      We are the second purchasers of a brand new never lived in Palm Harbor manufactured home. The original purchaser never obtained a certificate of occupancy from Lincoln County so the home was vacant, exactly the same as when it was placed on the property by the manfacturer when we took ownership on 3/8/24. We completed the second owner warranty card and mailed that to Palm Harbor immediately after purchase. We were also told by *** at Palm Harbor *********** that the warrant would transfer to us upon purchase for the remainder of the manufacturer / Construction defect warrant that is still currently in affect. We have officially notified them of a list of quality and construction defects and they have refused to repair anything except for a water line leak /mold issue which has now gone on for over a week without any contact from them. We have doors that don't close, trim that doesn't match, cracks in drywall all over the home, interior doors that are so warped you can see gaps of space around them. Closet doors that don't open or close, window that won't open properly. Front door that you have to yank on to close. Exterior siding loose, exterior trim damaged upon install on property and never repaired. Bathroom mirror trim damaged / nail holes. Master bathtub metal tile surround installed crooked and has sharp edges exposed where you can cut yourself. Nails exposed through drywall in most rooms of the home. Adhesive left from laminate countertop install that was never removed and won't come off. Sliding door blinds won't slide and pieces broke off when we tried to close them. Microwave fan does not work. Water heater barely heating water to warm when set to highest setting. Guest bath lock stuck inside door and door not properly installed so it swings open when going to the bathroom. Refrig water line was never installed. We had to pay a plumber to come and connect. Mold damage still exists. The violated Federal Regulations by not completing warranty registration.

I did not receive anything until the email yesterday. In any event this homeowner has been taken care of and any repairs have been made. Hopefully the complaint will be removed.       I am rejecting this response because: there are still outstanding construction quality and manufacture warranty defects outstanding that have not been repaired or addressed by the company. They were notified by email yesterday with a list of 7-9 items that need repair or replacement including misaligned doors. Loose siding, damaged trim and mirror, improperly installed dishwasher, window not operating correctly, loose blind, microwave fan inoperable, crack in drywall in master bath and door latches not operating as required.

      We ordered a new Palm Harbor Home through *************** Homes in ********* ** on 5/6/2021. The home (S/N *****) was delivered to our prepared site on 4/20/2022, and we were able to occupy the home on 5/28/2022. After our initial walk-through, to say we were disappointed would be an understatement! Fit and finish was terrible. Wallboard and texture was uneven throughout, doors were not fitted properly and would not open/close/latch properly, door hinge and latch screws were oversize - scraped door edges and caused hinges to bind, toilet in the Master Bath shook when flushed (still does), exterior siding buckled, decking warped and split, Master Bath shower tile set uneven leaving sharp edges exposed and the top edge of the tile not closed out or finished and corners were not set properly causing grout to break open [NOTE: In violation of Federal Code], laundry drain not connected to sewer (laundry water emptied under the home for over a month before it was found and fixed) and more. In early October we were told by the dealer we had to sign off on repairs completed to that point, and were assured by the dealer that the one-year warranty would cover any uncompleted work or further issues. We left the home in late October after making arrangements with a caretaker to check it periodically. Heat was left on, set to 50 degrees. We returned to the home in mid-December.On our return we found cracks in filler between countertops and adjoining walls (probable incorrect materials used), Master Bath shower corners opened up further, drywall seam in kitchen ceiling sagging, cracks in wallboard corners in Living/Dining Room (corners filled with rubber caulk, not taped and textured), and more. We have contacted the dealer and factory. Dealer refuses to look at or fix any these issues, and factory has not responded to multiple, escalating requests.

      I am rejecting this response because:

      I hold in my hand as I write this response, a document titled Palm Harbor Homes and Subsidiaries, Your New Home Warranty.  This same document states, HOW TO OBTAIN WARRANTY SERVICE  If a problem occurs which the homeowner believes is covered by this warranty, the homeowner shall contact the manufacturer at the address listed herein and provide, in writing, a detailed description of the problem and any attempts made to resolve it.

      I have contacted the manufacturer, and the dealer the home was purchased through, multiple times with a list identifying a number of problems with our home.  The dealer did respond to some of these problems, but has refused to take care of others and has refused to correct further problems with repairs they did perform.  Of great concern to ** are leaks and exposed sharp edges in the tile work of the Master Bathroom shower.  The shower is not in compliance with 24 CFR ******** (b)(3) in this regard, and must be repaired!

      This whole thing is very frustrating as we have been trying to resolve the issues with our home in an honest and civil manner for months.  The continued runaround, lies, and lack of action to resolve our complaints is totally unacceptable.  Our home warranty is between ** and the manufacturer, and they are the ones that need to address our complaint.  The manufacturer may have a policy of the dealer fulfilling the warranty, but they still bear the responsibility.
       
      Our biggest concern is with the Master Bath shower (which does not conform to Federal Code) and the DEALER NOR MANUFACTURER HAVE ADDRESSED IT!  Simply saying No is not addressing the issue!  The manufacturer clearly bears that responsibility and they need to address it.
