    First off I never wanted to be transferred to this mortgage handling agency. They just transfer you anyways. That should be illegal bc I didnt know who service Mac was. Secondly they bait and switch you. My payments went up $500 bc they make it look good to keep your escrow low. It when your taxes go up and you fall behind they turn around and make you pay hundreds of dollars more. No calling.. just a letter in the mail stating my **** will be going up. Thirdly, they use their own appraisers when you want to get rid of your PMI. That is a conflict of interest. Not to mention their appraisers are hundreds of dollars more than a regular third party appraiser. They tell you that you have to have receipts for all the work you have done on your house that has increased the value. Even if it has been years ago. They put it off for months before they do anything. The market could have crashed by then. They are unethical and I hope there is a law on all of this and they get caught. The worst thing about all of this is there is nothing you can do. Either pay out or pay up. They are so messed up.

Please note: The investor of your loan, not ServiceMac, provides the requirements for the *** Removal - including the the appraiser network that is utilized. Additionally, the investor also requires proof of substantial home improvements to be considered for *** removal, if the age of the loan is less than two years from the origination date. ServiceMac is required to analyze the escrow account one time per year and if there is an increase in your property taxes, we strongly encourage you to contact the local taxing authority to discuss the increase in taxes and if there are options (exemptions, homestead, etc...) that are available to reduce the amount of the annual property taxes.

    refused to remove my PMI until months after I requested, would not refund charges, do not provide statements on time, did not apply prepaid payments according to my instructions -- just crooked people all around.

    I have several mortgages and this is Simply the worst when trying to get help to resolve an issue. I have four mortgages with ServiceMac. I have reached out starting June 6th, 2022 thru Jin 28, 2022 ( even on vacation out of the US) about an issue involving escrow payment increase. Every time I call I get a new agent that can not answer my questions. The agent says Ill update your record, but when I call back its like starting from the beginning. They tell me to send and email to

    They will not turn in tax info on time and refuse to answer any questions. Everytime you call they just talk in circles and say 15 more days. They cannot provide you with any information or answers. They just pass the buck to another person's fault

    Horrible company. We are trying to revise our mortgage and cannot get answers as to what else is needed to get this completed. This has been going on three weeks and customer service cant help. Loss mit says they will contact us with answers but then never do. We are chasing our tails. And Servicemac, dont leave a message about how sorry you are and that we need to call you. YOU CALL US WITH ANSWERS! Horrible company! I dont like that they are messing with our mortgage and dont seem to care what the repercussions are! I will be contacting my state AG, filing a better business bureau complaint, contacting my loan originator about what a horrible servicer they have us with, among other things.
