    Beyond awful being property management for 2 rental homes!! Made up ridiculous amounts of money! This company was referred to me by a mentor and I hope he stops !!!! Dont use this company to buy, sell, rent, property management, or anything else!!

    This Company does not even deserve a Full Star! They Hike up Your Rent Over $200 Every Year when they Know People are struggling in this Economy right now, People Don't even get that kind of money for a raise. Also When repairs are needed they take their sweet time or ignore you, And they try to charge you on extras if you don't pay attention to your Ledger after paying your rent. AND When it is time to CALL them NO ONE PICKS UP! you get a ridiculous recording that doesn't Even give you the options you need then tells you to leave a Voicemail and then Who Knows When and if You will Hear from them. ABSOLUTELY RIDICULOUS

    Our front door has not been properly latching off and on for at least 6 months, in addition to other problems. Multiple tenants have filed multiple reports, and emailed/texted repeatedly. A tenant recently had a peeping *** touching himself, and informed them, which should have prompted them to have more urgency. Two weeks ago it started acting up again and I put in a maintenance request, and emailed a video. I have emailed the address provided and texted the number provided (just this Wednesday was last time provided) a few times since the report. On Wednesday I reported them to the city, informed them that they have been reported, and put in a 1 star ****** review about that and other problems in hopes to get their attention. On Thursday I texted the after hours maintenance number and filled out the contact us form on their website. It was not until after I happened to run into the manager yesterday morning that they informed everyone via email that they were working on it and aware that it's a safety problem. They also aren't cleaning regularly, left a fridge with the door on it for weeks by the dumpster after replacing it in an apartment and furniture was piling up. I emailed pictures of the filthy building and dumpster area with fridge and then they cleaned. Shortly after that I had to mail them a check for rent, did priority mail to have proof of delivery and by extension payment date, and they insist that it wasn't paid until the 5th of the following month despite my submitting screenshots of delivery confirmation multiple times. I was unable to pay September rent online and mailed a check via priority and was charged a late fee. Then when I asked for written policy I was told that I had to ask for online payment to be turned back on, at their discretion, referred to my lease, which they had incorrectly interpreted as verified by an attorney.

    Thank you for reaching out, we vale your feedback and am sorry to hear that you are experiencing issues at the community you reside at. After reviewing the maintenance history, it looks like our team has been aware of the issue with the door and have made multiple attempts in repairing it. Due to the issue being infrequent, it has been difficult to diagnose but there is currently a third-party vendor working on a permanent solution. 
    We also want to verify that we have a cleaning company visiting the property weekly in order to keep the premises free of debris. It looks like there may have been "bulk" items needing pick up which would require a separate vendor to remove it as the cleaning company would not be able to remove that from the site. After reviewing the tenant portal, it looks like the account allows online payments in full but if you are ever having trouble with that we ask that you please contact our friendly team in order to resolve the issue. Please note, the online portal is locked if payment is not received by the 8th of the month. 
    We are very sorry to hear that your experiences lately have not met expectations, and we will continue to work to make the property an enjoyable place for everyone.     Atlas Management LLCs handling of ********************* (*******************************) has been incredibly disappointing. One of the most frustrating aspects was the complete lack of communication from the management team. Calls and emails to the leasing office went unanswered, and concerns were consistently ignored, making it nearly impossible to address any issues in a timely manner.The property itself was poorly maintained. The dumpster area regularly attracted people rummaging through the trash, creating safety concerns. The gym was left dirty, with no cleaning supplies, and had an unpleasant odor that made it unusable. The community grill was in disrepair and never cleaned. Noise was a constant issue, as children ran around unsupervised, disrupting the peace for many residents.When I decided to break my lease early, Atlas Management imposed excessive charges for cleaning and basic maintenance, despite leaving the unit in good condition. They failed to explain or justify these fees and were unwilling to work with me on resolving them. The attitude of the management team was dismissive and unprofessional, adding to the stress of moving out. Additionally, parking was a consistent problem, as available spaces were limited and hard to find.Overall, Atlas Management LLC's lack of communication, poor maintenance, and unreasonable charges made for an extremely negative living experience. I hope they take steps to improve their responsiveness and the quality of their property management.

    have to give one star to write a review. I would give negative 10 stars. Atlas took over in January, 2024. They put a notice on the door, asking for permission to communicate electronically, I never signed or agreed to it, but no other communication was used- strictly electronic, no mail, post on your door etc. Before Atlas took over our building the grounds were maintained properly and kept clean, when Atlas took over NOTHING WAS DONE UNTIL A COMPLAINT WAS SENT. The common areas were never cleaned, worst of all the garbage location was not cleaned and got so nasty I had to stop using that entrance/exit. Maintenance requests went unanswered for months, including 2 leaks in my calling, one was a grey/black substance that actually crystallized like an icicle, the other created a bubble in the paint on the wall. Never addressed, until the THIRD request was submitted, someone came in and attempted to fix one leak, the bubble in the paint was poked with an ink pen and confirmed that it was liquid, NOTHING else was done, with that until months later, I got a message about past maintenance requests being followed up on, (still nothing as done) One staff member to the next, you get a different story/answer!! my move out is still not resolved. I have requested documents several times, and dont get them sent to me, or get a response concerning my request. I have had slum lord management that was better than this and Atlas is a whole big huge company, Fing up peoples well being, comfort, and peace! Atlas is GREEDY, and does not give two F**ks about people, they just want money!!! I see they get a chance to respond to reviews, dont bother wasting your time sending some fake cover story response in the efforts at making the business look better, (fake s**t) best to contact me privately as I have been waiting for weeks to talk to someone! Worst property management company in all my 22 years of renting anywhere in the **!!! BBB RATINGS PROVE IT! DO NOT RENT FROM ATLAS!!!!

    The property managers are unresponsive and do not return calls. They accessed a late fee onto my account after my rent was paid. When I try to reach out to discuss this charge I get no response. The phone number provided to call goes to a voicemail with and out of office message for Christmas 2023. This gives the impression no one has checked the voicemail is 5 months. Yet someone is accessing late fees. This seems to be a serious issue in the case if an emergency if we have no way to contact our property management. The cherry on top was not having hot water for 7 days. We weren't refunded for that and were expected to just not have hot water for a week. Yet I can't get a call back to address a charge on my account.

    Slum lords. Completely unprofessional and have no business being a property manager. Swimming pool is a filth ridden hole that they only clean up once a year to try to trick new tenants and once they have new tenants they let the pool and the rest of the property go to h***

    I live at ********************* which is managed by Atlas Property Management. I can't sleep uninterrupted because the upstairs neighbor's bed is so squeaky. I'm constantly tired. I do not want any conflict with my neighbors so I contacted the manager ************************************ by email for help with the situation. She just ignores me. She is either incompetent or an arrogant creep who doesn't care about livability or the covenant of quiet enjoyment. Because of this, I contacted Atlas in the hope that they would help but they also ignore me. I'm sick and tired of being woken up several times a night (and day) by my neighbor's squeaky bed. Sometimes, it's very disturbing even when I'm awake because it is very loud and prolonged. This is affecting my well-being and detracts from my quiet enjoyment. Atlas just doesn't care (otherwise, they would have responded). I'm sure that if their sleep was constantly interrupted (orif they were frequently subjected to that sound) they would care. I'm sure this will make them angry so they'll have to s**** with my life in order to punish me.

    I've been here almost two years. Up until a couple weeks ago i would've rated this place lower. The reason the rating wouldn't been almost mon existent is due to the managers here. Well, we got handed ******* the manager and **** the maintenance man really recently and OMG!!! Amazing!! They get the problems fixed and fixed right. It has been maybe a few days since i asked about my dishwasher and oven fan. They had to order new ones and showed up trying to get them done the day they came in. Unfortunately due to all insane headache i didn't answer but he came in the next day and got them done plus a few other things. I appreciate these two so much and thank you Atlas for picking the perfect duo for ****************!
