    The Pier at Clemson has sent our account to collections for no apparent reason. Initially, in the fall of 2024 there was a disagreement on the final amount. Once everything was agreed upon, we asked for the final bill, minus the late fees. We never received the final bill and called several times, left messages for Aaliya with no response. After no less than 3-4 attempts, we received a letter from a collection agency.

    PARENTS BEWARE - ON THE FIRST PAGE OF THE CONTRACT IT STATES THAT ANOTHER PERSON CAN BE PUT IN YOUR STUDENT'S BEDROOM REGARDLESS OF IDENTITY OR CRIMINAL BACKGROUND!!! Do not sign a guarantor's agreement until you receive the full contract and READ it. Any communication you have with Pier staff must be in writing for your protection and the protection of your student. We live in the area full time and our child is a Clemson student. We have spoken with dozens of family friends who have had negative experiences with The Pier. Nice, fancy looking facility, but misleading and unethical practices that take advantage of the naivety of a college student. I have yet to speak to a resident who has gotten out of the facility without significant fees and fines. Just be aware of what you are walking into. Ask around!

    Best I can put together, this is their modus operandi - they pressure college students to sign a lease right away by promising a sign on bonus that will expire if not taken advantage of ASAP. Then they have a guarantor sign a brief guarantor statement, taking financial responsibility. (We were told they were having "software difficulties" and could not get the full lease sent to us, but that we'd miss out on the $2000 signing bonus if we did not sign that day. I was ignorant and believed it.). After this is when the student gets a copy of the 40 page lease, which the guarantor never receives. The lease is unacceptable (for example, it states that another person, regardless of their identity or criminal background and be placed in a bedroom with the leasee.). Once the guarantor has an opportunity to review the 40 page lease, and if the guarantor then determines that the terms are unacceptable, the guarantor is told that it is too late to terminate the lease since the leasee (college student) has signed it and the guarantor has previously signed a generic 2 page guarantor agreement that contained none of the specifics of the lease.

    Has become unreasonable in expectations for renters. Has adopted a policy of giving fines to all floors of apartment complex for unclean common spaces. How can they give everyone a fine? Apparently The Pier doesn’t believe in the American values of innocence till proven guilty. To sum it up The Pier is malmanaged, unreasonable, overpriced, and Un-American.

    This place is a joke regarding moving out and adding fees for painting, repairs, etc. Our son and his roommates were all charged with fees for painting, carpet repair, etc. after their recent move out. We saw the effort put into turning the property back over to the owner as it was found and all the tenants cleaned the unit. Our fees amounted to over $300 and have verified with other tenants they have the same.

    This seems to be a scam effort to place the tenants in a very difficult position re: paying something they don't owe vs. having some impact - albeit relatively low dollar - to their credit or that of their parents/guarantor/etc.

    Would not recommend this place at all and also encourage everyone to be VERY detailed in your move in documentation to attempt to avoid paying sham fees after moving out.

    Throughout the last two years I’ve been a resident at The Pier. While the housing itself is fine, the main issue with The Pier is the management and some of the staff who run the front office. I have been screwed over by The Pier on multiple occasions. The thing that I think is most important to share on here is the most recent incident that happened while I was still a resident there. The timeline was around May of 2023, and throughout the month of June. The Pier put a new roomate into our home (which was fine for what it was) until it wasn’t. The girl who moved in with my roomate and I, ended up breaking into my bedroom from my outside window, and stole multiple belongings of mine (shoes, clothing items etc). She also stole from my Roomate. The total between the both of us came out to be a little under $2,000 that was stolen. Before this incident even happened, my Roomate and I addressed our concerns about this girl directly to The Pier. We were scared of her to say the least, and The Pier knew that. We were uncomfortable even just being in our house. The girl who stole from us ended up moving out on her own at the end of June. Before this entire incident that I have shared above, The Pier tried to place a 30 year old woman into our house. Please keep in mind that I am 20 years old and my roomate at this time is only 22, and we are both college students. The only reason I am publicly putting this online is so parents, or students who are looking into places to live can see this and look elsewhere. The Pier is very bad about placing ANYONE into these homes/apartments. Yes, anyone can be at risk with a random roomate, but this wasn’t just a random, she wasn’t even a student. And personally, I really think that The Pier needs to take a step back, and reflect on instances like these, to 1. prevent it from happening again, and 2. they need to have the entire place be a student only living space (Clemson and Tri County). God forbid this happens to someone else!

    Horrible living experience for our Clemson student. This property is only interested in collecting rent with no communication of pending construction within the neighborhood. Contractors do not observe quiet hours, staring at day light, with ongoing noise throughout the day and loss of power randomly without notice. Construction debris and trash everywhere. Construction company and workers have no concern for student/resident life experiences. Parking has become overwhelmed with construction vehicles and red clay mud throughout parking areas. Property Management has no concern for tenants after the lease is signed. Once you are a resident, you become an income stream without regard to resident well being. Your student would be better off on campus or at another property location.

    Our son was a customer of The Pier during his time in Clemson. There are several aspects we would like to point out:
    After his first year there, his rent went up over $100. Since our family budget is limited, we tried to negotiate, but the company did not want to compromise.
    In addition, were charged fully for the last month of the lease, despite the fact that The Pier ordered our son to be out of his room a week early - and that was in the midst of his final exams - so that they could inspect and renovate. No flexibility on their side either.
    In the end, The Pier kept our entire deposit and sent us an additional invoice for paint and carpet replacement. This came as a surprise, because we inspected the room after our son had removed his furniture and could not identify damage to the carpet that justified a replacement. The carpet was not new when he moved in and a normal wear and tear is to be expected. I sent a registered letter to ask for evidence that justified the expense, asking to send pictures or other visual evidence to either my email address or my street address. 3 weeks later I still have not heard anything back. Instead, we received a collection notice. I called the office to find out what was going on. The lady there connected me to her manager, the call did not go through. I called back, this time she said the manager was busy and - after I waited 10 minutes on the phone - told me the manager would call me back in 15 minutes. 3 hours later I called again and was told that the manager had left the building. A day later the manager was "in a meeting" and unavailable.
    We are giving up, we will go ahead and pay the amount they charged us, because we are now just tired of this unpleasant situation. All of this seems like a big rip off.
    All in all, I just wanted to warn anyone who is thinking about doing business with The Pier to expect unpleasant surprises. You should read the fine print of the contract closely - you might need a lawyer to do that...
