    Review regarding apartment: ***************** (*****************************************************************), ********* lease I did not get along with **** when I rented this apartment for my 2nd year at **********. The **** landlord decided to renovate my unit without my consent in Spring 2024. I told them to postpone ALL renovations until summer, but they refused. Because I feared the pungent smell from the new furniture would cause health problems, I had to book a hotel at the Hyatt place for 7 nights just to avoid the excessive noise and pungent smell during the renovations. They did not even do a good enough job renovating my apartment: many unneccesssary furniture was replaced, and several neccesary components, including worn out walls and the toilet which was too old, were NOT replaced during spring renovations. The maintenance team would come very early (8:30-8:45AM) while I am still preparing for breakfast. When I moved out for the summer, the maintenance team would enter my unit, perform re-modeling, and leave my air conditioning unit on to waste electricity. My electric bill went sharply from $41.31 to $110.22 from June to July 2024. I complained to them, and they only returned about $45.49, which is way less than the expected $110.22 - $41.32 = $68.90 I was looking for. I even had to remind them again about the electricity bill compensation since they did not immediately return the $45.49 they mentioned when they gave me my final deposit statement.A warning to tenants: the **** heavily deducts your deposit when you rent their apartments. I was charged $359.87 for professional cleaning from my $1250 deposit when I thought I cleaned the unit appropariately. I suspect their maintenance team made a mess to my unit when they remodeled my unit over the summer, which resulted in dirtier conditions and more deposit deduction.Overall, I highly do not recommend renting apartments from **** in *************. ********* and ************** seem to be better options.

    January 21, 2025 Better Business Bureau of ******************** *********************************************** To Whom it may concern,We are in receipt of a complaint filed by ****** ****. I will try to address Mr. ***** ***********. **** rented an apartment at ************************************************************ from August 2023 until August 2024. In December of 2023, the owner of the apartment decided to upgrade the apartment. While the lease agreement gives **** Right of Entry to perform maintenance and renovation in the apartment, we try very hard to work within the tenants schedule. We were in communication with both the tenant and his mother during the entire process. Our staff tries to inconvenience the tenants as little as possible. However, we do begin at 8:30 each morning in order to get the work done in an expedient ********* his complaint, Mr. **** said the work in the apartment was done without his consent. Both Mr. **** and his mother provided our office with dates that suited them best. They were aware of the work being done as well as the expected time of completion. At no time was it necessary for Mr. **** to vacate the apartment or stay in a hotel. Every day when the workers completed their work, the apartment was left in a completely habitable condition. The complaint also questions the reimbursement for electric service while work was being done. Mr. **** was issued credit for increased electric usage due to painters leaving the air conditioning on. We used an average of the previous three bills and deducted it from the next two. A credit of $45.49 was *********. ***** complaint also claims that he was charged unnecessarily for cleaning the apartment. In September 2024, detailed information was sent to Mr. **** and his mother. I understand they feel that the apartment was left in good condition. However, our inspectors took photos of a very dirty apartment. Many personal items were still left behind. All this documentation was sent to Mr. **** and his mother.The frustration Mr. **** experienced is completely understandable. It is inconvenient to have workers in the apartment. However, ARPM cannot just avoid having the work done.     If I can I will give you 0 Stars .The property looks execrable.I can't understand how they can rent this kind of property.How they pass the inspections.Something smells fishy there

    ************* has a very strict Code Enforcement and we are always diligent in correcting any problems as noted on an inspection. Otherwise they wouldn't issue a rental housing permit, which is required in order to rent a property in the *********************.

    First of all we move into this place upon inquire we was told we have to either take the property or we can look somewhere else we were not able to take a look at the property before signing the agreement and paying deposit in all type of fees including application credit check and all After we got a key for the property we walked in we took the pictures for the property property was pretty dirty scratches everywhere and many other problems we didnt notify the company and they took forever to reach back to us however washer and dryer had a problem took them a month to get back to us and fix it they charge unnecessary fee call tenant refuse I dont even know what that mean but you see the charge is coming almost every month $60 and over then normal where and tear happen you still have to pay them to come and fix it instead shouldve covered by Landlord we had a towel bar fell off because it wasnt secure on the wall they charge us $130 to fix it wasnt bad enough then they charge another $52.98 for replace towel bar and a repair hole where ******* they accidentally cancel my utility company because they put someone else on my account at my address and then I had to deal with electrical company paying them late fee reconnection fee and all others we have a pictures taken after we vacate the property we was told we need to have professional company come out and clean the property and professional carpet Cleanin which is we have done we have a bills for it and yet still we was charge warmer cleaning $258.64 they charge us $1482 for refrigerator door which is was not nothing wrong with it with this type of amount you can buy the entire brand new refrigerator they took our entire security deposit and we still owe $161.80 which is demanding must pay otherwise they will be legal action will take and they charge us $209.80 for toilet seat in the three bathroom which is normal wear and tear there was absolutely nothing wrong with them but we were still charge for it and top

    The Patels rented from ARPM for just under two years. When the ******* were first looking for a rental, ARPM as well as all other property management companies in the area, were not able to perform in-person showings in response to the ******19 restrictions. We offered interior photos of the property. Based on the photos, the Patels decided to sign a lease. The townhome they rented was less than four years old and in particularly good condition. At move in they submitted photos to our office of a few wall scuffs and one small chip in the flooring. Those items were noted as pre-existing damage. During their tenancy, the only bills charged to the account were for water service and trash (refuse) service in accordance with the lease. There was one charge for reinstalling a towel bar that they had pulled from the wall. When the lease ended, ARPM performed an inspection of the property. Several items were noted as needing to be cleaned and repaired. None of the repairs needed were noted by the Patels as damaged prior to the beginning of their lease. The final account ledger reflected those charges. The move out inspection documented dents and scratches in the stainless-steel refrigerator and freezer doors. Since the damage was not present before the ******* took occupancy, the account was accurately charged for replacement of the doors.I understand Mr. * ****************** frustration. However, the charges assessed to the account are both justified and accurate. The remaining balance of $161.80 will remain the responsibility of the Patels.

    This company absolutely rip off , I have pictures off my rental property before and after their rip off big time they made us to have professional cleaning people come out clean the room and entire house including professional carpet cleaning and we did so we still end up to be paying hundreds of dollars for cleaning and Other unnecessary fees which is eat up our entire security deposit and we still end up to be owes $161 this company should be shut down and someone need to take an action against this company its very unfortunate people like me who are very in visual and cant do much about it because they have so much paperwork That its beyond in visual knowledge I highly recommend better business bureau to take action against this company
