K-5 property management is a terrible property management company. There is something wrong with my water heater, the electrical connected to it, or a pipe is leaking that is connected to it. When my water heater is turned on, it uses so much electricity that I'm charged upwards of $10 a day ($300+ a month). It wasn't that way for the first year I lived there. I had never had a bill over $55 for electricity, but around Christmas the heater went out. after they fixed it, my electricity bill sky rocketed and I have tried to get them to fix it, but they won't. I'm moving out, but they are probably going to let whoever moves in just incur a bill of more than $300 for electricity, because they are too cheap to fix it.My neighbor told me that she saw sparks coming out of one of her electrical outlets, and when she had the Supervisor of maintenance look at it, the response was: Well, there's no charring or black around the outlet, so it should be fine.If you want to live somewhere electrically safe and have affordable hot water, don't rent from K-5 Property Management.

These people should be ashamed of themselves! They tried to get me to sign an application and do all the paperwork for a house before seeing it. I insisted on seeing the place first and boy am I glad I did! It was a wreck, it looks like a crack den, with ***** rigged areas all over the house (such as wooden platforms covering the floors in areas and at the entrance). There was literally a wall in the basement that was held together with duct tape and there were rat traps and turds everywhere. After I applied they raised the security deposit from $1700 to $2550 and said it's due to my credit (my score is 700 and I have perfect rental history). This place has so much damage already I'd never see a ***** of it back and I could spend days cataloging the damages and problems with the place. I have a lifetime of construction experience, this place should not be inhabited by anyone, it is flat out dangerous in places. I was never given any paperwork to look over despite requesting it within my 24hrs. The lady kept asking me over and over again if I was going to cancel my application.... I asked for paperwork and never got any and now my 24hrs are up and still haven't gotten a response from ***** at K-5 property, who was weirdly standoffish and hostile in person, she made me feel uncomfortable. I am going to report these people to the authorities, they are taking peoples money and trying to get them to sign legal documents before seeing what a trash heap the rental house is. It is broken down with **** on the window seals, chunks of paint and siding missing around the outside, every inch of the outside ground is a muddy bog, there was standing water in the basement, there was a drain pipe held together with a string of some kind out back, and the place is old and has never seen an update to it's windows. Run for the hills, these people are despicable and that house is infested with rats!
