    We contracted with Xavier Rose Vacation Rentals in Oct. 2022 to manage our condo in ************, **. ********************************* said all the right things when we agreed to sign. Most of what they told us was false. We remodeled our unit in early 2023, & outside of that, XR hardly had our unit booked. There were times it was booked for $70/night for our renovated oceanfront unit. XR consistently broke our contract agreement by not paying us on time/underpaying us. We terminated our contract with them in May 2023. We told them wed honor the next 90 days of current bookings & leave the unit open to new bookings in that time frame. We were notified by our building maint. on June 13th of a water leak in our unit. A prior guest tried to notify ******* about the leak the beginning of June during their stay & received no response. It would seem he was aware of the leak & chose to do nothing about it. There was a hole in our living room wall that ******* stated he charged the guests for **** would take care of repairing but never did. We received a letter to our residence in TN from guests who were scheduled to stay in our unit in July & were only notified of the leak the day they arrived. ** told them they could stay somewhere else or get a refund. The guests chose a refund; however, they were still emailed a code & were able to get into our unit. August 5th, they were scheduled to turn the condo back over to us, return our items (comforters, pool bands, previous door lock worth $375, etc.), as well as collect their items. We drove to MB where we tried to reach out to ******* numerous ****** **** refused to respond. We hired a lawyer to see if that would give them incentive to return our items & pay us what we were owed from previous stays & still no response from them. We believe that they have now created a new business name to operate under in order to avoid all the people they have done wrong from XR Vacation Rentals. They are an unethical company & need to be shut down.
