    On 10/8/2021 an inspection was done for a CL 100 due to my purchasing a home at **** ********* **, ***********, SC 29471. I closed on the home 10/22/2021. The subfloor in most of the rooms needs to be replaced. I had partial rooms repaired. I wouldn't be able to stay in home without the partial repair. I have another room (livingroom/dining combo ) that is a big concern and other areas of the home. Chris T*******, Service Center Manager finally came by on 11/18/2022 and said there was nothing he could do. He brought a young man with him and went in the crawl space to supposedly check. He said he was too overweight to examine the full area and that the inspector on 10/8/2021 was probably smaller than him. I saw Mr. T******* and the young man that came with him sitting in the crawl space doing nothing. Mr. T******* said that he saw little termites present and there was no way to prove that the original report was not accurate that didn't indicate any termites. He also said he saw the repairs that I had done. I have pictures of damage and of the repair that was done and it cost me approxiately $1800. I have receipts for materials and labor. My experience on a CL100 is to determine termites and wood damage. The inspection cost $85 for the CL 100 which was paid on 10/11/2021. I am in the process of getting estimates on the entire subfloor and it overall conditions. I called this company several times and no response. Finally last week Mr. T******* called and came.

    My name is Chris T******* and I met with Ms. J****** regarding the above stated issue.  It is an unfortunate situation and one that is not that uncommon.  As I explained over the phone previously and in person with Ms. J****** on November 18th, inspections performed on structures are no guarantees against future insect or moisture activity.  

    Our inspection performed in October of 2021 (by an inspector who was indeed small enough to access the crawlspace) was complete and to the standards as outlined by the CL-100 report.  Ms. J****** mentioned to me in person that neither our inspection, her home inspection performed by a different company, and her appraisal inspection found any issues in her crawlspace at that time. 

    Inspections performed do not prevent moisture or insect activity from ever occurring on a structure moving forward.  

    It is an unfortunate situation for Ms. J******, but one that happens here in this part of South Carolina due to the abundance of wood destroying organisms and our very moisture friendly climate.

    Once again, we are not stating that we were unable to properly inspect the structure. 

    We are stating that moisture and wood destroying organisms are quite capable of invading a structure and performing damage with a gap of time as large as this one from the date of inspection to over a year later.

    I am rejecting this response because:S**** is making excuses. My problems started around Dec. 2021. The conditions of the subfloor gets worst over a period of time. The more you walk on the floor the worst it gets. That is why it took time for me to draw my conclusions as to what was happening. I couldn’t figure out at first what was happening. I have owned several homes previously and never had this problem. I always get  a C 100 report and a home inspector to help me determine if the home is free of termites and other damages. This is my worst horrifying experience. I paid for what I thought was expert advice to help me make sound a decision before purchasing. I was not given the correct advice.
