbing issue- Cedar One was notified December 25, 2022, a third party vendor, ****** Plumbing was contacted and dispatched the same day. Fully resolved issue the following day December 26, 2022.
      Regarding the gas leak, Cedar One was not aware of any prior gas leaks. Tenants stated “Additionally recently we discovered a gas leak in this very apartment. The lady next door called out ******** gas and I saw him and asked him to check out out apartment. He went in the basement and his machine went off and he had to fix the gas leak. I will state that again, we lived here over 2 months and there was a gas leak in our basement." The Gas leak was not something that was brought to Cedar Ones attention at any point prior to, we only heard after the issue was resolved by the gas company.
      The unruly tenant was evicted, the eviction process began in October with lease violations being sent out, on November 14, 2022 a three day notice was posted and on January 11, 2023 the eviction proceeding took place in court and the court granted the unruly tenant have until January 31, 2023 to vacate. 
      Cedar One has tried to place the ****** in another home, and unfortunately we were not able to before they broke their lease and vacated without notice on January 6, 2023.

      Well I see no reason to continuously go back and forth. Cedar One realty never fixed the electrical sockets in our apartment or evicted the neighbors while we were there. I have audio recording of the secretary stating that about the electrical situation that I recently spoke to this month and sent emails of as well to you guys. The law states that reasonable time for landlords to repair or rectify issues is 30 days. Well their date timeline obviously shows that I had to deal with the noisy neighbors and the electrical issues far more than 30 days. Additionally there are some other past tenants that had similar issues with Cedar One. Like I said not only did they ignore our major complaints like unruly, uncivil neighbors but electrical issues but it even when we asked them to move us Cedar One was basically non - responsive. Yes Cedar One finally fixed the sink, light bulb electrical burnouts, the big hole that allow animals in; but they did not rectify the serious issues until we left far as the eviction goes. Far as the electrical sockets the lady at ** electric stated that even up till the day of our call this month that they have not fixed the electrical outlets. I do not care about what they try to fix after all our attempts for them to treat us fairly and I do not care what they did after we left.

      I currently live in New York I used to live in Ohio, Steubenville to be exact. I began using Cedar One storage when I moved back to New York. I have been paying 60.00 a month ever since. In July 2022 I sent 125.00 to my granddaughters mom who lives in Steubenville to pay my storage fee. There was a discrepancy at first because I didn't send 125 but 120 I ended up **** ***ing her an extra five dollars. Christen paid the bill and she still has the completed transaction on her **** *** account. In August I received text messages from a woman named Laurie telling me that the she received email that the transaction was being disputed and the money was being returned yo the card. The problem with that Christen never disputed the transaction, I asked who did Laurie receive correspondence from she kept saying the credit card company. But Christen did not use her card as credit. She used her pin number, now this woman says my money was returned but on Christens **** *** it still says completed. I have paid for August. I would also like to add everyone in the office that Christen or I spoke to all said I had a zero balance everyone but this woman, and that would nathan and a young woman named jalen i think. She says I now owe 170.00 laurie that is, when I never received the original funds back in the amount of 125.00. Christen went into the office personally no one could show correspondence from the alleged credit card company. I asked for something directly from the company and she texts my phone telling me supposedly what was said, but couldn't even tell me the name of the company or give me a number I could call. It will be time for me to pay my bill soon and I don't feel I should have to pay twice, and I shouldn't have to pay a return check fee when one I didn't pay by check and two she hasn't shown proof it was even returned. It's hard living in an entirely different state dealing with this and now I have to worry about my personal belongings that are in storage.

      I have have been a customer of CedarOne since September of 2014 I wasn’t given any documents when I opened up my storage and I wasn’t the person who originally got the storage room it was another person who eventually was taken off the account because I make the payments. Therefore I am confused to what agreement your talking about. I usually pay every two months, I was using the app but didn’t have access to a computer so I asked my daughter in law to go pay the funds in person. They knew before they took the payment that she was paying for me, I previously had sent a friend of hers named ***** who is now deceased to make a payment and had no problem. So I can’t understand what’s going on and Christen still hasn’t received any funds back from ******* and I can’t get anything out of CedarOne. Now I have a bill due for September shouldn’t a late fee, tried to pay but I guess there trying to figure things out. So again I am confused as to what agreement your asking for, because they took the payment, and if she wasn’t supposed to pay because the storage isn’t in her name, then why’d they take the payment.

      could not dispute anything because our system does not allow signatures and the
      tenant was  not the cardholder so I could not even prove the cardholder
      owed Cedar One money. Once informed, I was only told that the cardholder did not dispute
      the charge but was never informed that they were in contact with the credit
      card company to see WHY this was happening.  Without action on their end
      to stop the dispute, I had nothing to stop it from happening on our end. 

      On
      that same day, 8/1 the tenant was informed, via text, of the situation and if
      indeed it was reversed then she would owe that $120 plus fees as well as her
      then current 8/1 rent.  (mind you on 7/18 the tenant was behind in her
      rent and the $120 was not including her late fees she still owed) 

      August
      12 Cedar One's processing company reversed the payment.  it takes to show on their end is 10-30 days

       She was behind in
      her rent when this hapened and why she did not call in so we could run her own card
      or checking account for payment is unknown to myself.    Rent is due on the 1st
      of each month, every month.  Check, MO, Credit Card; online, over the
      phone, or in person, 1st of every month.

       Tenant was
      informed 8/1, on 8/3 she made a payment of $70 for August rent and $10 late
      fees bringing her balance to $0, and on 8/12 the reversal happened.  $120
      rent was added back to her account along with $50 NSF processing and that is
      how her balance got back to $170.

      This is ****** ***** today is September 26, 2022. I am writin to you because I recieved a letter from you with a response from CedarOne. Well since last week I had been contacted by Lauren the office Manager who called me looking to settle my account. At this point I am very upset, we are going into October and I feel like I am a hamster on a wheel going around and around. I hear I read the correspondence from Laurie at CedarOne again like I said previously everything she is saying makes no sense to me.  It’s obvious that I have been in contact with them, she informs you that I was behind but I have payed two months at a time previously in the past that is one, the other thing I noticed is she failed to tell you I paid for August, and I also paid for June and July. Of everything that was said today is September 26th and no funds have ever been returned to me. Am I really supposed to pay this company again for months that I have already paid. I have yet to receive any documentation on who I can speak to, to find out where my money is and as far as **** *** the transaction is still completed. This is outrageous that they are trying to hold me accountable, and honestly it seems they have given you the same story they gave me. Why are they trying to make it seem like they have the final say, I can’t get help from **** *** unless the transaction was disputed and since my christen never disputed the transaction they can’t help, the money didn’t come back and I am feeling like I’m being taken advantage of. I haven’t paid September because I was told not too while they get this straightened out, yet last week Lauren called me to settle up, I am still waiting to here from her. But since I received your letter I will be calling them tomorrow, I tried to call you but I think it’s after hours, I will try to reach you tomorrow as well. 
      I would also like to add that since the inception of this issue I was told by Laurie that the funds were being disputed, after I have proven that they were never disputed on my end I still have no answer as to who disputed the charge.   The initial reason Laurie gave was that the card holder was disputing the charge that has proven to be not true. I have yet to receive any documentation from Cedar One as to who said the charge was being disputed in the first place, to date CedarOne has not provided any documentation from any entity at this point. And I would assume that if it was on my end they could at least provide the documentation so that I could look into it myself but that hasn’t happened because there was never a dispute on my end, and to then try and charge me again plus an extra fifty dollars for return of funds, yet who did they return the funds to because it was not **** ***. I believe this is a problem on CedarOne’s end and I shouldn’t be held responsible. From here on out I will pay on time and use my own account, and for the near future I will be looking to remove my belongings as soon as I can because after this I don’t feel comfortable with the way the business is being handled.  Ms. ******** thank you for all of your help I hope eventually we can get this matter solved.

      I am responding to the correspondence I received from you today October 13, 2022 dated October 5th.

      I have gone over my transaction history you received from Cedar One Storage I don’t understand what the purpose was to send my entire history but I’m glad because it shows I have been consistent with my storage bill, secondly it it shows I have a tendency to pay two months at a time.

      And although my bill is due on the first I have to my knowledge five days before it’s considered late, because to my knowledge I have only paid a late fee when I’m paying for two months and majority of the time it’s only one late fee.

      I would like to address Nate, Jaelyn, Linda, Zoe and last but not least Lori. I am very upset that after two and a half months this situation has not been rectified and the only one being held accountable is me, this cannot be.

      I would like to first address again the fact that Lori told me she was contacted that the card holder was disputing the transaction, I think we can all agree on that. But what Lori has not disclosed as if I have no right to know was who told her that, professionally speaking. Because I have proved that is not true, also the fact that she claims the money was returned is also it true, since the money still hasn’t appeared after two and a half months.

      I have never received any formal documents with a company letterhead from the entity which supposedly sent the email to Cedar One, when I asked for a copy of the email she (Lori) tells me the system automatically deletes the messages well that’s not good for anyone now is it, and professionally I find that hard to believe. When I spoke with Lori as I said she initially blamed Christen then when we disputed that version of events she went to another excuse. At the end of the day none of what Lori said made any sense to me, as I was going over the history document that was sent to the BBB I read something about ******** returning the money what exactly is that, and who is ********, because while Lori is on my back why hasn’t she contacted them since it’s obvious some company you all use.

      Because Christen used her ******* card, I asked Lori who contacted her, either she couldn’t tell me or she refused. I don’t know what is going on but I am an honest person, if I owed I would have no problem paying on top of the fact she basically tried to throw my daughter under the bus for something she didn’t do.

      All the years I have associated with CedarOne I have never had contact with this Lori person, and I would like to add she was brisk, rude and basically not helpful and in my opinion nit very knowledgeable and at this point I don’t trust anything she says.

      My funds were returned she says on August 11th, yet no funds were ever returned. I have shown the web receipt from Christen’s  **** ***, Christen has come in the CedarOne office and shown her receipt which says completed transaction, of which I provided to the BBB. 

      I paid October’s bill the week of the 3rd and I still haven’t heard from anyone.

      In the end of September Linda called me saying she was calling to settle my bill and I’m like really while I’m still waiting to hear back from Zoe.  I was still waiting then and now I’m still waiting to hear from Linda.

      What’s funny to me is that Jaelyn and Nate and I think one other person and they all  tried to help me and all of them told me that I had a zero balance.  But Lori is the only one who keeps saying my transaction was disputed, my funds were returned and none of that has occurred to date.

      It seems to me that Lori is the common denominator, I refuse to pay for something I have already paid, and I am willing to go as far as I have to. 

      My question to whoever is really in charge is why am I being held accountable when I have proven the problem is not own my end.  I don’t know what has happened to the funds, but as far as I am concerned  I have paid CedarOne for June and July of 2022, and as far as ******* and there Bank is concerned it is still a completed transaction. 

      Hopefully I will here from CedarOne before it’s time to pay Novembers storage bill. Final thought Lori said the transaction initially was being disputed by the card holder, which means she should have been contacted by the bank, she never provided any documentation, email, fax, a number I could call, all she could do was send me a text in her own words as far as I’m concerned. She gave me nothing in black and white, if I am correct texts don’t count when all she is providing me with is her word second hand.

      This entire situation is very  unprofessional rather I used the online system, call on the phone, or sent a family member in person this should never happen.  I have paid cell phone bills, utility bills for family members and nothing like this has ever happened.  I would also like to leave on this note Christen has tried to contact ******* for help In this matter, but she was told that the only way they could help her is if she wanted to dispute the claim, which proves she never disputed the claim, I would really like to know where Lori got her information and I advise someone to contact ******** because they owe you guys 170.00 not me.
