      Overall, a very pleasant experience. I went into this knowing that a custom home would always have a few speed bumps. There were some material shortages on the initial delivery that I had to source locally, such as some subfloor decking boards and framing material. All calls were handled promptly and the issue resolved. I wound up having to eat about 2000 dollars for the shortages, but that was my fault for NOT checking my bill of ladings at the time of delivery and becoming aware of shortages until the materials were needed. My base package was on site for about 4 weeks prior to the start of construction due to permitting issues with the county. Mike Mabry and Thomas Mabry were upfront with the costs of the build and kept me involved every step of the way, allowing me to do my own site clearing and grade out. There were some cost overages due to having to adjust for site issues, additional concrete and finishing changes as the project progressed. I was never kept out of the loop and knew what was coming at the end of every construction week. Most of my issues came with our local building inspectors that appeared to be winging it with log home inspection, like requiring additional civil engineer inspections and additional permits.

      Southland's team and my selection on contractor were very easy to deal with. The Mabry's were the only build team on their list that were willing to build in my county and I was very glad they did. If I ever build another log home, I will use them.

      Our Southland log cabin was built 10 years ago in 2013. Ten years later we can vouch for the superior products that went into the construction of our home. Everything, and everyone, involved in the home design, product delivery, construction and financing were utmost professionals. We selected the business partners associated with Southland Log homes and all the companies worked seamlessly together. Recently, our builder came by just to check how our home had settled in the last 10 years. Our house is solid as a rock - in 10 years there was only 1/16 of inch difference in the foundation placement of the original build. That’s because of the amazing craftsmanship of the log package we purchased from Southland. We 1000% recommend this company to anyone considering building a log home.

      Southland did a great job . But the contractor got $50,000 of my money for nothing . All he done was made some phone calls that I could have done . I had to pay all the Sub-contractors , and I had to get all the permits in my name . So he was not responsable for nothing but he got 20% on top of everything . So do not deal with Bova

      Southland was a pleasure to work with to bring our dream of a cabin in the mountains of Western Maryland to fruition in 2018. Dorthy was very helpful through the many adjustments we made. Longer windows facing the lake, 2 foot bump out on 2 sides and scissor trusses to provide vaulted ceilings. All changes she helped us make without a hitch. The kit arrived just as ordered. Turnaround on a damaged Anderson window was fast!
      Also, a very generous signing bonus of a free (materials) 2 car garage. The builder we contacted with off of the Southland suggested list knew his trade well. Had built a Southland cabin for himself. Although, there were times we had to remind him who he was building our cabin for. Very opinionated as some builders can be.
      Big thank you to Dorthy with Southland for helping us to realize our dream.

      Southland Log Homes is one of the worst companies I have ever done business with. First, the steered me toward a builder that they said was one of their best. He ended up taking off with $100,000 of my money with even so much as a foundation. Due to the fact that I had to find another builder on my own, my package spent about a year at the site and some of the materials became infested with termites. I asked Southland for some consideration concerning this and they said no. Some of the Materials were not delivered and when I tried to get them sent it took two weeks of calls, texts and emails to finally get someone to respond. I know of 4 others that used this same builder because Southland highly recommend him and he stole their money as well. Please, do not use Southland Log Homes.

      I'd like to start by apologizing for the experience you've described in the review above. I'm aware that our Customer Service Department has been in constant contact with you concerning a couple of different aspects of your project. Southland has recently consulted with you and, without any obligation to do so, completed the plan revisions you requested after all plans have long been finalized. We have discussed the issues you were having concerning materials that have not been protected, or cared for properly on your delayed jobsite. Without an active builder onsite that responsibility would fall back to the owner. We are also currently working with you and your builder to replace a window that we provided for your package that was the incorrect color. This window does not prohibit the build process in any way while we wait for the replacement.
      As detailed in the sales contract, the customer is solely responsible for contracting with a builder, and the customer is solely responsible for selecting the builder. While we do provide a list of builders that have been approved by a third-party warranty company as a courtesy, it is the customer's responsibility to vet and choose the contractor.
      Based on our notes, you actually came to your Southland contract signing with your own builder. In these cases you are given a Independent Builder Disclaimer that you signed acknowledging that Southland does not recommend, endorse, or vet independent builders. That builder evidently fell through and you reached out to us for the list of builders in your area that were currently approved by the third-party warranty company mentioned above. You also asked for any other builders that we could provide in your area you could contact. You were told about a new builder that was in the early stages of the vetting process, and he was not yet approved by the third-party warranty company. You were told that you would need to take extra steps to contact the builder, vet him, and to make sure he would fit your criteria as it applied to your specific build. Southland never tries to "steer" a customer to a particular builder and it does not matter to Southland what builder a customer selects. As confirmed in the sales contract, Southland does not recommend, warrant, or approve any builder.
      Southland has been working with you through this process from start to finish. We do everything we can to set our customers up for a pleasant build process, but we are just one part of that process. We strive to be accessible to our customers, and their independent builders if any concerns about plans or materials should arise.
      We appreciate you as a customer, and look forward to helping you throughout the remainder of your building process.
