    Beware: After two unsatisfactory experiences with this company, I believe that (allegedly) a version of bait and switch is used to lure homeowners who are promised a cash buy, "the bait", for their house to list with real estate agents, "the switch". The company initiates a relatively high cash offer in a 60-day contract for a cash sale. The contract is extremely flimsy in legalities, but it ties up your house for other offers. The price point of the sale is favorable but below market value. Then the homeowner is informed that the company does not have the funding for the house, but the company has a team of realtors who can sale the house. In my case, I went through the process two times of having my cash offer funding rejected. If I wanted a realtor, I would choose the most qualified and recommended for my neighborhood, not one that signed up with this company. I rejected their offer, and then the unsolicited realtor phone calls began (coincidentally, I'm sure). In summary, I feel strongly that I was baited with an attractive cash offer that was switched to an attempt to feed me to questionable realtors who had signed up with this company. Here's the real harm: you need to shop for a house to move into, thinking that this company is going to close on your house with cash. You get your hopes up and negotiate for a new house. Meanwhile, you may negatively impact others who own the home you are trying to buy. The disappointment of losing the cash offer weakens your judgement about signing with realtors they recommend. Be forewarned not to make the mistakes I made. You can get hurt, and you can hurt other homeowners...or get screwed.
