    Put in multiple maintenance requests over 3 year period only for them to either paint over leaking roof, place regular plywood for basement door (previous door rotted away) and outright close out the claims stating they fixed the item

    We apologize for the continued roof leaks and are actively working to address the roof leak which has been more difficult to resolve than expected. It's also wise to acknowledge that you live in a very old home and the maintenance required to upkeep such a property is greater than in a newer property. That being said, as requests for maintenance have been submitted, we have addressed the issues in a timely manner. Since moving in, 26 work orders have been submitted and resolved. There are 5 work orders in an open status that are recently created (all on January 22, 2025) and we are currently waiting for the owner to obtain final estimates to resolve the work. 

    We apologize that some of these issues have been more difficult to resolve but want you to rest assure that we are actively working on them with the property owner to resolve.

    In August of 2022, I called the property management to notify them of my vacation of the property since the portal was not working. This property was passed down to them by ******** Property Management, as I sued him for stealing my rent money. ********* told me via phone that they would terminate my lease early due to all of the problems I've had with the property. She sent an email confirming this. September 29th I spoke to a women from their office who said I could leave the keys inside the property since I had no reliable transportation to take the keys to the office. I received a disposition today, charging me for Octobers rent because "failure of turning in the keys". Even though ********* or another women told me I could leave the keys in the property. Upon calling the office she was unprofessional, hung up on me twice after she got frustrated that my argument will not be heard, and she said "the bill still stands, this will not be escalated as I am the office manager". I will NOT be paying that disposition bill and will take it to court if I need to. I do not want an apology, I want that bill expunged.

    GM Property Solutions began management of the property at ************* on 9/1/22. On 9/1/22 we received a 60 day written notice to vacate from ********************* the tenant at ****************, in which she stated that she would be vacating the property on 10/29/22. The tenant had a 60 day written notice requirement per her lease agreement which this notice fulfilled. 

    GM Property Solutions responded to her notice to vacate providing move-out instructions which included the requirement of carpet shampooing per her lease agreement, and requesting a forwarding address for the processing of her security deposit, and detailing the requirement of returning keys to our office. 

    On 9/8/22 ***** responded to GM Property Solutions stating that she would not be shampooing the carpets as she did not have the funds and stating that she would instead be vacating on 10/1/22. At that time she stated that she had left a voicemail for the previous management company in august providing her notice and therefore would not be remaining in the unit until 10/29/22 as previously stated. 

    It was then explained to ***** that a verbal notice to vacate left via voicemail would not fulfill the notice to vacate requirement spelled out in her lease agreement. In an effort to work with the tenant, GM Property Solutions did agree to allow her to provide a short notice period, although we were not required to by the contract. This courtesy to the tenant was contingent upon her turning in keys to our office, officially relinquishing her possession. It was clearly explained at that time that failure to do so would result in charges for the entirety of the 60 day notice requirement. Please see the email sent to the tenant on 9/13/22 below. 

     Hello *****, 

    As per the terms of your lease all notices are required in writing. So the verbal notice you described given to the prior management would not be an acceptable notice. However as a courtesy we would be willing to release you from your lease early, as long as your keys are turned into our office by 10/1/22. Should you not turn in the keys you will be held to the terms of your lease and will be financially responsible until 10/30/22 (the end of your 60 day notice). Our office is located at **********************************************************************************. As for the carpets you will find in section 6.d. of your lease where it states you are responsible for having the carpets professionally cleaned. If you do not wish to do this, we will have it scheduled for you and deduct the cost from your security deposit. A receipt for professional carpet cleaning must be turned into our office to avoid it being deducted from your deposit. We would be happy to schedule this for you, however I will mention that an addition 30% will be added to the total invoice as a coordinating fee. Please let us know if you have any further questions.

    On 9/29/22 ***** reached out to GM Property Solutions stating that she would not be able to drop her keys off to the office as required of all tenants and agreed upon in the email above. In speaking with *******************************, our then Office Manager, it was explained to ***** that all tenants are legally considered to be in possession of the property until keys are received in our office and that this is what had been agreed upon. 

    ***** insisted that she would have no means of turning in the keys and that she would be leaving them in the property. She did not ask our permission or agreement of this but simply stated that she would be leaving them at the property and not in our office. ********* did respond with "ok" to this statement as it was not a request but a statement/demand and we are unable to control others actions. 

    As detailed in the email sent to *****, she was charged for the entirety of her required notice period per her lease, since the agreed upon terms were not met. ***** did contact our office and was described as irate. ***** was then directed to the email and its explained terms. GM Property Solutions stance on the matter then and now is that these charges were not incorrectly charged and will stand as is.

    I am rejecting this response because:

    I told ********* that I did not have transportation to get all the way to Elizabethtown and I asked if I could leave the keys in the house. She said yes. I was not demanding and have a witness to all phone calls. 

    When I moved in 12/2019, I was told by ***** from ****** Enterprises that they would shampoo the carpets that week. It kept getting pushed back until they were no longer the property management. I have texts proving this, waiting for my carrier to give me access to those old messages. 

    I am not upset with GM Property management as they took over a property from a two negligent landlords. ****** Enterprises stole ******* from ERAP, claiming I never paid rent. Proved that to ERAP program with my bank statements and was awarded my money back.

    I feel I have been taken advantage of before GM took over. I do plan to pay the invoice soon as I do not want a bad rental history. I have never been evicted or terminated from any contract. I just feel I shouldnt have to pay for something that was the responsibility of Assurity Property Management and ****** Enterprises.

    I tried to contact the owners of the house to make them aware of Assurities and ****** Enterprises poor handling of the property but was told ******* lives far away and has no contact information.

    GM Property Solutions is sad to hear that ************** had such a poor experience with the previous management company. However we are unable to comment or add any in sight on that situation as we are a separate company and were not involved. As Agents for the landlord, we are required to follow the terms of the lease agreement as the written contract. ****************** lease agreement states that she is responsible for carpet cleaning and required a 60 day written notice to vacate. Again GM Property Solutions attempted to work with ************** (although not required) and allow her to provide a short notice. The terms in which we were willing to accept the a short notice were put in writing via email to the tenant. (email provided below). These terms were not met. At this time GM Property Solutions will not be reversing any of the charges ************** is disputing as it is our stance that they have not been charged in error.
