      i had the company come to my home to survey it to get an estimate on selling my home. they came and said they would get back to me with an offer. two weeks passed and i decided i did not want to sell. i texted mitched the update i never received a response. i later spoke to my realtor who informed me there was a lien on my home. they reached out to the company attorney and i was informed they wanted ****** from me. i have never received an offer or a contract accepting an offer from them

      Good afternoon.  I am not sure exactly which property this complaint is about.  I do have a ******* ********* in my system for ***************************** and we have filed a Lis Pendens on the property for non performance.  We do have a valid contract on the property however dated the 8th of November, 2024 and cannot file a Lis Pendens without one.  I have attached the contract for reference.

      Dear BBB,On May 1st, 2020, I purchased the property located at **************************************************************************************/**** ******/*** ********* in the amount of $135,000.A portion of the scope of work included installing a new roof. On February 12th, 2025, the tenant discovered a leak coming from the roof, which was inspected by 3 independent roofers, who all came to the same conclusion, and revealed that only half of the roof had been replaced, and the area experiencing the leak was not replaced.I have been in communication with the sellers and their representative, *** *********, regarding this issue. After a week-long delay, they informed me they do not intend to honor the agreed-upon work of installing a new roof on the other half of the home, or addressing any of the additional expenses that ensued from their mistake.I am requesting compensation to replace this portion of the roof, or that Integrity First Home Buyers and **** ******/*** ********* honor their contractual obligations from the scope of work.Sincerely,******

      I apologize for the delay in my response.  Mr. ** did in fact purchase this home from us.  

      We did replace the roof on the home as far as I can tell from my records (I apologize I did not work for the company at the time).  I understand Mr. **'s aggravation however, I will say however that it is not uncommon for a rubber roof to fail after 5 years of service.

      I do have the original warranty from the roof install and have attached for reference or if it could help Mr. **.

      Dear BBB,

      Unfortunately your last email was flagged, and I did not see it until now.

      Regarding the response from the complaint I filed with the BBB, the statement from the Integrity First representative is absolutely incorrect. I have emails stating they explicitly did not perform the work in question; they only replaced half of the roof (eventhough they stated in the scope of work that an new roof would be installed for the entire home). After one of my emails requesting they make such repairs, I was directed to the Integrity First attorney, **** *****, who stated the statue of limitations in ** is 4 years for real estate transactions. Since it had been 4 years and 6 months, they said I had no grounds to stand on even if I brought this up in a legal suit.

      Please see the attached documentation that shows our email correspondences. Their company name is quite ironic, considering the fact they operate completely out of integrity. Please note I am aware of at least 2 other investors who have also been defrauded in a similar way by this company, all pertaining to them making a claim that an entire new roof claim was installed, while it was now.

      On 10/17/2024, I agreed and signed a contract to sell my home of ************************************ to Integrity First Home Buyers, LLC within the next 6 months. Home Buying Specialist I worked with was ***** ************ Additionally, my mother agreed to do the same with her property at ************************************* Initially, the process started out smooth with clear insight given by Mr. ************ In the agreement, both my mother and I agreed to show out properties given a 24-hour notice with a real estate agent as an ****** with those walking through the properties. On 10/27/2024, a gentleman came to my property inquiring about walking through to view my property. I was currently at work and had never received notification of this walk-through. Also, this gentleman was not with a real estate agent as what was agreed upon. This gentleman stated that he was contacted by a relator and stated that I agreed to have him view the property. This gentleman also expected either my mother or I to walk him through both properties. I was able to speak with this man by way of my doorbell camera and advised him that I was never contacted regarding this walk-through and that I could not help him at this time. The gentleman thanked me and left my property. I immediately contacted Mr. *********** expressing my dissatisfaction with what had transpired regarding this unannounced walk-through. On 10/28/2024, I received a text message from **** with Integrity at 0857 hours, asking me if I "see the requested showing today (10/28/2024) at 1100 hours? I never received any request about a showing. **** stated the showing was requested on 10/27/2024. I never received any instructions/requests about a showing on 10/27/2024 and I told **** of this. Then, on 10/28/2024, I received a text at 1006 hours stating, "You're in! Stay updated on your listing appointments. Reply START to receive SMS notifications from ShowingTime.

      I need this company to stop their predatory behaviors. I've requested my info be removed countless times and nothing happens. Each time, I fill out the form, and it seems to go no where. I will not get on the phone with these vultures as I do not want these scammers to get my voice on recording or my telephone number. This needs to stop and these bottom feeders need to be shut down!
