From sept 1 - present (sept 26), I have been trying to get in touch with someone from the umbrella organization at coburg site, regarding my long term exposure to carbon monoxide due to my water heater and furnace being out of code. The fire department and the local gas company both have come out and said I should seek renters advocacy, which I have, as they both noted elevated carbon monoxide levels as well as code violations visible to their eyes without much prodding or investigating. When I contacted umbrellas on call emergency maintenance line, they said to call back if it gets worse. Anyways, I have sent numerous emails and received zero response from umbrella, aside from when I asked if they will cover my ER visit (gas company and fire department recommend I get checked out due to long term exposure), they said to send dr **** and summary of visit to them for their lawyers. Due to getting no responses back, I went out to their corporate office to speak with someone. The office manager told me I could not talk to anyone, to send her an email about everything, told me to go sit down (I was the only one in there) and did not take my documents. She refused to engage anything beyond send me an email and claimed I didnt send the emails that I (ad well as on-site manager) have copies of. She began positioning herself making it clear I was to leave and just send her an email. She was very rude, and I still do not have any answers nor response.Initial Complaint

I quit renting a storage locket at ******************* in January. Months later I got a bill for $80.00 for late fees incurred months earlier. I didn't like that but I payed it. Now, in late August, 7 months after I left I have yet another bill for $40.00. My letter states "This is the amount owing after applying your deposits to any outstanding rent and move out charges incurred in returning the unit to rent ready condition." When I left the unit in January I was present when the unit manager inspected my personally cleaned locker. My unit passed inspection. Nothing was said to me about additional charges. To give me this bill 7 months after I left is outrageous. They have also threatened to send this ridiculous bill to collection. I think that this is something Umbrella Properties probably does regularly just to see if people will pay. Thank you for your consideration. ***********************.Initial Complaint

I've lived in the Maple Manor Apartments run by Umbrella Properties for two plus years. Until this last 8 months everything was fine, I had zero complaints and two maintenance requests. One was for siding that had started to rot and allow water into my apartment because the gutter was also broken. I've been told over and over it would be fixed and the mold investigated. Never happened. Recently we'd gotten a new property manager and I got a new upstairs tenant. This tenant also happens to beg on the street still claiming to be homeless. All the homeless people he hangs out with have been coming to his new apartment to party. Since then I've had to file police reports and call multiple times and I've never called the police ever in my life prior so I'm not sure exactly how to go about things. Besides the noise and attempted break ins the upstairs tenant and friends smoke cigarettes in the bathroom and it flows into my apartment but I'm extremely allergic. The upstairs tenant has also flooded my apartment as confirmed by the plumbers who were called in third party, three separate times. The most recent flooded the entire apartment and by the time the manager attempted to call cleaners in it was already a week later. The entire apartment smells of sewage, mold, and cigarette smoke and is uninhabitable for me, especially due to health issues. I've been repeatedly lied to by the property manager and corporate manager and when I send proof I know they're lying to me they stop responding. I have all picture, video, and email evidence to prove everything. And I was also called two weeks ago saying if I didn't pay rent in full and all late fees I was never told about I was going to be evicted and summoned to court. I was never given a written notice, no mailed notice or posting on my door or even a verbal notice. I was given one hour to pay everything. The corporate manager refuses to acknowledge that was illegal. There's also major structure damage to support beams nearby.Customer Answer

As of filing this complaint the property manager has acknowledged and apologized for attempting to evict me without notice. I appreciate the acknowledgement and even though it was illegal and I have proof it happened I'd like to remove that from the complaint. The other manager though has continued to lie and put my health at risk while also attempting to block me from getting any information from third party businesses to prove what work was done and not done. The building was inspected by the property manager and confirmed to smell like sewage and mold to the extent it's not tolerable to be in the apartment more than a few minutes.Customer Answer

I had given my notice to move because the apartment isn't habitable and was sent a bill for $1600 for this months rent and part of next month. I'm unable to live there with the conditions. This doesn't seem right, especially because I wouldn't have to move if things were done properly. I was given a different email because I had filed a complaint with the local code enforcement and the email replied saying I was blocked from contact. They refuse to give me a subsidized list of the repairs they said they had done to the apartment, but they actually didn't do anything.Business Response
