      I purchased an Ideal Homes home in March 2022. My home is new construction and therefore under warranty. I first filed a complaint for a wet window in our master bathroom in May 2022. The window is regularly wet on the inside of our home and on the windowsill. When it was late fall/winter we noticed that not only was that window still having issues but all of the other windows in the home and the back door were now wet on the inside as well. We filed another work order for the rest of the windows/back door being very wet in early November of 2022. In December 2022 it was even so bad that we had frost inside of our home on our windowsills and windows/backdoor. When this occurred we also had water coming through our ceiling in the dining room and at the top of one of our walls. In addition, we have also had our garage crack down the middle because there was no tape on our tape joints. All of these issues have yet to be fully resolved. Our bottom half of our master bathroom window was replaced but it did not stop the inside water. Ideal Homes hired an engineer in which we are still waiting on his report. The engineer said he is having, "payment issues with Ideal," but when I asked Ideal's manager he said he hasn't heard from the engineer yet. I was told that insulation is needed through-ought the home, reglazing of the back door, drywall and windowsill fixes. There may also be other things like the windows that need work but I am uncertain due to not seeing the report. This is a health concern because of how wet my house is in the inside which will eventually make mold if it hasn't already. My wife is a cancer survivor and we have a young child so this is serious. Our walls have yellow water staining/softness in some areas. I am currently writing this letter with a hole in my ceiling patched with shotty plaster and it has been this way for a while. Ideal Homes did however fix our HVAC and added weather stripping. Some steps have been taken but no resolution as of yet.

      We are 100% committed to resolving these issues for our homeowners and are in the process of doing so. Weve received the engineers thorough report on Thursday and are combing through it to understand how we can resolve these issues for our homeowners. We will have that review complete by 2/17, if not sooner, and will share the findings with the homeowners so that we can proceed with next steps toward a resolution. The patch in the ceiling is only a temporary solution until the findings are in and we will permanently patch this once we know we dont have to access that area again. We are in constant communication with the homeowners and will update them on the status of the report and its recommendations as soon as weve completed that step so that we can get a plan in place for next steps.

      I am rejecting this response because:While I understand that Ideal Homes is, "working on it," nothing as of yet has been done. I understand we have the insulation & drywall booked for Tuesday the 21st but we do not know if that will even solve the problem and Ideal Homes has yet to see about mold. At this point it is trial and error while we wait in a wet home that grows wetter day by day. Ideal Homes also told us that the engineer was confident it was the **** causing this issue. It turns out that did not solve the complete issue and all of the issues regarding wetness still remain. So again, this is trial and error and we have yet to even look into the possibility of faulty windows, flashing, or window installation. All the while, my family is living in unfinished construction and immense stress. In my original complaint I requested that I receive the FULL report from the engineer in hard copy form. I also requested that a mold test be done ASAP. Neither of these things were even mentioned in the response from Ideal. Rot is coming through my walls. My daughter and my wife have been very sick. We need to see the mold levels in this home ASAP.We were told mold was found in the attic. I can clearly see rot on some of my walls near my windows and I have mold in the bathroom.This is so dangerous and needs to be taken seriously. At this point we don't want to even live in this home anymore and we want to discuss the possibility of a buy back at full market value, not only because of the extreme distress this has done to my family but by the sheer amount of work it will take to even fix this home at this point. If there is mold in this house this also affects all of our belongings in our home. See attachments taken from several websites discussing mold. We have mentioned these things NUMEROUS times.Health is not something we can ****** with especially with a young child and a cancer survivor in our home.

      This issue is in process of resolution and we are in constant contact with the homeowner to continue this work. Several areas of concern have either already been resolved or are in the process of being resolved currently. We are working with the homeowner to take the findings of the report from the engineer and implement suggested improvements. We are extremely sensitive to ensuring our homeowners have safe and efficient homes that operate as planned and are 100% committed to making sure this home is no exception. If mold is suspected by the engineer who inspected the home we will conduct a mold inspection to ensure the safety of our homeowners. We are also conducting an air quality test this week in the home and will share those findings wiht the homeowner as well as any next steps recommended by the report.
