I moved into ******** which is a development that is owned by Paradise ************** back in the month of July 2024. With that being said, I have had no issues living here when the property was being ran by the previous property manager, however when the new one took over the empty position there has been nothing but problems for not just myself but other residents as well. The new property manager refuses to talk to tenants when we bring up any concerns that we may have and instead of resolving the issues shed rather escalate it by taking the tenants to court over things that could have easily been resolved in the office via conversation. Ive talked with lawyers who have mentioned that she is known for forcing evictions on tenants and she was known for doing this at other properties that she worked under. To me it seems like something fraudulent is taking place and it looks like there is monetary value that shes hoping to gain from forcing tenants out. Every week I see people moving out at rates that never happened when the previous property manager was running the place. At this point she is harassing tenants and myself included. She refuses to talk and always blows things off which isnt fair in the slightest and also very unacceptable. This is the incorrect way to run a housing development and if this continues, theres no reason why Paradise Management LLC should be allowed to run this kind of business. This is borderline harassment against tenants who are trying to do nothing but live in their homes peacefully.Business Response

Had a property tour August 22, enjoyed the tour went very well. Whole touring with the property consultant I was very upfront and honest about me moving, I had let them know that I just finished nursing school and was waiting to take NCLEX before I was able to work as a nurse. Paradise wants you to have a 2.98 income differential compared to the rent, I was encouraged to have my parent as a co-signer for the apartment. With both of our incomes combined, we were over the limit for the rent which means that legally, we were able to lease the apartment. Magically I was told that my mother had an eviction on her background, which was incorrect, they are claiming that the eviction came from *********** Apartments, we reached out to ************* Apartments. They stated that they never had her down as an eviction. I found that information to be odd anyway because we wouldn't be able to be in the house that we have been in the past five years had she had an eviction. They encouraged her to send over her ID and other forms of identification in order to start an investigation three weeks have went by. We still have not heard anything about the investigation. I was told by ******* that I was approved for the apartment on my own. However, I had to have first months rent when it was time for me to move in October. I found it to be fair. Later down the line, they requested my offer letter from my job I sent the information over with no problem. Two weeks fly by and all of a sudden they cant verify the employment, strange, because you guys have never reached out to the employment either. I am not sure if it is being implied that I have falsified a job offer but that is completely false. You cannot falsify a job offer with employee ID numbers, wages, and phone numbers/buildings in which the person is going to be employed at. Whats the real reason why I am having such a difficult time getting approved for this apartments?Customer Answer

This is a reputable hospital, I find it odd that you cannot reach anyone from the hospitals Human resources department? Furthermore I provided them with both the phone number and the email for my HR representative, *********/Paradise is claiming that they called them, my employer is saying that they have never called or never emailed to confirm employment. The thing about emailing is that they are time stamped. I am not sure if this is discrimination, or if this is just how they do business. I checked the ****** reviews and someone else said the same thing about the application process for this property. Whats the real reason why we are having such a difficult time getting approved for these apartments, could it be my age or could it be my race?I have reached out to my Paradise Management for the passed two weeks, I have left messages on there online quick message box and I have also called the number listed on there online website multiple times, and still no one has attempted to call me, or email me, which I was I reached out to the BBB.
The rent for this place is listed as 1615, which would go up to 1650 after adding the trash $10 and the $25 dollar alarm service fee.
If I am getting paid 29.98 for a total of 80 hours biweekly 160 hours a month it totals $4,796 plus an additional $2000 from my current job that makes my monthly income $6,796 dollars how don't I meet the income? 1650x2.95 is $4,867.Then when you ask to speak with the quote on quote person that's doing all this verifying they don't know who it is, they can't give you a name or number, its a third party investigator at one point I was told it was somebody by the name of *** when I requested ***'s contact information the emailing ceased.
What this company is doing is not fair nor is in compliance with Maryland Fair Housing.

Dear *******,
I am writing this letter in response to complaint #********; ******** ********. The complaint sets forth the customers' dissatisfaction with the application approval process to reserve an apartment home at ********* ***** located at ***** **** *** ******, Owings Mills, MD.
*** ******** was made aware of the application process and at the time did not income qualify (please see attached Qualifying Criteria). *** ******** inquired about having her mother cosign the application. When the applications were processed through our 3rd party the report showed that there were issues with the cosigners' application and further research was needed to complete the verification process. After further review we received the decision from the 3rd party that the application was rejected for cosigner.
Once this was communicated to *** ********, she stated she had received her offer letter - which was submitted to the 3rd party for income verification. Several attempts were made by the 3rd party to verify the letter and once employment was confirmed, the application was approved. Our team in no way suggested that the documents provided were falsified. This was a longer process due to the additional investigation that the 3rd party verification service conducted.
Finally, *** ********'s application has been approved and is scheduled to move into her new home at ********* ***** on October 14, 2023.

Our lease is over at the **** **** apartments on 8/5/23. The complex sent us our renewal letter on 6/8/23. I reached out to the office and spoke with the assistant property manager ****** and asked if they can extend our offer renewal until 7/5 instead of the 6/30 date on the letter ******* agreed. I advised ****** that we have decided to move out on 6/26 I never received a response from anyone at the office, i then received a letter on my door saying that I will need to pay until 8/26 because I didnt advise them by 6/5 that I would be living out and they need 60 days notice. When I spoke with ******** the phone she even told me my lease end date was 8/5 and confirmed I would have to be out by that date. I have sent numerous emails asking for someone to contact me and they have not they told me the property manager would call me, ***********************, I then receive an email saying shes not longer the property manager ***** will be gandering my issues, its been 2 weeks trying to call and speak with someone. I have sent them numerous emails and no one is getting back to me about my lease end date.Business Response

I am writing this letter in response to the complaint ID ********. The complaint sets forth the Customers dissatisfaction with our response to termination of their lease contract which requires a sixty (60) day written notice to terminate the lease contract due as of June 5, 2023.
Although the sixty (60) day notice was not provided as stated in our Lease Contract and provided on June 26, 2023 we agreed to allow **************** to terminate her contract to end on the original end date of her Lease Contract as of August 5, 2023.
The Management Office notified **************** of this decision and we consider this matter closed.
