      Was told by a salesman that the price given to me would be the building, plans, erection, delivery. The salesman I was working with was fired for call the owner out on his un business like practice. Screwing people not providing plans,in some cases not providing the building. I was told and have text from the former employee that he would turn key my house for $120 a square foot , no more than $160,000.00 I paid my deposit but was not provided my stamped drawings so I can get my building permits. Now I'm having to pay someone else to do the drawings and the owner of Colt building refused to give me a refund. Has also mocked me on ******** saying that I couldn't afford so building that was not even what I wanted. He doesn't know my financial situation.

      Mr. ******** was well aware that his stamped and sealed plans were provided with the deposit of the building.  However, the only monies that were collected by Colt buildings were the initial architectural plans invoice pricing.  I have provided all documents related to this client.  We feel that it is unfortunate that Mr. ******** decided that he was unable to move forward with the building of his custom steel framed home.  Other points that he made were that his structure did not "meet" code in his area.  Unfortunately, that is not realistic since our manufacturer's system for the structural design has extremely strict codes based upon zip code.  He also stated to us that his area required his MEP designs (these are provided in the architectural design) be stamped and sealed.  We also follow strict guidelines for the very limited amount of zip codes and/or states that require this.  We offered to contact his building department for his county to verify this for him.  We also have a partnering engineering firm that we consult for these rare instances.  However, Mr. ******** was not willing to allow that research to be completed for him.  He spoke directly with owner Juan A******** and there was no resolution met.  He never made it to the General Contractors bidding process so there is no way to even know what his building material and finishes bid would have actually come in at.  We have provided all documents and related material in this matter.

      I was never offered for Colt to do any research after they fired the sales consultant I was working with. I can give you his email if you want to know what he has to say about what he had told me would be done for the price he said quoted. Was told that they let him go because he called them out on not providing plans, building's, leading people on and not giving them what they were promised. A refund would be nice, but at this point I don't believe I will ever see that. Juan told me in his last email that his team and him would no longer have any contact with me. Which he lied a told everyone on ******** that I couldn't afford to build. He doesn't know my financial situation. I just closed on 43.9 acres of land, and have approval for a construction loan. The man is a lier and a thief.

      We welcome any, in writing, details regarding the original details that an ex employee stated and promised to you.  Owner Juan A******** offered to call your building code department for you in your conversation with him when you stated that you no longer wanted to move forward with us.  That offer does still stand.  And, as already provided by us and signed by yourself, stamped and sealed plans for structural means are provided by the manufacturer and is included with the deposit of your building.  Please provide, in writing, by the building authority of your county that they require Stamped and Sealed MEP plans.  Your investment was based upon architectural design plans that you completed and have been provided to you.

      Was told by this company in Jan that they could build a steel bardominium home for us cheaper than modular and stick built. Sales associate advised this and that they could beat the modular home quote I got (around 272k) which was to include the cost of the land. Knew budget was less than 300k. Charged me $3,500 for architectural fees although the website said custom level 1 plans are $2,500. Paid on 1/17/23. Updated their website recently and it showed $3,000 (as of last week) and now it says $4,000. Went under contract for land for land/construction VA in Jan. This land/construction loan was supposed to close 3/6. By the time their builder put everything together it was well over 400k. Had to switch to land only-loan because of risk for losing the contract, the earnest money I paid + PERC testing . Lender asked for builder verification documents 10+ times and only received them just now last week and it was missing a lot of information. Builder refused to provide information to the first lender so I had to change lenders to one of Colt's preferred lenders. The first lender had a lot of difficulty getting information she needed as well and had a hard time getting through to anyone on the phone.
      Had a meeting with Colt on 4/6 as we were very upset over this major price discrepancy and the financial bind it put us in. Was told estimate so high due to the size of the steel structure and concrete padding and they promised they'd work it doen. Got new builder, looked at the quite and thought it was absurd. then let the architect know we are no longer going with steel and would like him to work the architect plans that I already paid for to fit wood-built. Now they are refusing to work with us further. I'm about to have to pay over 8k on a land only loan that I would have never even went up under contract for if Colt were honest up front on ACTUAL cost to build and I most certainly would not have paid their architect fee. Now I'm going to have to pay ANOTHER architect.

      In January of 2023 Ms. ***** actually purchased the Level 2 plans. Please see attachment with signed document for Level 2 plans.  While using a steel frame structure as the frame of the home, we always let clients know that if they add wall heights, 2nd stories and other special engineering features, it will add additional costs.  We do our best to keep our customers as close to their original budgets as possible, during the design phase.  However, the clients ultimately determine what the want in their homes.   Since designing a CUSTOM DESIGNED HOME is at the core of what we do.  The $3500 is for the architectural designed plans and Ms. ***** was given unlimited access to our designers for design and engineering in best hopes to get the scale of her building and design redone to help match her budget.  She originally designed a 2 story home and we were able to design all of her needs into a one story design.  We have all documentation for communications regarding this design and engineering process.  Our company has been fully transparent with our process and what to expect when designing a custom home.  Once design is complete, all general contractor and subcontractor bids are all on the decisions and choices made by the client.

      I never designed a custom 2 story home. Upon my first consult with a sales consultant, I did express what we were looking for and advised I would like 2 story and the reason I came to Colt was because I got a modular home quote for 272k and was looking for more affordable options. I was told I could get what we desired for sure below that price range with Colt. Our home needs were not complicated. 

      However as soon as I began to speak with designer, ******* **, in January, it became one story. I was advised from the beginning that the fee would be $3,500 for Level 2 plans back when I talked to the sales consultant (again, first consult was 2 story). However, very quickly into the process since it became a one story home, why was I not offered a partial refund to drop down to Level 1 plans?

      Additionally, I have all emails to prove that not once was my home custom designed as a 2 story. 

      What Mr. Juan A******** failed to mention in his response to the BBB as well is the fact that he threatened to sue me for defamation for leaving truthful reviews about my experience. I'm almost positive he threatened me a second time through his employee Ellinor's email on 4/30/23. It sure couldn't be her as she is on maternity leave & I was informed she was in the hospital having a baby that day. I'm not sure it is even legal for him to do that. 

      Back to the complaint, how can you tell me you can build what I want for less than 275k and not help customers stay in that budget along the way? Employees of Colt and their affiliates are the experts. They should help customers ensure they are staying in budget to avoid delays. This is ESPECIALLY important for customers that are under contract for VA land/construction packages such as us. When builder Darryl told me of the final build estimate of 485k, my husband and I were floored. We expressed our frustrations with the company as we feel intentionally mislead. I've said it once and will say it again, had they been upfront with the actual cost to build, we would have never went with Colt. So how come they cannot just admit their wrongdoing and do what is right by us and refund? We are one of many, many customers in the same situation in which Colt is refusing refunds to. The internet is littered with bad reviews. This is in no way an isolated incident. And the owner is absolutely unprofessional. Take accountability and stop blaming the customer. Again, I need a refund. The plans I was provided are incomplete and we can't do anything with them.

      The Levels of our architectural plans are not based upon the floor levels of floor plans..ie 1 story vs 2 story.  These are based mainly on square footage, complexity of build and location.  Most average homes fall within the Level 2 plans and it is based upon time that the design team spends with our clients on the design and is solely based upon averages.  Most construction to permanent loan officers most always ask their clients to not purchase the land prior to starting the design process of their home.  Especially when they are wrapping the land into the loan.  Colt Buildings is the steel distributor for the steel frame structure that the home would be built into and around.  And, all of our designs in the architectural design and foundational engineering are made for the steel structure.  These are completely different codes and standards than a traditional stick-built home.  While most all architects charge between 5% and 15% of someone's total budget to create custom home designs and they do charge fees for every revision completed on those plans (and we did not charge anything for revisions) the $3500 fee for our custom steel home designs are far below that of the industry standard.  For instance, the level 2 plans received would cost $15,000 for a $300,000 at the 5%.  We do include all of the Mechanical, Electrical and Plumbing designs into these.  However, the foundational and structural stamp and sealed plans (these are the ones that are used for permits to be pulled by a general contractor) are included with the purchase of the steel structure.  We are simply unable to accommodate our designer to attempt to redesign these plans for a traditional lumber/stick-built home.  Also, we have provided the plans that were created for the invoice that was paid. 

      We have made several attempts to revise her plans, revise her bids and give guidance on how to bring her home into budget.  I have email confirmation that she no longer wanted to move forward. 

      Responses to the client's emotions were projected into the social media space were unfounded and highly inflammatory in their nature.  Not all were state on fact - but conjecture.  Whenever, Ms ***** called our office in a very aggressive manner and accusing things that we knew to be untrue.  For instance, the statement that her bid came in high due to the concrete and steel prices. This is simply false.  Her bid came in high due to the higher grade finishes she chose for her home. We will be more than happy to provide the bid with her choices. Including the flooring being purchased directly from an outside manufacturer over her assigned GC.  Ms. *****'s use of much higher finishes than what any modular home would ever use, in their kits, must be factored into this and all of that was under her control.   Also, Miss B**** is out on maternity leave (she has still not given birth) and working from home.  Which is within every mother's right to choose to continue working if she would like to.

      One of Colt’s employees told me that Ellinor did have her baby around the same time the email was sent from her email on 4/30. So much contradiction between what Juan A******** says and his own employees. Plus I have provided a screenshot from an email from prior employee Jana W***** email account in which Juan replied, 3/24/23. Can I prove that it was Juan vs Ellinor? No, but the tone matched the email from Juan on 4/23 in which he first threatened to sue me for slander.


      Let's not forget, I am one of many BBB complaints, ****** and ******** reviews in which we are all complaining that Colt is using misleading business tactics, lying about Zoom calls being recorded or having taken place at all,  and refusing refunds and/or admitting wrongdoing. The owner continues to gaslight customers in any responses. Additionally, on our zoom call on 4/6, there were a room full of people in the office to witness and my husband on my end. Colt  employees did tell us that the reason the bid was high was because of concrete costs and the steel structure, Kaleb, Darryl, Ellinor, Juan & Miles.  Darryl can even advise that we, in no way, shape or form, had higher grade finishes: lvp flooring, quartz countertops, 1 tile shower, cabinets were not custom, only went with metal siding because Michael thought it was cheaper than vinyl, etc. Nothing we chose was top-of-the-line. He was very much aware we were not going for a luxury look. The bid we received for the flooring was not set in stone either. We only asked to get a quote from them because we used them before but that's beside the point.

      And from what I've seen, the statement about level 2 plans costing up to $15,000 elsewhere is bogus. Especially for a single story, uncomplicated home in Georgia. That was a completely moot statement for this particular case.This is supposed to be a response to a complaint, not an advertisement for the company.


      And as far as the reference where I called the office accusing "untrue statements” was in fact another untrue statement on the owner’s part. I called a few weeks ago when I talked to Ellinor for the first time. I had to give her the rundown on feeling misled, wanting a refund and explained that I had filed a BBB complaint. Then I advised her that I felt uncomfortable doing any business with the company further and wanted a refund because 1). I found multiple complaints online for multiple businesses that Juan owns (Colt Buildings LLC, Colt Outfitters). 2). I found out disturbing facts about the owner’s military service both from an online search and prior employee. 3). I found on the ********* ****** Superior Court website that the owner is being sued by The ************ ******* for slandering their business and 4). I found accusations that the owner stole other's work product (photos of steel buildings) and posted them on the website as Colt’s work both in someone else's ******** post in a Barndominium group and on one of Colt Building’s own Instagram posts on a comment. ALL of these things are there to see on the Internet and not made up by me in any way, shape or fashion. On the call, Ellinor started trying to swindle me and do what she could to keep me on as a customer. At the end of that call, I did tell Ellinor that I'd allow her to ask around on what could be done to rectify the situation when she continued to push to see how she could help me. She was going to see if once again, the plans could just be worked as stick-built. That's Kaleb, Michael & Ellinor telling me they think that would be doable. But I knew in the back of my mind that Juan would not allow it. I kept reading more and more bad reviews and could not in good conscience trust this company whatsoever which was when I reached out to Ellinor via email requesting a full refund once again on 4/27.

      Any statements/complaints I made on social media were in line with the above and factual. Colt Buildings is misleading many customers and I refuse to continue to do business with someone that I cannot trust. I'm tired of repeating myself. The plans I have are not complete and I can not do anything with them. They would not have been purchased to begin with had I known what I know now about this company and its shady business tactics AND had an accurate original estimate been given to me on my initial consultation. How the owner continues to get away with this, I do not know. But I hope and pray that my honestly helps other customers avoid the financial distress that this has placed on my family and the other Colt customers who have complained of the same. My next step is to file complaints with the Federal Trade Commission, South Carolina Labor Licensing Regulation and South Carolina Department of Consumer Affairs as the owner is just refusing to do right by myself and many others.


      The only resolution to this complaint is a full refund.

      I have emails showing with a quote showing an amount of $20,148.00 and another receipt showing $24,000.00 for the building supplies, delivery and installation. After a week of trying to get ahold of them before my closing. I left Voicemails, emails and called every number I had. That is when I got a call that they couldn't get the building, but my other options were $154,000.00 more than I was quoted. The owner called me and told me they would take care of this.... Juan mentioned ZOOM on 2 emails... I NEVER received any zoom calls and they never responded. Till I asked for a refund that is when Juan A******** started getting rude. Saying that they had done all they could and that it was my issue since I was offered a building $154,000.00 more than the quote. As I explained to Juan and I have in writing of my issues. The offer of the new building was an over the phone and the lady that called had the wrong building size, I have NO formal quote to decline. He claimed to have recorded ZOOM calls with me. I have NEVER ZOOMED with him. I have asked for a refund, and he made it clear he wouldn't. I am requesting a refund and asking that you investigate, I have seen more and more complaint about them taking money from people and not providing any results. Due to COLT I was unable to close on my property and the property got put back on the market and I lost my earnest money of $3000.00 plus the $3500.00 I paid them totaling $6500.00. They need to be held accountable. Juan and his sales man Kaleb- shouldn't be able to do this to others.

      Due to an error within the Manufacturer the delivery of her original Clear Span steel building to Colorado.  What was determined was the manufacturer did allow the structure to be built and accepted the zip code.  Once we were ready to order we found out that was not the case.  And, that Cold Form Steel would be the only option.  Financial lenders do recommend not getting under contract on land until design is complete.  We did offer to redesign a new design and  structure for free, relinquish our dealer % and discount the installation costs.  This is a very unfortunate situation and every single person involved still can not apologize enough.  However, the scope of the original work for the architectural design was completed.  We would still be willing to do all we can to assist with making this build happen.

According to the company ABS, (refer to the quote given to me that *** was providing the building) THEY were NEVER an option, and that COLT knew that. I believed in a company (COLT) that made promises and NEVER followed through with. I am not rich, and I made it clear what this meant to my family, they said they would deliver. I will NOT be satisfied till I have a full refund of MY hard-earned money; they made promises, and they should be accountable for this for NOT delivering. I AM DEMANDING A FULL REFUND OF OUR MONEY THEY DID NOT EARN IT!! THEY NEED TO BE HELD ACCOUNTABLE!!! I require a full refund. I can't say this enough!!!!!! REFUND, REFUND and REFUND.. HOLD THIS COMPANTY ACCOUNTABLE. HOLD JUAN ACCOUNTABLE and KALEB!

      We have provided signed documentation regarding the scope of work that was done for the design plans that were paid for.  We have offered to convert the plans over to COLD FORM STEEL from the original Clear Span that ***** was quoted.  Even though the manufacturer's software drop down did allow our building consultant to choose the state of Colorado.  Even though he maybe should have realized, he did not.  Again, we offered to fix our mistake using a different manufacturer.  ***** declined that offer.  We would be more than happy to resolve this matter by converting her structurals over to the new manufacturer.  Not only does Cold Form carry a much higher grade of steel and warranty.  It clears all wind rating and coding issues for states like Colorado.

      COLT has NOT made this right they did offered a different company that was 8x more than they quoted me, if they were a reputable company that stood behind what they QUOTED I would have been satisfied. For the record I was verbally told by Breanna (Previous office staff member) about the other steel building never once did I actually get a written quote or any details, so that in my opinion is another lie.  Instead, I join the long list of customers that have been lied to and stolen from. Juan A******** is TAKING money from hard working people with lies and promises of steel buildings that he has no intention of following through with. Juan (COLT) he needs to be held accountable and he MUST return MY money. I am not the only person that he has stolen from in the last year, THERE ARE MANY MORE that have the same story as me. This isn't just an OOPS, JUAN (COLT) has how many other complaints that are the same as mine. I will NOT BE satisfied till; I get a full refund of my deposit! I will not be satisfied until I get a full refund.Give back the money!!!!!

      I wanted to buy a building from them. Talked to KALEB C*** about it. I explained that I wanted to be between 30 and 40000 for the grading and building. He explained that would be no problem without even looking at my property. Said that I need to pay 2500 for engineering plans and then someone would come out and figure the grading out. So I payed the 2500 and then the general contractor darrel r******* came out and said that it would be almost 70000 almost double what I talked to KALEB C*** about. I said that I talked to you about my price range. He said I got another guy that will be way cheaper. He came out and he is 100 more then Darrel quote. So I kindly asked for my money back or the original plans electric etc. All they gave me was a picture of the building in an email. Also KALEB C*** said before I even paid the 2500 that they had lenders for loans because I needed one for this purchase. Non of the lenders could do a loan for my build. So now I'm more money and can't get a loan when they said it all was possible. I went and tried to talk to the owner jaun to get my money back after empty promises. He said you signed a contract. And I didnt even know it was a contract.

      Please see attached information for signed contracts and scope of work.  When speaking with clients initially we do rely on them to upfront and have a general understanding of what the ground surface and topography of their land generally looks like.  We do ask leading questions to ascertain the scope of work possibly needed.  Our consultants do have guidelines to follow in the process.  

      Please note that the design also include 3 large garage doors and the client decided that he wanted upgraded electric and insulated doors as well.  I do see that several attempts were made to bring his build into budget.  However, the client was not willing to make any further adjustments.

They did not help or assist they lied about the price before and said it was in my budget and to go foward with it. So rhey can come out they needed 2500 dollars and then it jumped to 75000 when I started at 30 or 40. No loans were available like they said so now I can't afford it and I'm out 2500 for a kindergarten sketch so all I'm asking is either 2500 or at least half back. I feel like I was swindle in to paying for the 2500 before they even came out and looked at my property

      We have provided a signed contract agreeing to the details of what all the investment covered.  We do give a quick steel estimate but that does not include any of the window or door scheduling.  That has to be cut into the steel and some do require steel frame outs, headers or portals.  All of these design features add to the costs of the structure. Since the scope of the architectural design was completed for the investment we will not refund any of that design money.  Also, one of the documents attached is listed as a residential permit for an entirely different company.  Is this building steel or wood or have any bearing on this complaint?

      My husband and I ordered and put a deposit down on a metal building that was set to be delivered this month. When we called to inquire they told us they could not find our order. We sent them the contract that we signed along with proof of payment as they asked. They have been giving us the run around, and now they are ghosting us. We paid them $663 for a deposit and they never ordered our building nor do they have any intention of paying us back. Upon making reviews on ****** and ******** It appears that we are not the first victims of this crime. I feel an investigation should happen to prevent others from being scammed from this company, especially while times are so tough on most Americans.

      The only information in our records was a quote given on a $41,525.00 steel structure.  The deposit alone on that would have been $12,457.50.  There is no invoice in our records that any monies were requested or received.  Our starting prices at this time were $2500.  There is no intake information or email responses in our main email, owners email or sales persons emails... all were reviewed for any request of this amount of money.

      I was looking to this business to purchase a 30x50 basic shop stripped down cheap as you can get metal building shell.

      The re told me I had to pay a 2500 plans fee before I could get started. Seemed pricey but company seemed local and came from a recommendation so I paid it after they had give me verbalized quotes of what the building would cost. Immediately after they send me the invoice on the actual building and the price was 2k hire than quoted over the phone. They had several attempts “trying” to fix it but in the end the numbers they came back with were all higher than other competitors quotes. After a couple months of then dragging their feet and failing to honor their verbal quotes I pulled the plug so I could go with a different builder. They then would not refund the $2,500 plans fee because of all the work apparently that went into making the “plans” for an off the shelf metal building shell.

      Total scammers that rope you in promising a good price just to collect the initial fee and then try and spring an extra 1-2k on you since they know you don’t want to forfeit the other 2500 or more.

      This is a total 1500 square foot building that was quoted based upon the shell only pricing.  Once the design was completed and the addition of 3 - 10 foot doors and 1 standard door into the cuts of the steel, a $2,000 difference is well within the limits of what is considered a stripped down "basic" garage that was designed with full electrical and required the addition of steel headers to all the doors to maintain the integrity of the building.  Please see the signed contract attached and scope of the work provided.
