**** Dronegan has been my Property Manager for three years. My tenant left at the end of February and **** was advertising the condo. During the last month I have been unable to contact her via phone or email. I am now in the process of hiring a new Property Management *** but have only key to the apartment which is in a lock box. **** has the keys to the garage, mailbox and extra front door keys. Subject: Rent Payment Issue - Address: ********************************************************** On November 20, 2024, I received an email from Willamette Valley Rentals LLC stating that the AppFolio portal was no longer accepting payments and that rent should be dropped off at the main office drop box or mailed to the companys PO Box.On November 30, 2024, I withdrew $3,460 from my bank, enclosed it in an envelope along with a bank cash summary and a handwritten note specifying the payment was for ************************************. I then drove 55 minutes to the office and placed the envelope in the drop box as instructed.Immediately after, I emailed ****************** to confirm the drop. When my account still reflected an outstanding balance on December 2, 2024, I followed up via text. To date (December 5, 2024), the balance remains outstanding and now includes a late fee, despite my evidence of payment and multiple attempts to contact the property management company.This issue is still not resolved and impacting mental health. Children live in the home and due to lack of professionalism on the rental companys side I fear that an eviction can be sent.I am not asking for a **** on their reputation but for them to conduct themselves in a better manner.Business Response

We hired this company in Jan 2023 and have had to ask every month for the money to be deposited in our account. The tenants have complained she does not respond to issues in a timely matter or even at all. I am concerned if we fire her we will not get the rent money she owes us nor the deposits she is holding. I saw recent reviews that have confirmed my fear. Honestly this business needs to be shut down. I have grave concerns about the owner ****. I am not sure how to proceed. I told her in June we were going with another agency and she immediately called, literally crying that she had some personal issues and they were taken care of and begged us to give her another chance. I did and the first couple of weeks were great and now she is *** and does not respond. She literally is holding over $10,000 in rent money and deposits.Business Response

We did have some personal family issues occur. We apologize for the impact that it had and are implementing steps to help mitigate that impact. We have been working with the owners to get their concerns addressed and move forward with their plans. There have been some changes in personnel to help facilitate this process as quickly as possible.

I am rejecting this response because: Numerous promises that are not being made. We were told repairs would be made from previous tenant on Friday, Oct 4th, then again we were told they would be made yesterday, Oct 7th. We went to unit today and repairs have not been made. We were told acct would be up to date yesterday and remaining rent deposited. As of today, no deposits have been made. We were told new tenants had been screened, long term lease and they would move in right away. A month later and no tenants. We were last told they had delays and would be moving in last weekend. The unit is still vacant. Gas was shut off last Friday and we were told it was turned on yesterday. It is not on. As far as her "personal problems". We gave her 30 days notice in June and she called promising that things would change, saying she had personal issues and that they were resolved so to hear three months later that is her excuse is unacceptable.

The money was deposited to the owner on the 10th to close out their accounting. We passed repair information to the owner as we received it from the vendor in regards to schedule. The gas was scheduled for the 8th, and we apologize for not catching the mistake in the message to the owner. We contacted ********** the morning of the 9th and they confirmed that the meter was on. Apologies for the length of time in replying, family emergencies have been occurring. We would like to get this resolved to the satisfaction of all parties as soon as possible.
Unfortunately, the tenant in question did not pay their rent for the last two months of occupancy. We are working on collecting the missing funds from the tenant, but it unfortunately can take some time. In addition, the type of notice given to the tenant required paying them one months rent for relocation expenses.

This company took over our apartment complex from the previous owners some months before the end of our second 12 month lease. In the months leading up to the end of our lease, we reached out via text, email, and rental portal to ask about end-of-lease requirements, and never got a response. Without having any other information to go off of, we submitted our notice to move out within the timeframe required of our lease (and received an automated email confirming its submission from Willamette Valley Rentals, LLC), cleaned and moved out at its end date. The day before our lease ended I finally managed to get somebody on the phone, explained the bizarre situation, and was surprisingly told, 'we'll check the property out and see about getting your security deposit back ASAP'. I asked if it was okay that we mail the keys back to their main office (since there is no leasing office on site) and was told yes. They should have arrived before day's end on May 31 (the last day of our lease). A week+ goes by and I see that we're mistakenly being charged June rent (now with a late fee) despite our lease ending the previous month, and the portal says that we need to renew our renter's insurance. Now we are back to being unable to get ahold of anybody again. I have several neighbors in the same situation who are also preparing to move out and are worried that the same thing is going to happen to them. It would be one thing to simply not receive a security deposit back (even though we left the apartment very clean). It's entirely another thing to be wrongfully charged rent with late fees for an apartment you no longer legally reside in. For that to be the case and to be unable to establish contact so that somebody can troubleshoot the issue or explain WHY they think we still live there when all the paperwork and contact attempts in the last six months proves otherwise, is inexcusable.Business Response

The tenant ledger was corrected and all charges were removed that were posted after their move out. Tenant ledger is $0.00 and they were removed from the occupancy.
