    I have contacted this company to advertise my apartment, I suspect they are scammers. They are not acting as professionals. According to the company representative, James, I'm paying $580 for 30 days. If no luck, I can choose to get the $500 back or continue for another 30 days. I wasn't happy with the process as I didn't hear from the company during the 30 days, which was strange. Then when I wanted to cancel, sending texts and emails, and they only responded once, I said ill dispute the payment. Then they said I can only get 50% back. Liars! My main issues with the company are as follows Zero transparency Zero communications Zero updates Zero leads (30 days) All of the above caused me to doubt the credibility and professionalism of Take over lease LLC. How the company handled my concerns proved my doubts.

    We are sorry to hear about this customer's experience. We wanted to emphasize and make some corrections to statements submitted in this complaint.

    Over the years, we've successfully helped hundreds of customers transfer their apartment leases - all over the United States. However, it does not mean that every single apartment is a guaranteed success. This particular apartment was a luxury unit in Tampa for $2595 per month. Our agent had a recorded pre-sale call with our representative, where service was thoroughly discussed. After the call, customer went on to review agreement's terms and conditions of service (including refund policy) and then voluntarily signed the legally binding agreement, acknowledging its policies. Then, agent had another on-boarding call confirming all of the customer's details before marketing had started.

    As part of proof for BBB, we had uploaded the signed service agreement, as well as all of the text messages and email exchanges with customer. Just to reiterate customer's false claim, agreement signed did not in any way promise any minimum number of leads or appointments for customer's apartment unit. 

    Also, customer was clearly explained verbally and in written form that once our company identifies leads interested in his unit and are also pre-qualified for income / credit to meet application requirements, only then would customer be directly contacted by our agent for a tour. From the onset of service, customer had direct access to our agent's phone number. For any questions or concerns, customer could call, text or email support to request any status update. Unfortunately, customer did not inquire a single time about the status, while we kept on continuously using paid marketing campaigns to advertise his luxury apartment unit.

    Per signed agreement, customer did not cancel service by end of the 30th day and his agreement has officially renewed for a new 30-day term. Agreement clearly states that if customer does not cancel and it automatically renews, but then suddenly decides to terminate service without letting us finish the renewed terms - customer becomes eligible for early cancelation refund of 50% of his initial fee. 

    Unfortunately, per emails (submitted to BBB), customer demanded full refund, as well as resorted to other threats to our business.

    Due to our early cancellation policy after renewal, 50% of the refund was successfully issued to Nathan M. on October 13, 2022.
